I love it here! Most of my family lives in North Nevada while I was in Los Angeles. I moved 4 years ago. I used to get colds a lot in Los Angeles. I have been so healthy since I moved here! Three colds in 4 years vs three colds per year! I love, love, love the food options here! I feel blessed to have so many creative chefs opening their restaurants/food trucks and stands here.

You can meet celebrities and go to concerts in any city. Plus other cities are bigger with more to offer than just gambling and have better schools and healthcare and job industries like Charlotte, Atlanta, Nashville, Chicago, Minneapolis, Orlando, Dallas, Houston, Austin, Indianapolis, Seattle, Denver, Salt Lake City, etc. and I’m 53 years old born and raised in Las Vegas. Lived in Las Vegas my entire life

For those of you, like me, prefer some chillier weather or who just hate extreme heat, it's not really bad outside of summer. And from mid-fall through mid-spring it's hoodie and jean temperatures once the sun goes down.

Don't forget, we don't worry about yucky humidity, storms, bugs, road conditions from the weather, no toll roads and bridges, no metered parking (other than downtown), minimal traffic issues compared to other major cities (we don't sit in an hr of traffic like L.A.) The majority of the valley is cleaner and minimal graffiti compared to other cities. Yea sure our care insurance rates can be high but wow we save on so many other things though.

Nope not like they do out in Oklahoma, Texas ,Florida, etc we don't have June bugs, cicadas, crickets etc. So on a rare occasion we get the grasshoppers that's no big deal, and other than that in 30 years I think I've seen less than five roaches in my house, maybe one scorpion a year , maybe 1 spider a year, by my house, and maybe one cricket, on my side of town I've never even seen a mosquito even though I keep hearing about them out here. Yes if you go out in the actual desert you will see some more wildlife and snakes etc but either way any bugs or pests are far far less than I've ever seen before when I used to live in Oklahoma.

@@2GoodLookin My list of great things about Henderson is really long, but here are a few of them...1. It is hot, but I LOVE the weather, and I'm really looking forward to winter! 2. It's very clean, the crime rate is low, and there aren't any homeless camps anywhere near my neighborhood. I feel very safe. 3. There are hiking/biking trails everywhere, both paved and unpaved. They even have paved rail-trails. 4. I love palm trees and palo verde trees. They are everywhere. 5. I really love the wide streets with no potholes. 6. Restaurants galore! Both fast food and sit down. 7. Everything is close to home, like Costco, Home Depot, Walmart, etc, and Amazon has same day delivery. I could go on and on and on...

visited Vegas probably 20 years ago and was playing black jack at like 2 a.m. and had change of dealer --dealer came in and said "it's snowing" the 3/4 people sitting at the table (and I) all got up walked outside looked at the snow and came back in to play some more-lol-it was all gone by noon the next day

In Washington we don’t have food or state tax but real estate taxes are high especially in Seattle where Unfortunately home prices are too high even in close by suburbs! If you’re not making bank you also can’t afford to go to the main entertainment, sporting events or the Arts. 😢

Vegas is really cool. I lived there for 12 years and it was awesome. I moved to newport Beach in 2017 and It's expensive. But there's no place like CA. I guess it just depends on the person. Vegas and CA, both awesome.

Newport is AWESOME but super costly. We wish we could live there but in a house which is at least a million dollars or 2 or 5! We visit often....even last week, to escape the 115 temps. LOVE NEWPORT BEACH and HUNTINGTON! Sand is better at Newport though! :)

The average home price here is almost 500k. Vegas is no longer the "affordable" place it was. Also, our auto insurance is in the top 5 highest in the US.

Auto insurance has always been high here due to the lax enforcement of drunk drivers. While half million is near average for the price of a home, you can still find homes in the 300K range, there are plenty of them! They might not be here in Summerlin, they may not have a pool or four bedrooms but they are around. The far North West and North Las Vegas probably have the cheapest homes in the whole area.

Insurance is high because there are so many uninsured drivers in Vegas that insurance companies are pulling their coverage from Clark County causing less competition. It's one of the more likely cities to get in an accident, not be at fault, and have to pay for everything because the at fault driver isn't covered.

@@surfnhood How true, a then brand new, less than 3,000 miles 911 totaled by a guy in a pick up, three days shy of his 18th birthday, was drunk/high, revoked driving license and no insurance. We sued, won and collected. Another time, Christmas eve a woman pulling out of a parking lot attempting to make a left hand turn was looking right as she suddenly pulled out in front of me. The auto-crash braking helped a lot but totaled my car and her's. Naturally, she was a fault, and the bare minimum of insurance coverage. That cost me over $30,000 out of pocket to replace the car. Unrelated, a rock ding last summer in the drivers door, a big ding, that cost me out of pocket over $3,000. I only make claims when it is a huge loss. Still, a lot of drunks in Las Vegas, lack of coverage and a lot of cars without license plates or the window sticker in the front window.

I know it's cliche, but there is something to say about the dry heat there. I've lived my entire life in Nebraska. We get ridiculously cold amd snowy in the winter, but also crazy hot and humid in the summer. Although we don't have the heat as long as Las Vegas does, it's still so damn humid and unbearable. We were in Las Vegas at the end of June to see Beatles Love before it closed. It was over 110 F everyday. However it was only about 10% humidity. We did the typical walking everywhere we were going. Yes it was hot, but even the long walk from Horseshoe to Rio wasn't that bad. Glass of water before leaving Horseshoe and another one when we got to Rio. Not really that miserable at all. At home, that same time it was in the high 90s, barely touching 100, but they had 80%-90% humidity. That makes the air so thick and heavy you can't breathe. You can certainly feel the Vegas heat as soon as you step outside, but in humid heat, you can never get away from it. It's sticky and gross. It zaps your energy almost immediately and it's hard to breathe and cool off. After the 4 days we were there, I would definitely take the dry Las Vegas heat over the humid Midwest heat anyday.

Great post! 100% correct on all that you wrote! Humidity super low and it is very bearable, but can be difficult to take if you're out in the direct sunlight. For us the east coast humidity was sticky and uncomfortable too!!! :)

I have lived in Vegas for 25+ years, agree with everything in this video. It is a great town, though not for everyone. I could say so much. One thing you said that I want to add to. The Airport is sooo convenient. I lived in the Henderson area, it is a 15 minute drive to Harry Reid Airport. My work had me travel quite a bit, I could roll out of bed at 5:00 AM and be on a 6:30 flight consistently without any issue. Added bonus, my house is nowhere near the flight path, it is a very quiet suburban community. Added bonus: I am 10 - 15 minutes from the center of the strip depending on traffic. Summerlin (opposite side of town) is far less convenient to the Airport, but it is a bit more upscale and has more amenities. Since you are a Real Estate guy, how about a video on the different neighborhoods in Vegas? I'll be you'd get a lot of views.

I’m 53 years old and I’m born and raised in Las Vegas. I’ve lived in Las Vegas for 53 years and Las Vegas has changed for the worse. The neighborhoods that used to be gems are now trash. Too many transplants, Las Vegas, Henderson and North Las Vegas super overpriced houses with no backyards , Overcrowded, Poor healthcare, CCSD is a joke. The School are overcrowded. The university system in Nevada is a joke. No matter what lies people tell you about Las Vegas the only industry in Las Vegas is hospitality/tourism/gambling/casino. That’s it .

Jacob have ever considered doing a video on visitors from out of town, during the weekday, I fly in from Phoenix on Monday-Thursday package deal on Priceline/Expedia, Airline Tickets are $.35 cents, "Yes 35 cents each way" plus taxes which is about $17 dollars, stay at Linq/Flamingo/Harrah's for a total of 220-250 per person package deal, you get better deals during week plus less crowds!!!! Have not checked out flights from LA/San Francisco/San Diego/Denver/Salt Lake City, but I am sure you would probably get same airline fee of cheap cheap, must be a kick back from Hotels?

Thanks for a wonderful video. We also moved to the area from San Diego and we love it here. The summer weather is hot but not like humid places in mid west and Florida area. We don’t get hurricanes and tornadoes. But I think you could also mention to the viewers about the new adventures with Hollywood studios company’s are going to build here also. So for people looking for work opportunities that is another thing to attract artists/actors and filmmakers Vegas is allot more than just gambling

Same in Texas. It's almost 10pm right now and still in the high 90s. In fact, year round, Las Vegas averages 9-12 degrees COOLER than northern Dallas. Every time the temps hit 100 Deg, it's only 90-something in LV.

I’ve been living here since the 90’s. That was the time to relocate. Now I’m looking to get out. Crime has exploded here. Traffic has gotten really bad, as well. Electric has gotten really high in the summer. We have no state income tax, but our car registration is very high. Buy an expensive car, and you are paying a high fee to the state every year. Groceries are very high as well. The master planned communities are very crowded. If you like living very close to neighbors, this is the place. Many people aren’t friendly, because people come and go constantly!

One more comment. Jacob, I wish you could have experienced life in Vegas in the early 90's. It was smaller, more perks for locals and far less crowded. Lake Mead was full to the point where it nearly overflowed. Sorry, I know I sound like an old guy, forgive me!

NYC now 90 degrees & 85% humidity. Vegas might be 115 but 4% humidity the other day! = Low humidity better. Real Estate tax on $ 500,000 house in N.J. or Westchester N.Y. $14,000 - $18,000 year!!!

Im a truck driver and i love to do my grocery shopping here. I would love to move there but I would waste money on rent for being home 2-3 times a month. Jobs are tough unless your in healthcare or mechanic. Don’t move if you have a gambling addiction or low demand job.

I was jumped by a gang and shot at in the Craig Ranch Regional Park walking through it on the way home from school. If you arent from Las vegas and youre looking to move there just move to summerlin or henderson. STAY AWAY from the center and north las vegas

Highlands Ranch does not have an HOA. It is a LMC = Landscape Maintenance Corporation. Our LMC takes care of all common area landscape maintenance. Cost is $190.00 every six months. Too many realtors do not know what a particular neighborhood has. Too many realtors do not know the difference between a HOA and LMC.

I moved here 18 months ago, originally from Los Angeles/ South Bay. GREAT deal on my home, no mortgage payment, tons of things to do, etc... Also, inside my home is 72 degrees all day long, and I walk at night. Heat is no big deal

What blows me away about Vegas is that it gets massive amounts of sunshine and solar could be used to solve virtually all the energy needs for that city instead of depending on outside sources. Hell, even Idaho has more solar generation than Vegas does. When you look at the massive amount of homes there there is virtually no solar when people could power their homes for practically nothing.

I do not believe essential groceries are taxed [edit: in any state] (unless it's hot/cooked, then it's taxed) but LV is still lower than some SoCal places, 10%+ in some cities (e.g. Long Beach, CA) Just moved here mid-June from SoCal, liking it a lot. Used to visit at least once a year, now a resident. Rent is definitely cheaper, but as others have pointed out, auto insurance surprised me.

I am a big libertarian myself and love Nevada for its laws in the sense of “live and let live”. Make your own choices and suffer or benefit from the consequences of those choices. Government should not control your choices or the consequences of your choices. Own it yourself and learn to make better decisions from mistakes.

Same here. Pretty libertarian minded so the live and let live culture and low taxes/regulations are all huge pluses for me, plus I'm sure lots of like-minded people have relocated there for those same reasons. I've even considered New Hampshire but there's just much going on up there for a young guy who is trying to move up in my career. Maybe when I want a family and kids, but for now and the next decade or so, I don't see why not Vegas

I moved to Vegas last year for a job offer and I have no regrets. Weather and taxes was a big one for me since Chicago is sucks in those two things.

Forgot to mention the summer activity of running from one AC to another. And the $250 AC bill. And if you want to get out of the city it's a 4 hour drive in any direction. It really is an island out here but at least the food is good.

Electricity is cheap....less than .15KWH. No "base allotment" and tiered up as in CA. The Vegas Monorail will sell locals a card with 20 rides, valid for one year, for $20!

Comparison Nevada to Minnesota: 1 Weather: Nevada wins except for low humidity. Las Vegas freezing temperatures are colder than the same temperature in MN.. but no to low snow. 2 No State Income tax, Nevada wins. State Sales taxes are practically the same though MN doesn’t tax clothing sales. 3 Low property tax. Nevada wins but Context is Needed. The percentage rate is 4th lowest, but the Annual average rate is 15th lowest, because houses are higher in value. Average for Nevada is $435,000 with annual rate of $2800, vs MN at $335,000 and $3800. Higher home price means your going to pay high amounts of money.. but still a savings. 4 No Grocery sales tax. TIE MN also doesn’t tax groceries (exceptions include candy) 5 Business friendly. Nevada wins. MN is business friendly as well, but items like property taxes turn businesses off. 6 Career Opportunities. TIE - MN and NV both have jobs not getting filled, plenty of jobs available. 7 Travel Options. MN may win. Minneapolis has an international hub airport. I don’t know if you can fly from Europe directly to Las Vegas or if Customs is handled in another city first. Minneapolis/St Paul International has Customs on site. Travel to other states and Canada is just as easy. 8 Cost of Living. TIE 9 Best of Both Worlds. Nevada wins only because Nevada has gotten more diverse in things to do. Minnesota has longer history. 10 Entertainment/Amenities. Nevada wins hands down. Las Vegas has become more diverse in things to do in the last 30 years. 30 years ago MN won with the non-casino items. 11 Local Discounts. Nevada wins, MN doesn’t treat locals any different. 12 Unique Lifestyle. No winner. Everywhere has something unique to living there. Depends on your personal outlook/desires. 13 Culture. No winner. Minnesota has been catching up to NV, legalized prostitution in Pahrump may be the only difference. Cultural differences depends on the individual’s perspective. Overall Nevada wins.

I think you've mentioned it before but when people talk about the only legal prostitution being in those counties, "escorting" is legal if you pay someone for their time and go do whatever you want in your own privacy that is no one's business

only 3 hours? Takes us 4 and a half. We don't drive faster than 80mph anymore due to more law enforcement near NV and CA borders. Speeding tickets may only appear to be $70, but if they include points on your ticket, your car insurance rates will SKY ROCKET! Be safe out there! :)

gave thought to moving out there a bit ago, but checked jobs in my field (health care) and pay rates were the same if not lower...if that ever changes I would seriously consider moving

I love Vegas I just wish they had better medical care. I have a major medical issue and if they don’t have Kaiser it’s not worth me moving to.

My parents live in Henderson, NV. but they go to California which they are from for their medical appointments because they are insured under Kaiser which has no services in Nevada.

A lot of people are in the same boat that you describe. A lot of people move here for a "fresh start" leaving their problems back "home". Unfortunately, those problems follow you. If you don't have the job skills for Las Vegas or dont' know the right people it can be difficult. I would always recommend that people DO NOT move here unless they have a job firmly lined up before.

Definitely thebplace to move in 2019 but after it got too expensive, you gotta have a 100k job lined up to live comfortable. same as LA at this point.
