Nice but i think its overpriced. You could get more for that money, even if you build a larger property yourself. Its too expensive for a 2 bedroom semi-detatched bungalow.

I understand your point but let's look at it from this angle and give me your opinion please..... let's say 60k to build this house to the current finishes ( boiler, Polytank ) to 10k for the land and documentation . In this case look at the amenities around you Swimming pool ( how much will it cost to build one) football pitch and a tennis court for kids to play in a Gated Community. tarred road from this Estate to anywhere major road ( tarred ) in Accra,Tema and Beyond and you are just 15mins to 20mins walk to a direct beach in Prampram ....My question is how much will it cost you to get a property like this ?? I know your focus is the building but let's look at the location and amenities 🙏🏾

@@Gigo bro in a gated community that 85k doesn't cover the amenities available. You will have to pay additional monthly or annual fees for those so and its not a private amenity so that doesn't count for me because thats just like having a membership at sports facility or a gym. But I believe if its the pool you are concerned about with a gym I think one can build a considerable home with its owm pool and a gym under that budget. The sound of 10k dollars for a plot even makes it completely out of line, what is Ghana turning into now? A dollar haven of gentrification? No wonder most of these houses are empty and unsold. And then they decide to go into rentals if unable to be sold foe a longer term. I think that money could even get you multi 2 bedroom block apartment building if well managed and planned. Compare this to your building in prampram and tell me hiw much that cost till now and compare to this bungalow which didn't need any concrete roof terrace but regular roofing sheet. Your current building in prampram has 5 rooms on the ground floor for your family and the pent house as a 1 bedroom flat. This is why i was advising you to convert the middle floor into 2 seperate flats amd you could have had an easy two 2 bedrooms flat side by side to maximise your income for rental and keep the pent house for yourself. I am happy you haven't finished it off amd there is still room for making changes. Because I don't see you living in this house for ever as you have your family members downstairs and you live abroad. So you should focus on the business plan of it instead of dream. I know I can only share my foresight to you as a brother, but I also saw the influence of the people around you at that time and its your final decision to make because its yours. But i strongly believe you can convert the middle floor into two 2 bedrooms flat, from the space and size you have available without much changes to be made to the plumbing and others. Your master bedroom can be bigger than the second rooms and all those walk in closets can be made into a reasonable size. Think about it.they would both share the front balcony space as a common verander to access the second flat or you could simply make another stairs on the other side for the second flat. But I would recommend the first option of them all using the front veranda or big balcony facing the ocean as most flats do share the front balcony or veranda space. Think about it. I think you should have to convert that middle flat to two flats. 2 bedrooms each.
