you can have a set commission and elect not to negotiate your position on it. of course any set commission is ultimately negotiable but don't confuse that to mean you can't have a set price. for example, if I state that I charge 2.75% to represent a client and they ask if I can do it for 2% then it's my option to accept, reject, or counter. too many people think they must accept or counter only when you can most certainly reject a counter. having a set rate does not violate anti trust laws or the settlement agreeement.

Sellers never had to pay a Buyers Agent the listing contracts never said that only said it was negotiable people are finding out now. These expired listings that you call on and want to list why didn't you sell them when they were listed?You do not have a buyer so the listing will go back on the mls where it was before.People who had it listed before can sign an agreement for a one time showing only if you have a buyer they don't have to relist.I t should not take 2 agents to sell a home an agent is an agent there are not two different licenses one for selling one for listing.The problem is a listing agent will most of the time not sell the listing because they don't like working with buyers they are always looking for listings.They expect another agent to sell there listing.The listing agent should sell the property.

Yes. And the listing agent is the one selling the property, if either one of them could be considered to be selling it at all. People don’t think of real estate agents as salespeople, mostly because they aren’t going to talk a buyer into something a buyer doesn’t want. Yeah, they can threaten them with rates and competition, but no person is buying a home who didn’t set out to buy one. Also, how can anyone believe that their buyers agent is there to represent their best interest? That agent is completely dependent on you buying a house, the more expensive, the more you overpay, the better for them. It’s counterintuitive. I would rather hire a contractor or home inspector to tour the homes with me than a buyers agent. That’s the kind of representation I could use.

I am 100% not hiring anyone for anything who can’t tell me a price. Avoiding the cost discussion will lead to mistrust with a client. I’ve been hearing about a new idea for REAs to scam sellers into double commission under the new law. The contract pre Aug would read something like 6% commission. Since the seller is no longer paying the buyers agent, that commission goes to ONE realtor instead of two, should be half. They are hoping people won’t know or notice.

i don't follow brandon so i can't speak specifically to what he teaches/preaches. The only time people will ever see a commission is if i've set a BONAFIDE listing appointment, and they're FULLY pre-qualified and confirmed, THEN my pre-listing package will include a net sheet with estimated costs and proceeds.
