Depends on whether you could obtain full amount “Offset account” from the bank. If yes, then you can apply for mortgage but put all your money to the offset account to offset your loan. In so doing, you don’t need to pay interest but yearly mortgage handling fee around $380. If the bank can’t provide full amount offset account, then I would do full payment. Yet, if the premise is used for rental purpose, someone might suggest U to do mortgage so that the interest payment could be used for tax deduction. You have to weigh all these parameters according to your financial situation.

@@HKAussie Hi Wilson, I have questions again. If I buy a house in Aus according to your method, I stay less than 183 days/year in Aus n come back HK, can I say both properties in Aus and HK are my residence to avoid tax? or I can claim either one only?
