that's amazing!! congrats! dropping your prices is definitely not always the right thing. It's important to have a price for low season and high season though.

I should have seen this earlier - put in my listing and got 3 months bookings super quiply but all 1-2 stays at low price - wears you out for little bucks! So his advice is really wortwhile checking out!

Im curious if you have thoughts on properties catered to the family traveler, like creating an incredible room or backyard catered to children. Im not sure what the demand would be for that. Also your thoughts on like a themed space or property that has some sort of an experience to it, not just a comfortable place to spend the month or night. For an example i am in the philly area so perhaps rocky posters on the wall, liberty bell touches, maybe soft pretzels on the table when they walk in, like push the touristy nature. Thanks again

I would first look at your area and decide what individuals nor groups are traveling to your area and why. If that includes a high amount of families then marketing a unique experience to them is a great idea. That IF must be researched first

Do you use property management on any of your listings? You talk about marketing, search engine optimization, profile creation, excellent photos, and managing availability in this video. All of these things sound like something a great property management firm should be able to excel at. In your experience are there good property management groups out there that can do this for a host at a fee?

it would be interesting to hear your opinion on how to approach a bank to borrow you money to buy more properties. We have 3 apartments in France and are finding it difficult to borrow more even though our rentals are going very good. As far we have 60% of 2018 fully booked. I appreciate your opinion. Interesting, a lot of your perspective seems informed by whole house rentals and for people who have already established themselves on the platform. A lot of this advice seems sub-optimal or even counter productive when it comes to private room and new hosts. I've watched a few of your videos and you seem to consistently do this, might be better to add a little nuance for the variety of hosts out there.

Daniel James I appreciate your concern for the audience. It must be stayed our advice is not for the private room host. It is for hosts that wish to grow and automate a business. Additionally the advice in this video is great advice for a new host because it speaks upon one common fear for new hosts. The fear of losing money.

Mok Carmen do not follow the airbnb suggestions. Instead look at what other hosts are charging and how full their calendars are in order to decide on your prices

we've THANKFULLY moved on. We shoot with a GH5s now. And a lapel mic, until it got wet, but are using rode mics in the meantime

I hear good things about the canon 1dx if you are doing mostly video I'm sure you can't go wrong with it. There's also the sony a7 r3
