So if you've been house hunting in a Seller's Market, you've probably heard about offering Appraisal Gap Coverage or a Guaranteed Appraisal. Not sure what exactly that means? Pretty much it is you offering to cover some or all of the gap if the Appraisal comes in below the Purchase Price. It's a GREAT way to offer the seller a bit of insurance when prices get bid up above asking price. Yes, it can cost you money, but if you have the cash available and the house is worth it to you, it is a great way to STAND OUT and make your offer much more appealing to a seller.
