I was referring to the concept of providing "signal" amongst the "noise". Or, providing solid, accurate, and helpful tips amongst all the inaccurate information that is floating out there. The terms come from an incredible book, "The Signal and the Noise" by Nate Silver. That book has an extremely important message, especially in this information age.

Great question! Marketing is the single BIGGEST weakness most businesses have. Most businesses fail because of lack of leads, lack of customers, lack of business. Rarely do you run across businesses with more solid, qualified customers than they know how to handle. Most businesses could always use a few more customers. After coming to this realization, I have committed myself to mastering marketing because it is crucial to all businesses.

Additional tip: Use as many keywords as possible. When someone looks for a particular kind of home or a home with specific features they may use the search function to find what they are looking for. Covering an many keywords as possible will ensure your listing will come up more often when people type in the search bar. Keywords my include: Pool Rental property turn-key detached and so on.

Never use the word "clean" because the buyer expect the home to be clean. Do mention the upgrades like granite counter top, stainless steal appliances. etc.

Thanks for watching the videos. I have some friends who are household names and public celebrities and they have told me that the bigger you get, the more haters you collect because some people just hate on others for no reason. The proof is in the pudding. For the lucky few who are accepted into my apprentice program, great things happen. We turn away most people who apply though. Some want in so bad and they don't get accepted and some get upset or mad. So that may explain it to.

Something that is not being mentioned here is a real estate agent is held to a different respect than the regular Joe. One incorrect phrase or word can open not only yourself , but your company up for a lawsuit. Homeowners and Investors have strong personal feelings about their homes, so putting something in advertising that may not be 100% true make no difference to them, it's about the sale. Where if agent does it and someone calls then on it, their business and their license is on the line. In the sue happy world we live in, it is a little more complicated than most realize. I like Mr. Pustejovskys videos, but as an agent and an investor there is a lot of information that's not being shared.

Anthony I don't agree with you on this subject. My husband and I have been builders for 25 years and have heard realtors make statements that was so untrue and I mean not a few. Sometimes we will drop in on an open house and would be so surprise what the realtor would say. This is one of the reasons we are going to try to sale our own homes. We are partners with a bank executive that will not use a realtor and we always able to sell the homes in a timely manner.

I blame greed and a lack of training for most of the bad ones. It's that handful of bad ones that give the rest of a us a bad name and why our rules & regulation were put into place. But people also have to hold these agents to those standards as well or nothing gets done, they just continue to mess people around. Kind of like watching someone sell drugs on the corner and not saying anything about it. Most people also don't know or don't care that there is a difference between a Realtor and a Real Estate Agent legally speaking. Most real estate agents are not part of a board and do not adhere to a code of ethics, they are just a licensed sales person. Realtors are held to higher standard put in place by the national, state and local boards and an infraction can cost you your license to practice.

Great video as always. The only thing we found, when looking for homes, was that cozy usually meant on the smallish side for our needs.....all the cozy homes were in the 1500 to 1650 sq ft range and that was a bit smaller than what we wanted. It was actually noticeable in the rooms and living areas.

Studies show that most agents earn below the poverty level in income and rent their home. To be one of the rare few who actually make decent income, find a very successful agent to mentor you. Or consider becoming a real estate investor too. To do that, watch a ton of my videos

Great video! So what do you put instead of using the phrase "motivated seller"? Some cases you do need to give that sense of urgency for your sellers behalf, for whatever reason. However, how do you replace the phrase "motivated seller" without affecting the price, or DOM as you mentioned?

I think the study has a look back bias. Here's an example of look back biases for each negative phrase: 1) Motivated Seller- Usually added to the listing once it's been on the market for a while. Therefore listings with this phrase have more days on the market before that phrase is ever mentioned. 2) Good buy- Usually applies to a home that needs work but will provide sweat equity. People want move-in ready. 3) Vacant- Studies show staged homes sell more quickly. So the description didn't cause more days on the market. Instead the overall tendency to lack staging did. 4) Repairs- Can apply to homes that need repairs. People want move-in ready. 5) Good location- Agents often focus on a "good location" when they don't have enough good things to say about the house. So homes with this description tend to be lacking, thus causing longer days on the market.

IN order for a listing to "syndicate" from the MLS to "other" websites, as you reference, the broker of record has to have a "LISTHUB," which is free. An advanced listhub account, which as you can imagine is not free, will syndicate the listing to over 109 publishers ....fyi

try get close of a big window ( natural light is great) then use soft box in the opposite side to compensating any shadows. it probably ll be cheap than build up a studio. not saying is worthless have a studio, sure in a studio you have full control.

Ive sold 3 homes, 2 I sold myself, 1 I had to use a realtor. the key to successfully selling FSBO is condition of home, location, and listing price. if you have a house that is move in condition (clean and well maintained) that is in a desirable location and you have it priced competitively, you can sell yourself with just a real estate attorney. the 2 houses I sold myself were in small towns (under 3,000 people). the house i had to use a realtor was in a bigger city (100,000 people). there is a lot of competition in the bigger community, and the realtors strong arm the market. they will harrass you and talk down about your property to their clients. to sell in a bigger community that is not in a hot location, you really have to advertise well and have your house competitively priced just to compete with all of the other houses on the market. using the MLS and Zillow to advertise is a double edge sword. any ads you put on the MLS will bring all the realtors to your door begging to list your house. its a huge waste of time for the home seller and its done on purpose, its one of the ways realtors harras you. and Zillow is great except its owned by realtors. so when you list your home FSBO, your contact info is hidden from the home shoppers. the realtors who pay Zillow have their contact info displayed and their email box checked so that if you send and email inquiry, it goes to that real estate agent, not to the home owner. its great for the agents because they get a lead on a new buyer and a foot in your door as the home seller. really all of those cut throat techniques should be illegal, but in my state they are free to carry on that nonsense. and dont get me started on all the nonsense required inspections. the real estate industry whips up the panic in home buyers for the latest and greatest house danger be it termites, radon, mold, whatever that year brings. they use that inspection threat as a tool to negotiate the price for the buyer. all of the times Ive bought with a realtor and the 1 time Ive sold with a realtor, Ive never feel like I got a fair deal. I am by no means an expert, but I do have a lot of experience.

Phil, selling in CA. I bought this house FSBO but being told that paperwork is far more complicated than in 1994 and it takes an agent to make sure it is done right. Do you know CA and if so comments?

Yes things are more complicated than in 94. According to the NAR website, ONLY 8% of recent home SALES were FSBO sales again this year. For the second year, this is the lowest share recorded since this report started in 1981. Its definitely a different market Mike.

Thanks - in 1994 it was just a 2 page standard contract and a disclosure form. And I the agents I had were more trouble than they were worth. Also I'm trying to check out an agent - I have his CA BRE# but the site will only say if BRE actions were taken on the agent but not complaints. Zillow has some reviews of him but they are suspiciously glowing like they might be manufactured. I can't find anything out about FREEALTY.com or the agent. Can you help?

We sell TONS of houses in California, "for sale by owner", and the "paperwork" fear that agents impart on owners is a classic move to drive you to pay them a commission. Just have the closing attorney let you know what forms are necessary to finalize a transaction in CA. You're already going to pay the closing attorney anyways, might as well get some mileage out of him/her.

When taking pictures if you have animals don't leave food bowls, beds etc. I am a person that does not like cats if I see a litter box or food bowls I will not even consider that house. Cleanliness is impossible to over emphasize. Wash the Windows touch up paint make the bathroom sparkle, or miss a sale, it matters!

Good tips.. thanks for the video. I know this is an old vid, but just my opinion , I saw the type of descriptions advised when buying my house years ago and it turned me off. Sounds fake, dramatic, like trying too hard.. came across as insincere and gave me feelings of not wanting to do business with that realator. I had a specific house in mind and just wanted specs and plenty of non-distorted pictures. The emotional selling likely works on some people. Im planning on selling soon and so will try a more subtle approach,correct wording like you advised without the fairytale aspects

I think most agents know all of these. I have never seen the word "Repairs" in a listing, unless followed by "needs". Every agent I have ever worked with knows a vacant house is hard to sell. I disagree with the emotion thing. That listing you read said beautiful landscaping. That's not an emotion and if the house had weeds and ugly dirt, why say that?

Many of these key words could be indicative of another problem causing the home to sell for less. "Vacant" homes don't show as well for example, so it may not just be the words, but the words reflecting the actual condition.

Good Location makes me think right in the center of town... Close neighbors, noise, street lights... Etc "good" is subjective. I'd rather hear what type of location.. If it is right in town, focus on describing the convent drive to all of its amenities. If it's not, focus on telling of a quiet neighborhood, etc. People want the location they want. If your home is not in the area they want, your description won't matter, but if it is what they want, they need to be drawn in with a better description of what good location means. Great video. +Phil Pustejovsky also, it is a service provided by another business entity...not just a 'system' or network of realtors. It provides a 'service' to realtors. Different thing....it might have been started by realtors, I don't know it's full history...but Phil is right on this one.
