Great comparison between the 90% and 95%. With both the rates are eye watering compared to the base rate.

Solid mate video as always. It's the least favourable scheme for a lot of reasons but it's still a great way to get on the property ladder 🪜. This will cost youore overtime though, 10% or more deposit will be ideal if you ask me.

Great content as usual. I always wondered if landers factor in the int. Rate the currency depreciation or the so call inflation. The economy is on life support by cheap money we are racing towards a currency debasmament and high inflation.

Is that what you’re finding? Are you working with a mortgage adviser? Tbh I’m not completely sure, but it could be in part due to the general tenure of flats which is leasehold, as oppose to freehold. I do find it ironic that they announced this scheme to help people buy properties yet the mortgages are very restrictive. My broker said that they are much more restrictive than previous 95% mortgages. Also a lot of people in more expensive cities like London will be hoping to get on the ladder with a flat purchase

@@reneerobinson5273 Yes, indeed! But the law will hopefully be changing in the next few years to make the leasehold system fairer. Also, you can find flats that come with a share of freehold or very long leases (150 to 999 years) with zero ground rent...

I’m not an expert but I watch other property advisors and they all say that during a downturn, new build flats are likely to lose their value more than any other type or property. If they’re unwilling to lend 5% on new builds it tells me they agree with that sentiment. A good chance of going into negative equity when we finally see the results of the epidemic/job losses etc. And considering the housing market is at an all time high

Hey Vincente! I should cover this in my next video which is covering affordability and the H2B scheme. Having said that, the 95% mortgage is a regular mortgage, it works the same way as other mortgages for the borrower. It just means that you don’t need a big a deposit. Hope this makes sense?

The mortgage I was talking about isn’t part of the Government’s guarantee scheme. The 95% mortgages that will be on the market from April as part of the Mortgage Guarantee Scheme will be available for new builds, flats and home movers as well.

There’s no reason why the 95% mortgage should prevent you from using your LISA

Don't get mortgage with a partner when buying £70.000 discounted council property. You are risking falling a victims of your greedy partner whom may DEROGATE you from the mortgage and rights to your deposit and home equity. F racist abusers.
