Thank you so much! 😊 The arches and tower truly add so much character to the villa. The large dining table was actually covered with a very dirty, waterproof plastic sheet, but once I removed that, the tabletop was like brand new! The legs and body of the table are also in great condition, so I’ve kept it and have been using it ever since. It’s the only piece of furniture I decided to save. The garden has so much potential too! Excited to have you on this journey-stay tuned for the transformation! 🌿

Thank you so much! 😊 I'm not entirely sure how old the property is, but I did find an old newspaper inside from 1995, which gives a bit of a clue. You're right about the humidity-it's very dry at the moment with the intense heat. It’ll be interesting to see if things change as the year goes on. Excited to have you following the journey!

@@OperationSicily Native plants will flourish of course, you will need shade so a pergola, small orchid, a vegetable garden and flowers and water for your pollinators ie bees etc .... the possibilities are endless🙂outdoor rooms.

Those are some fantastic suggestions! 😊 I’m definitely planning to include plenty of native plants, and a pergola sounds like a great idea for some much-needed shade. I love the idea of creating different ‘outdoor rooms’ with an orchard, vegetable garden, and a space for flowers to attract pollinators like bees. Luckily, the back garden has a water well with water in it, which I plan to fully renovate and use as the main water supply for the house. But I've also heard stories about wells drying up in the area, so fingers crossed! Thanks for the tip, and I hope you enjoy following the journey! 💧

Great question! 😊 There are definitely options for routing rainwater from the roof terrace back to the well or into a separate water tank. This could be used for the garden or even for the house through a proper filtration system. The roof will be getting relined, and there's already a good runoff in place. However, the real challenge is how much rainwater the roof will actually collect-so far, I've noticed that Sicily doesn’t get much rain. But it's definitely something I’m planning to explore! 🌧️💧

Initial view is not bad, no major ceiling damage, all walls intact, doesn’t seem to have a lean. Hopefully new plumbing , electrical and cosmetic repairs will be straightforward. As always, anything can be done with enough money.

you're absolutely right, Kathy! Structurally, the property is sound, and the roof is in great shape, so I definitely have a solid base to start with. It’s just the interior that needs a complete strip out and overhaul. Hopefully, the plumbing, electrical, and cosmetic repairs will be straightforward. @@OperationSicily I’ve always lived in conventional wood framing. I’m from the swamps of S. Louisiana. I’ve had 3 homes that flooded and my late husband and I rebuilt ourselves (too poor to hire out). I’m currently having a small retirement home constructed that will be elevated above flood damage. I find old European home interesting. Best wishes.

Enjoy your Sicilian residence. I noticed lots of Prickly Pears trees surrounding your property. These are cactus plants that thrive in Sicily. My mum used to make marmalade from the fruits of these hardy cactus plants. I was born in Sicily, and the summers there are super hot and dry.

Per quanto riguarda il riscaldamento in inverno, sto pensando di installare l’aria condizionata in ogni stanza, e so che esistono opzioni che funzionano anche come riscaldamento-penso si chiamino pompe di calore. Vedremo come funzionerà! Grazie ancora per il tuo suggerimento.

I've done a similar thing here in Spain. If you've got water, electricity and it's legal, you're half way there. Make sure the electricals are safe, buy a mixer and get plastering, if you don't know how, you'll soon learn. One room at a time. Good that you've got walls and a gate. Good luck.

Unfortunately, this property doesn’t have electricity, not even a mains supply, and there’s no water supply either. But on the plus side, there’s an old water well in the back garden that I’m hoping to restore and get up and running. I’m definitely taking it one step at a time! Just subscribed. My wife and I came back from Sicily a couple of months ago and we can confirm that, in the interior, the countryside has been hit hard by emigration. So few people and so many unoccupied houses and farms. Poverty seemed quite common - and yet, just a few miles away, tourists were paying fortunes for rooms and meals. Each to their own. We love the UK with its varied climate and I don’t think you appreciate the sunny day until you’ve had the cloudy one. If this is your dream - or you hope it will be - then every piece of good luck to you. A lot of hard work but, at the end of it, you can look around and say that you did this.

Beautiful! Those chrysanthemum tiles in the bathroom could be lovely if you saved a few and made a more subtle backsplash with them interspersed with plain colored tiles. They’re too beautiful to totally get rid of! Also the garden would be so nice with a little pond or fountain, since it looks so dry.

My favorite is the one that always comes last and has a little limp-gives him a bit of character! 🐑 It’s all part of the charm of this interesting project!

Sicilian Pecorino cheese is a big thing. My son has a Sicilian wife, he kept mixing up the word for sheep (pecora) and the cheese (pecorino) much to the amusement of his in laws. So now he calls sheep “sheepini“, a name that the Sicilian family have now adopted.

Well done! I moved to Italy (Lazio) 25 years ago and consider myself very fortunate. I confess I wouldn't have leapt as far as Sicily though but am glad you are getting on with the locals - it's so very important. In my view Italy represents a major opportunity for those into home renovation, it being something Italians are reluctant to do either using builders or DIY, meaning eventual restored value is not priced in to the unrestored sales price as it usually is in the UK. I imagine many would be interested in the decision making and process you went through to purchase & get legal title, the first apparent uncertainty. Best wishes to you. David.

Sicily feels like it’s 10-20 years behind other places I’ve been, which gives it a unique charm but also presents some great long-term financial opportunities. The decision-making process and the journey to get legal title is definitely an interesting story, and I plan to make a separate video about it soon. There were quite a few properties I viewed that couldn’t legally be sold, which made the process a real learning experience! Legality was definitely a tricky part of the process, David! 😅 It’s shocking really-I had many experiences where estate agents were being deceitful, hiding important details, and were often reluctant to provide requested information. Some were even keen to take a deposit knowing they couldn't legally sell the property. But on the other hand, there are some genuinely good estate agents out there, so it’s not all bad. It was a real learning curve, and I’ll be sharing more about these experiences in an upcoming video. Thanks again for your interest and support!

Hi John, great to hear you're considering the move! 😊 The process of moving to Sicily from the UK involves a bit of paperwork, but it’s definitely doable. For me, it started with applying for a long-stay visa, which allows you to stay in Italy for an extended period. Once you arrive, you need to visit a local police station within 8 days to get your stay registered, and then head to a post office to collect a residency application pack. After filling it out, you'll return it to the police station, where they’ll take your fingerprints and photo. It takes a few months, but eventually, you receive a 2-year residency card, which can later be extended to a 5-year card. In terms of buying a house, it’s all possible once you have the right visa and paperwork in place. I’d recommend finding a good lawyer familiar with the process, especially if you’re not fluent in Italian yet-it makes everything a lot smoother. The cost of living in Sicily is quite affordable compared to the UK, and there’s no council tax! If you need more details, feel free to reach out. Thank you, Kathi! 😊 The villa does have a really unique and cool exterior, which I love! As for the rust, it’s probably a combination of being abandoned for quite some time and exposure to the elements. I’m not entirely sure how long it's been empty, but I did find an old newspaper from 1995, which gives a bit of an indication. It’s going to take a lot of work, but I’m excited to bring it back to life! Thanks for following the journey! 🏡🔧

It will be interesting to follow this renovation. Is there a floor plan you could share to make it easier to follow? Is that a usable well in the garden? It would be ideal to have that to water the garden for free.

Yes, I do have floor plans, designs, and some rendered images of what the villa will look like once the renovation is complete - I'll be sharing those in future videos, so stay tuned! As for the well, it's currently in pretty rough condition, but it does have water. I’m hoping to restore it and make it the main water supply for the house. Once that's up and running, I'll set up a proper irrigation system with timers to keep the fruit trees watered, especially during the hot Sicilian summers. Have you watched any of the other videos so far? We’re just getting started on this journey, and there's a lot more to come!

Great questions! 😊 Yes, I’m taking on this renovation journey mostly by myself, which definitely makes it a one-man job! I’m working on it full-time whenever I'm in Sicily, although there are times when I have to fly back to the UK for 1-2 weeks. I’ll probably get some help with things like electrics, but otherwise, I’m doing as much as I can on my own! Have you ever taken on a big renovation project yourself?

@@OperationSicily yes.. A full reno. But i had a carpenter come in a few days and a plumber and a sparky to do the important stuff. Even a roofer. But otherwise the gutting. The clearing. The landscaping. The hard work. I did it myself and occasionally got a local teenager to come give me a hand and i gave him pocket money.. was a huge project. 4 bedroom house. Fully renovated. Was fun.. hard work... that was 4 years ago.. but i was in a hurry due to covid.. time wasnt a luxury. The next one ill give myself 1 or 2 years and take my time... How long you planning to do this? And you planning to live in it or sell it?

Wow, that sounds like an incredible renovation journey you’ve been through, OnlyThe1Son! I can definitely relate to the hard work and the sense of accomplishment that comes with it. As for my project, the only trades I’ll be bringing in are electricians, since the villa needs a complete electrical overhaul, both inside and out. There’s no mains electric feed to the house at the moment, and from what I understand, they’ll be able to help get the supply sorted. I’ll also need them to handle installing air conditioning, a new consumer unit, an instant electric water heater, and power supply for the outbuildings, water pumps, and the future swimming pool. I’ll also be working with a 'geometra' (local surveyor) since it looks like I’ll need permits for pretty much everything! I plan to have new windows and doors installed as well to keep the villa secure and efficient. As for the heavy lifting, I’ll be hiring a mini digger and operator to help with digging footings and moving some of the fruit trees around. Surprisingly, it’s a lot cheaper to hire both the digger and operator together than just hiring the digger alone - I was quoted €450 just for delivery! I’m aiming to take my time with this renovation, probably over the next couple of years, and I plan to live in the villa once it's all done.

If I can give you some advice, don't pay for all the work in advance otherwise they will never finish once you pocket the money. It happened to an English neighbor of yours and to others in Northern Italy. Your property is much beautiful 😊

Thanks so much for the advice! 😊 I’ve definitely heard similar stories, so I’ll be careful to avoid paying for everything upfront. The only tradespeople I plan to hire are for the windows and doors, and there’s a lot of electrical work that needs doing, so I’ll be bringing in electricians as well. In your experience, what kind of payment terms would you recommend to avoid getting ripped off? I really appreciate your concern, and I’m excited to bring this property back to life! I know this is an odd critique, but in your title you have (1) at the beginning. When I get a notification on KZitem (usually someone telling me I'm ignorant) the title will be preceded by a (1). So, when I have your tab open to watch your video, I keep thinking I have a notification which gets even more confusing when I don't see any indicator on the little bell icon. Other than that, I'm interested in see where your journey goes.

That's amazing, Luca! 😊 I’ve definitely grown to love Trapani Airport-though, a different airline experience wouldn’t hurt! Comparing Sicily to the Northwest of the UK, there are certainly pros and cons on both sides, but I must say, I’m definitely enjoying the weather here a lot more! 🌞 Do you plan on returning to Sicily anytime soon?

Thank you, Sparky! 😊 I’ve had a few comments from people who actually like the tiles, but I’m with you on this one-they’re definitely not my taste and will be going for sure!
