I think I would do this because it is cheaper and also better than a hotel. I would not mind having the same price all the time, a lower price that people can afford. And I would keep the apartment chemical and perfume free, with organic things, sheets and hemp towels. I would not use bleach or softener to wash them. It ruins the material and is toxic. I find it strange some still don't care about this. I would like to open my apartment but there is so much to do first. I would have to throw out so many things that I like and use, it is not nice.

I love your videos! I just recently started airbnb in montreal with a couple of property my dad owns just to see how it works and hopefully get more money than if it is rented out. Very helpful videos, a bit US centric but still good information both for those w/ AirBnB and rental properties. I've property outside the US and have toyed w/ this idea for years as it sits vacant most of the time. I use your videos to support others whom I help set up their AirBnBs and started thinking of my doing the same. I do use AirBnB for my own travel.

Thank you for stepping out, reaching for your dreams and sharing great content. Following becoming a superhost I've been stuck at the same pricing I had before. Using the site's "Smart Pricing" that looked promising but varied little even at peek times like Christmas! Wish i had seen this video at least a month ago, for the recommended site has tripled my fee automatically while I manually (and nervously :) ) dared to double it! Too late for Christmas, as i have just accepted bookings but it has continued to raise my nightly price at a rational level. Great advice ! I wish you all continuing success in all you do!

A lot of good info in here, but I feel like something important is missing. My listing is in an area where 80-90% of activity happens between mid June and late August. Most people book well in advance. We did much better this year (our 3rd on airbnb) by leaving higher prices in effect until the season started (and most weeks were already booked), then dropping prices and shortening minimum booking from 5 to 3 days in order to fill in gaps and minimize vacancies. Any advice on how to maximize income using this type of strategy? When should you drop your asking price?

Hi there we're the Suburb of Chicago 29-40 min away. I saw many Airbnb listings on the low end as compare to downtown. Our subd is in a great neighborhood close highway and malls. How did that happen? By the way I did not choose it bu a friend of mine offered to rent. Which one is better?

Hey Richard! Next month I'll officially be a superhost!!! Currently doing shared/private room spaces but I'm considering getting a house for an entire listing. My plan was to have two listings for the same house. One would be the entire house and second a private room. The goal would be to have the entire house listing be between 60-80% occupancy, while the private room listing would help fill in the gaps. The private room listing would be highly restricted. It'd be priced higher than market value, only available during the middle of the week with a one night maximum stay. What are your thoughts on this idea? Would this potentially increase profits by having a higher overall occupancy rate, or would I cannibalize profits from my entire house listing? Thanks!

I think it really matters if it is a seasonal or cyclical area meaning.....in Colorado for instance, there are two seasons == summer and winter. I would never want to list a room during that season because it might cannibalize as you said. but, in fall and spring.....would be great idea for my listing in Colorado. However, in NYC, where there are softer months like January, I would do it less frequently and let it run for most of the year risking vacancy. Interesting idea and I haven't considered it too much but maybe now I will.

I find some guests book for one when there are two coming..a mistake on their part and not done on purpose i doubt. How do i set up my listing so it shows the same price for 1 guest and 2 guests and them maybe offer a special for solo travelers ? If you can get that ...lol

Hello, these videos are great ! We have an 1899s Victorian and are striving for super host status , however, I can only offer shared bathroom facilities based on our historic structure. I have vanities in the room , I live in the home so cleanliness is continuous, my question is how to give guests confidence in a European style shared bathroom setting. Do u have ideas to address this ?

Thousands of people have the same thing and book guests everyday so it's not as strange as you may think. I would just address the worry that may deter some people. 1) When can I use the bathroom? 2) Will I be disturbing your day? 3) Is it clean? etc

I think you should try Instant Booking. It should get you higher in the ranking too. Make sure to check the boxes to only allow verified guests with positive reviews to instant book your place. Thanks for watching!

You want to charge more? Offer More per dollar than any other air bnb. Simple. Analize cost per solution and chose the ones that provide the most value to customers at the cheapest price.

Armainy you should if you know you did a great job as a host or in any other type of role where you get rated on quality of service! The majority of guests will not leave reviews unless you ask for them. Ask for the 5 star as soon as the review period starts because that way the experience is still fresh on their minds. My strategy is leaving review for the guest (very important they feel like they were the best guests that have ever walked in your door but that is easy to do because I love all my guests) and then make my ask. I always leave review for the guests first, especially when they’re new to AirBnb and haven’t had any prior host reviews. “I want to let you know you were a terrific guest and wrote a very nice review because I’m confident in letting other hosts that you can be trusted in their homes! Having a review by host allows you to get more reservations accepted in future when you use AirBnb for work or vacation. As you can see, I love hosting! In order to keep doing this I need my 5 star reviews. If you noticed anything that wasn’t 5 star worthy, please let me know so I can immediately change it. Good reviews are important to me because it allows me to continue to get great guests like you!”

Hey Fred! Where are you located? I know the founder of Beyond Pricing and maybe I can get your town escalated. No promises but I'll give it a shot. Using Airbnb Smart Pricing is probably still a better option than manual, but 3rd party tools are much more robust and fluctuate price based on other lodging supply in the area, like hotels. Hi again Richard - my property is in downtown Bellingham, WA 98225. We are 85 miles north of Seattle, WA. There are AirBNB hosts in our city certainly, but things have developed more slowly here and we don't have the metrics that would garner the attention like a major tourist destination. With that said, it would be great if BP would take a look - thanks!

Hi Fred! I'm a newbie and don't know about your location - but in my location the Airbnb suggested pricing is way below what I like to ask for. They just seem to be trying to rent it out at any price to grow their market share. They put me in the smallest price range compared to "similar" houses.

You don’t. You have to make them do it by not telling them through good service. The low price, they will know it as they have checked other listings as well

Helpful video! One thing you might want to address in a video is whether raising your prices leads to harsher reviews. I recently starting using Beyond Pricing and it has suggested higher prices for me, and I got bookings at those prices. Yay! But the last couple of reviews I've gotten, the guests have been saying, "for the price, for the price" about everything. Dogs shouldn't be barking "for the price." So... I feel like I'm finding an optimal price for my rental, yet it might be negatively impacting my ratings since the guests expect more. Not sure what to do...maybe you have some input on this topic!

I feel like the problem isn't your price. Your dilemma seems to be a classic problem of setting the expectations above reality. Do you mention in the listing that there is a dog that may bark from time to time? When guests pay a higher amount of money for your place that means they were convinced that based on everything in your listing it was worth that price. If you overprice, you get poorer guest ratings, because you increase the guest expectations. Your video is garbage. Price your property honestly and you’ll get honest guests. Period.
