This story is very much like mine. Lost my first home to a short sale during the mortgage crisis I said the next one I'm paying cash. Paid $4500 for a 2 bedroom one bath on 0.62 acres. I can see and hear the train from my front porch. Located the owner and made an offer. No mortgage! Everything I have was either free or half off or less except for the electrical and plumbing. Former school bus driver. Bought a shed to hold materials needed for the rebuild, it was due for demolition, I took it down to the studs. Changed the layout. The hardest part was dealing with the building inspector. Family and friends help make it happen for me. What goes around comes around. Act as though it is. Give a helping hand and you'll get one in return. Faith without work is dead. If you want it you can have it it's the diamond in the rough. Good luck!

@@extremebudget This is exactly why I can never buy a damn house!! I am just like you and I would ALWAYS save money after I got out of college and I had a part time minimum wage job because that was ALL I COULD GET. BUT I ultimately saved up $14k because I was renting a place with my dad, but then he went to prison so I had to pay the full rent by myself. I was terrified to spend the $14k because I wanted to use it for a house or to do a down payment with owner financing somewhere. But unfortunately I live in Maryland so my only options were in other states because you will never find anything at all in this state with owner financing or that is an extremely low price. Even something with issues is going to run in the 50k+ range. As a result I never got to buy a house because it was too far for me to keep looking out of state when I had a job, and I ultimately had to spend the $14k before getting a house because I developed hodgkin's lymphoma and had to go on disability since I couldn't work, but they will take away your disability if you have more than $2k in savings even if you can't work. So I had to get rid of all but $2k which I did by paying off part of a student loan. But I just WISH I could have kept looking for a house and used the $14k to buy a house instead. Nobody around me could even understand why I had $14k but didn't want to spend it, including my husband when we got married, so I felt pressure by everyone to spend it too😢😭

@@beverlybalius9303 I had $14k saved at one point, but I was only able to save it because there was a short period where I was splitting the rent with my dad. But then I had to pay the full rent when my dad went to prison, so I was terrified to spend the $14k because I knew I would never again have an opportunity to save up that much money. I REALLY wanted to find a house and put the $14k towards it, but I wasn't able to wait to see anything on the market because I had to get disability and they won't give it to you if you have more than $2k saved so I had to spend all but $2k and I paid off some student loans. It just pisses me off because I have never even had a job that paid more than minimum wage, and yet I saved all that money. I just shudder to think what I could have saved if I at least had a full time job or one with better pay. And now I am back to being stuck paying rent and only dreaming that I can get a house for a low price or that has good financing before an investor gets it😕

It sounds like you would be a good candidate for a tiny house movement. Back when Jay Leno was younger and was hosting the Tonight Show he invited Jimmy Carter on his show. I'll never forget what Jimmy Carter said. He said many of the things he tried to do as President was to solve the housing problem. The problem was people would take out 30 year loans and default on them because they would lose their jobs, change jobs, or have a life circumstance like divorce or health happen to them. Jimmy Carter couldn't understand why it was all such a problem because he said all boys where he grew up all knew how to build a house by the age 14. When he left office he built homes one by one. Many years in another interview it all made sense. Jimmy Carter's house wasn't very large. It was small. He then explained a small house is all people need. It seems to me the solution for most self sufficient men is a small house.

Call a plumber to check main drain line and sewer line. Also no insurance company will give you a policy if it has a major problem.4. Check the flood zone to be sure it's worth fixing for long term living.5. Have a bug company check for major termite damage. My neighbors are great. Since then I've spent about $17,000 remodeling and fixing. I'll probably spend around another $10,000 in the next or year or two finishing it off. I found it on Craigslist with no pictures and no real description. Maybe everyone figured it was a scam, but it was real and I bought it on the spot. Great decision. I'm older, I've owned homes in the past, been a renter for a long time - its such a relief to have a paid off house that I can work on when I have money, or just enjoy the rest of the time.

You're NOT helping your adult children by 'insulating' them from the world; you need to be teaching them how this crappy world works and paying rent or a mortgage is a part of that. Then you can do what my Mom did- put the extra money away so you will have cash to loan your child when they need that kind of help- which they will. I didn't know she was doing that till much later in life- I had a very wise Mom when it comes to money. Your house has good curb appeal.. the outside looks nice and has vinyl siding and newer windows. So all you need is to remodel the inside.. and the cool part is you can remodel it the way you want and pick the colors and woodwork you want to finish your home. And the awesome part is you might be able to find a job across the street working at that train museum while you're fixing up your new home.

@Lola Montez You are right. Somebody already tore out a lot of the stuff he would have had to, so it's worth even more to him. Even if he eventually put $20,000 into it, it's a $25,000 house. Building that today would be triple at least, plus interest on top of that. And he can do it as he's able. There is NO down side to this.

I am a young Army Veteran who would love to personally get in touch with you if you would be willing to talk and possibly mentor me or guide me (advice) Something like this would definitely Dramatically chang my Life forever as well so I could actually start living again! Seeing people all around me struggle to pay a Mortgage/Rent in the same cycle that gets us literally NOWHERE gets so old,so fast. It's not true living to me. So refreshing to hear you talk about running on a "hamster wheel" let's me know instantly that you get what my life has been like for years! Look foward to talking to you sir. We just bought a $10k house that was completely livable as is but certainly needs work. (Finally! At 40) Thankfully I've been in construction my whole life. She'll be beautiful in a few years. Some newer remodeling was recently done too. Absolutely loving it. Loving the area im in too, although it's a poorer area it's quiet and people are nice. Way up high on a hill in the woods, and no neighbors close to me. Taxes under a grand per year. Downsized from 2300 sq ft renting to 1360 sq ft OWNING. Saving on utilities too! Entering a good chapter in my life with more financial freedom. Love watching videos like these. Congrats to you

You're damn lucky. I'm buying my first house but I didn't get the great deal you did. All I've ever done was pay rent bcuz I never felt I belonged anywhere. Never thought I'd ever buy a home. It wasn't in my plan. But since I have kids n have one with special needs I thought I'm sick of having to keep moving around n why pay someone else's mortgage when I can pay for my own. Long story short I close on the house on Wednesday. Scary as hell but it's the only area that felt like home. I'm at peace here. I waited a long time, waited for God's plan n I kept the faith that he'd provide a home when it was time. I just hate that I have a mortgage. I never wanted to live with debt n now I'll be in debt til I'm in my 70s. But at least my kids will always have a home. You've been truly blessed.

I guess it depends on the situation. My Grandparent's house was directly next to a train tracks, and it got to be where, after a while you would find yourself asking if the train had gone by, or not. And, I mean, the whole house would usually shake, too. You do get used to it, eventually, so that you don't really notice it anymore. At least, strange as it sounds, most of the time none of us paid any attention to it.

Great house for the $ now you can have peace! Make sure you get your homestead exemption and make sure the tax appraisal is based on the price you paid, not the "value". My wife and I got our house almost 10 years ago, it was a bit more expensive ($86,000) but appraised for $140,000 but the market was in a real slump. We've really put our $, sweat, and time into it and it's now worth well over $250,000. One day at a time.
