The prices in Albania have tripled in average in the last 10 years.. I'd expect that price rise in the next 5-10 years again. You can expect Albania to join the EU in the next 5 years..

You fail to understand the "value proposition of buying real estate in Albania (11:49). Well I will tell you why. In my situation I am from the United States of America but my parents have real estate in Italy and yes there is great architecture and history there, but after spending 20 days which is my typical summer vacation there in Italy and dealing with the difficulty of gaining access to the beaches, remember most beaches in the Amalfi Italy area are located down steep cliff sides and are *overcrowded* and extremely over priced. For example, I was in Positano, Italy and it was a headache to drive down the cliff, Pay 100 Euros for Parking, then pay another 100 for an umbrella and then 100 euros for 4 pizzas and 3 coffees that didn't even taste good. Yes, Vlore Albania is all about the swimming for me and enormous beach front property they have. You can drive all along Vlore, Radhim coast all the way to Dhermi, Saranda. Breathtaking views and very nice. I will buy in Albania, my only concern is getting ripped off, Everyone I talk with says be careful, corruption so high. See my next comment.

Spot on analysis! Would be good if you look into the Dhërmi and Himarë area where there are some beautiful old Towns with Greek-style architecture. I would buy one in a flash if I could find one listed. Any help finding a good agent in that area would be greatly appreciated!

Thanks 🙂 Spent time in both. None of the seafront buildings were Greek. There were some cute villages (up in the hills from (Dhërmi) that were very Greek, architecture and all. But it’s up in the hill with the main road going through. I didn’t check the prices there though. If YOU find a good agent let ME know 😅

@@kevinwilliams7355 There are still lots of opportunities here. Not cheap like earlier, but still the best deals on the Med. I love it here. Come for a visit before you purchase anything though. The cities and towns are very different and you need to find what you want in person.

Such a bullshit video.. albania is a gem in the balcans and the best place to invest at the moment.there are so many other places that are unique and underrated. Montenegro is too expensive because of russian oligarchs that bought whole coastline. Infrastructure in montenegro is the baddest in europe.you cant get anywhere without driving hours and hours. Even kosovo and moldavia have better infrastructure.

I haven't been yet but I can see Montenegro is very expensive same with Croatia and so as the saying goes buy low sell high so while there may be risks in Albania its pricing is so low that it can only go up from here. I wouldn't go all in on Albania but if you do proper research I'm sure there are great deals there!

The analysis is INCORRECT and not to be taken 100% seriously. The speaker is biased and does not quote/share his sources to support his arguments. I do not know where did he find the statistics for remittances and tourism but they are incorrect as well. Albania as of 2017 is not the biggest Europe cannabis producer. There are a few things that are correctly stated about emigration but to say things like "Durres is absolutely ugly & don't spend money there nor go for vacation there" and that "there is no catalyst for Albania not to catch Montenegro" is unprofessional and dishonest. * In order to really know Albania, it takes more than 2 trips of 7 days!! * Durres has more than 6 beach areas and according to the Institute of Statistics (INSTAT) is the second city in Albania with a growth in population due to Albanians and foreign nationals relocating there. It is visited yearly by millions of regional, European, and North American tourists because of it beaches and antique history. According to the World Bank, Durrës has made significant steps of starting a business in 2016-2020. Durrës ranks ninth among 22 cities in Southeastern Europe before the capital Tirana, Belgrade, Serbia, and Sarajevo, Bosnia and Herzegovina. As of 2020 "Durrës Yachts & Marina" a 2 billion euro investment of navy and luxury buildings in the area of the old Durres Port has started which shows that for individuals who are professionals there is always POTENTIAL. There are many other mega investments like the Vlorë International Airport that is happening that will increase the value of properties In Vlore, etc

As a Ukrainian living in Budva (5m), Sveti Stefan (1m), Belgrade (1m), Antalya, and now Tirana, here are some advantages I see: 1. Compared to Turkey, Albanians are pro-European. Religion is not everywhere, and you can buy pork, salami, and sausages of good quality, good imported cheese, along with a lot of Italian goods. Many Albanians speak English better than people in Turkey and Montenegro on average. 2. In comparison to Montenegro: 2.1. Tirana's airport, with its €15-30 tickets, is awesome. And it is having good deals all year 2.2. Rent is cheaper. 2.3. There are a lot more activities in Tirana. 2.4. The water in the Dhermi area is awesome. 2.5 No Russians and Serbians with Z's and Putin on T-shirts

I was just in Albania 2 months ago and want to purchase something in Vlore. But the scary thing is someone from that area says corruption is so high that as a foreigner if you purchase something and are not there to watch after it you could come back next summer only to see that your property was sold to someone else!! I had a hard time believing this until I asked some of my other international contacts and this has indeed happened before, happens in Lebanon, Iraq, Egypt. Not sure what to say but thought I would post this. Not sure if it has happened in Albania, I fortunately have not seen any comments on youtube videos where someone has made the claim, but this does not mean that it has not happened. Please share any information

It seems that Albania is proposing a Citizenship by Investment now. This would make buying good priced real estate more appealing as part of the CBI might entail purchase of real estate. Is the banking stable?

Definitely. But I think they might rather go down the same path as Montenegro (project specific real estate). Banking: non residents can open accounts in person, but the banks are not practical. Remote international transfers are not really possible.

I have been to Albania and have looked at some properties in Durres with local people who understand how the real estate market works. First of all good quality real estate in at least Durres do not go through any real estate agency. Everything works through word of mouth or sign that are on the constructions. Anything that goes through real estate agents are rather properties that either the owner could not sell or the owner is a foreigner living abroad and requires an agent to show the property to a prospect. The center of Durres is loud and crowded however, if you go for example to Lalez Durres, the beaches are beautiful and less crowded. At last the people of Albania are amazingly nice, helpful and rather correct!

It is not all true, there is a way of buying properties by the owners but there are a lot of procedures that you need to follow or projects that are exlusively to real estate agencies. It is true that there are unprofessional real estate agents but in agencies you can find best investments opportunities and not spend all the time and money asking everywhere and not knowing if it is truely a good property to buy.

About real estate agencies. I am surprised. They have all replied to me via emails. However when I went to Turkey, they only talked to me but no real follow up which leads me to believe how much trust should I have in them ? Also they didn't seem to know much about the properties they sell.

We were in Albania for less than 10 days and wished we had stayed longer because there's so much to do, so much rugged beauty to discover. Beauty is in the eye of the beholder, after all. I wonder how true your claims are now in the 2024 upcoming summer season. Last year they had record numbers of tourists. And recently, I keep on seeing on Albanian fb pages American older people looking to move there. I feel that your analysis might not be very accurate., but I could be wrong.

The Canaries have more stable political situation and the infrastructure is better. The weather in the Canaries is always warm and between 20-30 degrees while Albania can be cold and snowy in the winter. On the other hand the Canaries are more expensive than Albania.

Yes, prices shot up in Tirana just as every else in the Balkans. I would not enter now. As for Durres, paying €5k per m2 for nice real estate in such an ugly destination makes 0 sense. No matter how nice the marina is. Vlore and Sarande are much better plays.

@@PleaseRomaineCalm Durres has actually a nice historical center that will undergo a restauration, the commercial port will be moved from there opening space for a very big Marina port. Vlora has also a nice little historical center, the seafront is new and modern. This year will start the costruction of the biggest Airport in Albania connected with transcontinental flights. The sea towns dhermi,qeparo and himara are all old towns with stone streets and caracteristic old houses, himara has also the castel. Albania has historical cities such Shkoder and Korce, has two UNESCO cities Berat and Gjirokaster and has a lot of castles monastires and old churches. A lot of nice towns in the inland, has high mountains (highest peaks in balkan) Borders with three of the biggest lakes in balkan Shkoder, Ohri, Prespa. Has wild rivers, forests, natural parks with rare species etc etc... Has also a very strategic position, welcoming and hardworking people and i think that the future will be better for Albania and albanians. Saddly a lot of albanians go outside to make a live but that can be said for every single balkan and eastern european country. Do you think Serbia, Bulgaria, Macedonia, Montenegro are better in this mater? It is a problem that will remain as long as will be that huge difference of salaries. Ofcourse there are a lot of problems to fixe, im not hiding It but there is also a lot of improvement. Albania Is Albania, Is not Greece, Is not Croatia or Montenegro, has It's own unicity, we dont want to be paragonated. So i accept that you could find Albania not good for investiments or for different reasons (maybe political in this case) you dislike Albania, but if you say that there is not mutch to see you can really GTFO from here. They do not investors to invade the country. It will be hard to find a place to rent once you let foreign investors investors in!

Yes I am a professional. I was born and raised in Durres Albania and have 3 properties that i rent yearly and lease mounthly on Airbnb since 2015. Read my comment to undestand more. "The analysis is INCORRECT and not to be taking 100% seriosly. The speaker is biased and does not quote/share his sources that support his arguments. I do not know where did he find the statistics for remitances and turism but they are incorrenct as well. Albania as of 2017 is not the biggest Europe canabis producer. There are a few things that are correctly stated about emigration but to say things like "Durres is apsolutely ugly & dont spend money there nor go for vaccation there" and that "there is no catalyst for Albania not to catch Montenegro" is uproffesional and dishonest. * In order to really know Albania , it takes more than 2 trips of 7 days!! * Durres has more than 6 beach areas and according to the Institute of Statistics (INSTAT) is the second city in Albania with a growth in population due to albanians and foreign nationals relocating there. It is visited yearly by millions of regional, european, and North American tourist because of it beaches and antique history. According to the World Bank, Durrës has made significant steps of starting a business in 2016-2020. Durrës ranks ninth among 22 cities in Southeastern Europe before the capital Tirana, Belgrade, Serbia and Sarajevo, Bosnia and Herzegovina. As of 2020 "Durrës Yachts & Marina" a 2 billion euro investment of navy and luxury buildings in the area of the old Durres Port has started which shows that for individuals who are proffesionals there is always POTENTIAL . There are many other mega investment like the Vlorë International Airport that is happening that will increase the value of propertires In Vlore, etc"

@@genaldhallulli3496 Thanks for sharing and airing your thoughts and views. I don't speak for Ladislas, never met him and never had any business dealings with him. I've however watched his vlogs, read some of his articles and can say know a bit his background and style. That's all. It's clear that Albania hasn't impressed him, he's been there at least twice, spent time and money, looked around and done some groundwork as he normally does but in relation to other places and countries he didn't find Albania a place to settle, live, invest in properties or come to have good time. He talks about some of his experiences. You're a local man of Durres, have grown up there, have a completely different experience, have family and relations there, have vested interest there, speak the language, know the culture and that's your world. I clearly expect your perspective be different. Being born there doesn't make you an expert, having rental properties makes you experienced with the local market and shows you have track record but I'm sorry to say these don't make you a professional in this field. You may have university qualifications, maybe a very experienced car mechanic, maybe a qualified accountant, maybe very verse in export/import rules and regulations but these don't make you a professional in this field. You have to remember Ladislas isn't paid to prepare a report, isn't selling a service and isn't receiving a kickback or commision from his videos. He has no profit motives. He's shared his views and findings freely. The next man visiting Durres may have a different experience and opinion. If you'd met him by chance and could show him the area also its business potantial etc, then his views might have been different: more favourable. Ladislas isn't writing a scientific paper, isn't writing a report commissioned by a court of law or the UN. He doesn't have to be thorough or defend his views. He isn't under any legal or moral obligations to give factual accounts. Crucially he didn't make guarantees, assurances or claims. We have to accept KZitem videos for what they're - personal accounts and observations! I've watched other videos and can say depth of research, material quality, presentation style and overall impression don't stand up to scrutiny or comaprison. If you have strong views, the best way is to prepare a video and showcase Durres. I wish you success.

I don't have sufficient knowledge about the culture, but since it is an islamic country, with links to terrorist organisations and supposedly highly corrupt, does it not also constitute a high risk to a western investor? In a recent trip to Montenegro, I travelled between Budva and the border with Albania, and I noticed in the last 100km of the southern coast of montenegro (in particular the Maestra resort & casino in Sveti Stefan and the costal area of Velika Plaza near Ulcinj) that the majority of tourists were albanians, Kosovars , and Kosovars/Albanians of the diaspora with very substantial means (Porsche Panamera, expensive Mercedes registered for some of them in Germany, Switzerland or even the UK). Have you heard Ladislas of a political project backed by the Slovenian Prime Minister to create a "Greater Albania" comprising Albania, Kosovo, parts of Montenegro with a majority of Albanians, parts of North Macedonia with a majority of Albanians. This is another risk that could escalate in the long term in a war in South Eastern Europe (not to mention Turkey that would like to reclaim its former possessions in the Balkans!). In my view, this is a risk not to overlook. Thanks again for your realistic views and investigation work.

Thanks for your input Charles. Yes, Greater Albania is alive. They pulled it off with Western help in Kosovo and was tried but failed in Macedonia. In Montenegro there aren’t too many tensions between the two groups. But yes, history teaches us that divisions and tensions run deep in the Balkans, and can get easily reignited with external meddling.

@@TheWanderingInvestor Your paradigm regarding attempts at creating a greater Albania are highly misleading. Albanians in Macedonia fought for their rights to vote amongst other things and also to preserve their communities linguistically not for a greater Albania. As for Kosovo 10,000 Albanians died during that conflict alone and they fought to preserve their national identity in a region where 90% of the population are Albanians.

The talk of a "greater Albania" comprising of all Albanian ethnics is a story centuries old story. Modern economists are not big fans of a greater Albania of today. Theres huge economic growth, and this should not be stopeed. Many Kosovars invest in Albania, and vice-versa. Not to mention Albanians are also native to Macedonia and Southern Montenegro and other Adriatic enclaves. There's no such thing as "Turkey reclaiming old land".
