Hah, thanks @kevinmilligan9555. I'd first hunt down an app that let's me know what rate I need to make a refi happen. Then, reach out to a trusted lender and start the process when they think the new rate will be feasible.

Great overview of national trends. But for Tallahassee homes in particular, August 2023 vs August 2024: Sale price down 5%, list price down 7%, homes sold down 8%, days on market up 10%. All data sourced from Redfin.

I appreciate you taking the time to comment @jamesoleary1844, thank you! I keep meticulous records, removing duplicates and adding non-mls sales. My August data is far more current and accurate than Redfin, but not completely updated from the tax records due to normal lag. Prices: 8/23 v 8/24: $319,991 vs. $332,607 (up 4%. Values: $187/sqft vs. $198/sqft (up 6%). So appreciation at 6% YoY, with smaller homes (on average) selling. Don't put your trust in data aggregators who don't clean the data. Time on the market is a bs stat (see my videos on the topic for explanation).

I'd love to re-fi, but my mortgage currently has a 2.75% interest rate, and I have no incentive to change that.
