great vid!! as a real estate agent I can find deals, I actually have a few deals at 60-70% LTV due to non paying tenants but I can't figure out how to get the funding yet due to the tenants issue, working on it. I'll be ordering your book today. Thx.

This episode changed my life. I had a 200 sq ft casita I was using as an office, where I worked full time as a software engineer. I now rent out that casita (one full bath, no kitchen) for 900$/ month in Las Vegas. Looking for my next rental. Thank you chad!

The interest rates make most rental properties much less attractive as the mortgage payments are either equaling the payments or in more expensive markets not even close to covering costs!

@10:50 with the deed of trust. I thought the foreclosure meant the property has to be sold at auction. How can they just get the property without selling it (foreclosure)???

Right - it does go to a foreclosure auction and the lender can be the opening bid at a price that makes them whole - including all legal costs, carrying costs, etc. So, if someone else bids higher and buys it at auction - they're made whole. If no one else bids, the lender takes the property back.

What is a "hard money loan"?

It's a real estate investor loan where the lender looks at the "hard" asset value more than your credit/income for qualification. Investors use them often for fix-and-flips or fixer-upper rentals since they'll loan against houses that need work.

Coach, I have another question pertaijing to tuis video and HELOCs. I currently have 2 rental properties, both have lots of equity in them. One has about 300k and the other around 250k in equity. How could I access that equity without refinancing? Is it possible or common to do a HELOC on a rental property?

Good question. It's not as common, but there are some commercial lenders who will do rental property lines of credit. I've found they're often local banks and you have to build relationships with them, open bank accounts there, etc. I recommend talking to other local investors at meetups and just asking around a lot.
