I dont understand the rich people in thailand. There are much better location. Location no. 1: Are the area between the two bigest parks were are the Japan Embassy and australian embassy and One Bangkok Project. There a big lot of land with a big house with garden. Location No. 2: House with big garden on the Bang Krachao Island. What are not so much in Bangkok are green and quiet. Quiet ist easier to get on the soi streets, but not so much green. When i would be ultra rich, i had two house on location 1 and 2 with nice big garden.

Wow, this is an area I need to explore. You’re right, you get used to the Sukhumvit area or near the river and forget such luxury can exist in the city. This is what I love about Bangkok - such a grand mixture! Thanks for showing us around.

Jeroen's analytics. Video time: 16 min, Buildings mentioned: 53, Squirrels: 1, Rain mentions: 1, Hands used to steer bike:1 Vehicles safely avoided: dozens. Another excellent GTM bike ride.
I find it strange that this is the most exclusive area while they still have the chaotic and ugly wires along the entirety of these streets. They could at least make an effort to distinct the area from the rest by putting the wires under the ground.

If they ever Finish building it LOL! Don’t get your hope up on Nimit! It is owned by P.A.C.E. development That couldn’t even Finish Mahanakhorn for 12 yrs and Had to have King Power Buy it from them! Then they used those funds to Create this project which has all kinds of Set backs (ghost tower)lol! They should be Banned from building any High Rises and stick to 2-4 story buildings! They acquired Dean and Deluca and expanded rapidly overseas but weren’t paying any of the rent abroad! Causing a massive Scandal LOL! One Day I hope they get condemned by the Capital and the Government! Probably the worst developers in all of Thailand! They would need someone to buy Nimit to create another failed faux luxury high rise!

As Singaporean maybe the skyscrapers are yes, but the cables and cleanliness can't match Singapore, still too messy for me.

I used to live in soi Langsuan. Mine is one of the families whose lease were abruptly ended in the 1990's. After many decades of cheap rent that enabled a community to live in soi Lang Suan, the crown property bureau decided they were sitting on a gold mine long enough and terminated every single lease in the whole area. There use to be a canal along the whole of soi Lang Suan, and the homes around there were middle class homes and people were able to live there by the king's grace. You can't stop progress I suppose.

I think the reason that people are suspicious of the high prices is that Bangkok doesn't seem to have a real competitive residential rental market. New York City has a residential vacancy rate of 3%. Tokyo is 2%. Bangkok has averaged 15-20%, though there reports that this might now be below 10%. It's hard to imagine, in such a market, that prices would be set by true competitive market conditions. I'm not saying that some people can't/won't pay that price; but they're not wrong to think that pricing is somewhat arbitrary.

The average is for the whole city of Bangkok, which is huge. This is just a small portion of the total market and in this segment places rent out and sell very quickly. It is almost like a city inside the city.

There seems to be so much construction in Bangkok. Is the population growing in Bangkok? I say that because there seems to be a lot of buildings with condos that appear empty.

Do you know what's planned on the new huge empty lot behind 28 Chidlom? Connecting all the way down to Phloen Chit Rd. They removed so many older buildings. Haven't seen any info about that.

it doesn't scream luxury TBH some of the roads you went down down even have sidewalks at all? that's what it looks like. So you have to walk along a road not good with dogs or prams or generally and then other roads the sidewalks are crazy thin (this related to the latter part of the video round the Kempinski). The first part also looks the road is very busy at peak hours. not pleasant
