These units are more suited to mid / long term rental due to their location in Phuket. As they are condos without a hotel license, stays of under 30 days are not allowed by Thai law. In addition, the daily, weekly rental market is more profitable in coastal areas like Kamala, Surin, Patong etc. as these are the areas people like to visit on vacation. Kathu is more of a residential area, however you can still expect good yield on these units. Hope this answers your question!

Also what type of turnover do you typically see with digitals nomads? Would a buyer have 2 new tenants every year or do they typically extend the contract therefore having investors see 2 new tenants every 2 years etc etc?

1. There's no guaranteed returns offer available with these units, however there is an in house management programme by the developer. 2. Nomads often stay 30 - 90 days, until the visa runs out. Often get repeat clients coming back to the same unit too. 3. Number of tenants per year varies on the unit and the way you manage it. Some owners only do 6/12 month contracts, others prefer monthly for higher yields. Finding tenants is not difficult with the help of a good agent / management company. It's not a selling tactic, it's a fact. Sansiri projects are always popular with Thai buyers, especially The Base and D-Condo due to their relatively low price per SQM and affordable financing options that Sansiri offer. Works out at about 8k per month on the financing package, which is why so many Thai's choose to buy at these projects. Usually Thai quota sells faster than Foreign quota for Sansiri projects for these reasons.

Common area fees are 50 THB per SQM. Transfer of ownership fee is paid at landoffice and is about 1% of the total value.

Hi mike, after you pay the 55k is there any other payments weekly included or is 55k it? Once brought can you rent the condo out and if you can what's the going rent for it?

After the 55k, owners are required to pay common area fees each month. 50 THB per SQM . So around 2000 THB per moth for a 35 SQM unit.

Yes you can rent out the units, approx price for one bed is 18 - 20k THB per month .

You can own condos as a foreigner under your own name under Foreign Freehold or Foreign Leasehold ownership titles. No need to partner with local person. 👌
