Howdy. Thailand. Warm clear water. Nothing trying to unalive me. 🤣 First house hack I prefer the duplex. Partly because I was so low income. 5% of $300k was easier to save than 5% of $600k If you make more, maybe the fourplex. Especially with the current lender options.

"I am a crayon eater". Had to laugh at that. (That's a Marine joke for those who don't know). I like the idea of renting in an area where there is BAH to create somewhat of a floor on rents. Unfortunately, my next assignment is at Camp Pendleton (although I am a Sailor) and that just doesn't seem like a place to be a real estate investor unless you are a well-capitalized developer.

It is not discrimination to prefer them. It would be discrimination to eliminate somebody based on one of these criteria. So I don’t make a listing that says military only or section 8 only. I do, however, control where I advertise if I want to military tenant advertise on base. If I want to section 8 tenant, I send my listing to the Housing Authority and say please share this with your clients. This makes it more likely that I would get an applicant that means my preference. Which is not illegal to have a preference.I didn’t take the first qualified applicant to applies. This is a good question and it means you’re thinking of consequences. I like it.

The debt sets us free. I wish I had more. Of the eight type. I invested $320k. If it doubled I wouldn’t have a net worth of a million. Since I used debt that $320k allows me to own over 6 million in real estate. With 1.8 million in debt. Debt the tenants pay off. Debt that allows me to have levered depreciation. Meaning I’ve not had to pay a penny in rental income tax. If I sold my properties I would have over 3 million. That’s a lot easier to sleep at night money than the $320k was. What do I care if the bank makes money if it amplifies my money more?

It took a decade. Two years to get the first house hack. A duplex instead of a house. (I also rented out my house to get rental income on my tax returns. And rented an apartment for two years) It doesn’t happen overnight. But it happens over decade. Now choose a lane. The people who get a thousand units is unbelievable. The people who start out too poor is unbelievable. Are you just looking for excuses not to do anything?

It’s the magic of house hacking. My house hack brought my entire housing and utility cost down to $300 per month. Then after 2 years, I refinanced because of interest rate drop and I could drop PMI. Then I the other half paid ALL of my housing.

Section 8 has been my least problem tenants. And I do 1/3 section 8. 1/3 military and 1/3 working or retired. As a diversification strategy. I think most people don’t have the stomach for rentals at all. Stocks or growing a business would suit them better.

Managing 16 unit in good neighborhood (A or B class area) is easy. Managing 16 units in ghetto is headache where the tenant profile is terrible. If Dion can Cashflow $20k a month (or $1250 Cashflow per unit), these are higher end and expensive unit. I am guessing the rent has to over $2400/unit to Cashflow that much per unit after debt service.

2024 is a good time to buy if you can find Cashflow properties. That’s just my opinion (actual landlord and operator with over $3m in portfolio and 10 years of experience and over $3m in networth). Not some couch surfing KZitemr.

Price of real estate doesn’t matter. Just like everyone else I would love a crash. I’ve never touched equity. Never sold. No cash out refinance. No heloc. So price doesn’t help me. Now go google rents. They have never once gone down market wide. Not once since we started tracking the data in 1940. And I invest planning on rents dropping by 50%. That’s why I didn’t retire when cash flow passed my expenses. I retired after it was four times what I need. But feel free to not invest in rentals. It isn’t for everyone.
