Great video, but I was about to mention that you can definitely find homes under 600k , maybe even 500k, in those last ones that you mentioned. The problem with them is that they have crazy high HOA, like 280 dollars a month, they have that big installment fee, then it kinda adds up from there. And unless you don't have the cash to pay upfront for the whole house, with these interests rates it's kinda reckless to pay 4000 dollars a month just to live in a community that many times might be in the middle of nowhere ( Encanterra). My poit is that the nicer homes in Pebble Creek or even Sun City Grand are not that much less desirable, but your overall expenses come like 1000 dollars per month cheaper

Those are three very similar communities in my opinion. I think it comes down to which location you prefer. PebbleCreek is the most central. Grand is west valley and Sun Lakes is east valley. PebbleCreek may be the highest end overall, but there are two sections. The Tuscany side being the newer and nicer and the Eagles Nest is similar to Oakwood.

Thank you, Trevor, for your video/infomercial. I've lived in Phoenix since Jan 1992, am now well in the 55+ range, yet I learned more about the area in 20:25 with you than I had known previously. I appreciate that you pay great attention to detail.
