I agree with your top three recommendations to live in AZ. I live in Gilbert for 24 years now and it’s just getting better every year. Safety and the school system is pretty good. Definitely, a place to raise a family.

Another small town that never gets a mention is Apache Junction. The Superstition Mountains are gorgeous! No traffic. Even the local doctor rides his horse to work and ties him up at the hitching post. We don’t have homeless people in tents and rent is cheaper! We always get a bum rap but I love it out here!

Grew up in Arizona, but my roots are still in Missouri. Went back to give it another try, but, alas, I have returned to my "roots". Chandler was last town I lived in before my parents decided to drag me to Missouri, no regrets.

You got something against Awatukee? I found that to be the best location in that it is quiet but also extremely close to everything. All the entertainment, sports, shopping and dining you mentioned are just a short drive away. Good transit options. The nearby bus routes connect to all the other communities you mentioned. If it weren't for future water concerns, I'd move back there in a heartbeat. It is also a diverse community. Not only racially, but economically too. I worked as a delivery driver and my home was in close proximity to the multi-million dollar homes of sports dignitaries. Townhomes to horse properties. Ages ranged from 30's to retired folks.

North Peoria is the place to buy and live right now because it’s lower cost and you get more land. Crime is very low north of Loop 101. It’s basically the North Scottsdale on the Westside of Phoenix Metro. There are plenty of million dollar homes in North Peoria especially with 1-2 acre lots. Schools are the best in North Peoria. Plus you’re only 15 min drive to the biggest Lake Pleasant and Taiwan Semiconductor is building that massive plant that will employ 4,500 people with high paying jobs by 2026!

Would love to see an update on the water situation. I just heard about what happened with Rio Verde being cut off from Scottsdale’s water supply and also about the water issues affecting building in the Buckeye area. Scary stuff.

@@DillyDahlia The reality is several homes that are in the “vicinity” of Rio Verde (several miles away from Rio Verde-literally) are off grid and had to have their water trucked in for many years. The trucking service was getting their water from the City of Scottsdale until the beginning of this year when they got cut off. Since then the San Carlos Apache reservation has stepped in and is providing water to the “off grid” residents.

Update! Arizona’s water consumption is lower than it has been in over 30 years and the state’s major reservoirs are between 75 to 95 percent full… just wait until the snow melts this spring 😎

We are looking at Wickenburg Ranch in Wickenburg. It is a bit off of the valley floor, but the area is beautiful and a slower pace. I love it there.

You touched on the west valley for a second but I believe it needs a second look. The growth in surprise is insane, another commenter mentioned Litchfield park, Goodyear/Estrella mountain ranch well established neighborhood. Verrado in buckeye, I feel like this list leans hard to the east without a good look at the west.

Those are all good places right now and because it’s closer drive to Cali with new homes. I grew up in Tempe born raised 1975 and never lived out of state. I live in North Peoria last 22yrs. Everything west of I-17 and south of Loop 101 always turns into trash with crime. I-17 west on Indian School Rd is crime filled every night it used to be the Scottsdale back in 1960’s when John F. Long built that community over farm land and Christown Mall was the only and famous mall in Phoenix. The low income and criminals always migrate west so eventually that will be Buckeye, Goodyear, and Litchfield. IMO Probably in next 20 years or so.

Verrado (half hour West of Phoenix) is the only newly developed project that has over 20 different contractors for homes and features beautifully landscaped tree lined streets. Definitely has a unique feel, more like you were in Mayberry. But it is a bit far out there.

This was a nice video of the area. One thing to consider is the drive to get “downtown” or to areas that you want to go for entertainment. We live in Scottsdale and absolutely love it- everything we need is within walking distance. We also just bought a hilltop piece of land in Rio Verde that is fed with local water (no hauling water for our property) and its right next to the Preserve. My son lives in Mesa after living in North Phoenix for many years. He really likes all the “new” building that is going on down there near his home (Gilbert, QueenCreek and Chandler.). Thanks for putting this channel together. I subscribed!

Hello, this is a very good video. I think you tried your best to be as accurate as possible. I lived in the Phoenix area for 25 years and now that I am doing some research about coming back down, I am horrified to learn about the prices now. I love the area; I know it's really really hot in the Summer and the water situation could make the area the biggest ghost town in the history of the world. I live in the Vegas/Henderson area now but prices have gone up like crazy too in the past four years and especially in the last two. Crime has increased exponentially and there are so many bad accidents now so the streets are no longer safe. There are many instances of people doing over 150 mph on the city streets. There is just a cavalier attitude and callous disregard for life. The authorities are considering calling excess speed accidents as attempted murder(I agree). The southwest desert has a water crisis and yet the real estate prices keep skyrocketing. This absolutely makes no sense. Phoenix area is one of the most beautifully laid out cities I have ever seen and even Canadians remark how clean the city is. This inflation situation is proving to be a crisis for many people who want o buy a home or rent in a decent and safe area. There aren't many places to choose from in this vast Country; it is so ironic. Someone mentioned that the area is so vast yet they keep building communities on top of each other. High speed rail should have been implemented decades ago. Now a project like that would take thirty years to complete. We will all be dead by then. My wife and I have been researching so many areas and everywhere is getting expensive now and crime is increasing. As I always say, there is no Heaven on Earth. Heaven costs money; the more you have the better your chances. Anyway, I can't change the world or the people in it so I better stop this rant. Thank you for the video. It was very kind of you.

I agree with your picks concerning locations to live. I researched all the suburbs around Phoenix and decided to buy in Queen Creek because it was still growing. I am interested in a video on Gilbert nightlife. It will be a while before Queen Creek gets theirs going and Gilbert is nearby.

Really glad he mentioned Ocotillo, that’s where I live and it is in my biased opinion the very best part of the entire Phoenix metro area(glad I bought my home a few years back when things were still affordable). Also, I agree, Queen Creek will never have any sort of nightlife, but Gilbert has an awesome and lovely little downtown area.

I had a studio not far from ASU (just down 5th Street from mill Ave) in 2009 for $489/month all utilities included.....that's how much it's changed.... they're 1500 and up now.

What make Phoenix special than other cities is Nice architecture I was living in NY with a huge of skyscrapers but not like the same design or looking as in Phoenix is completely different but there is only one thing I noticed in Arizona there is a big lack of trees everywhere and it should be trees or plants there because of hot Weather in July and Augest and September and if any one look to the palms around it has no pricks which gives the palms the beauty even it is a wonderful tree gives very nice looking

I lived in Phoenix for nearly 20 years, and have lived in the Eloy/Arizona City area for 13, and this area DOES need some sort of transportation system in place, especially in areas like Eloy, Arizona City, and Casa Grande.

That was a perfect summary of the whole Phoenix metro area. In my opinion, Gilbert is the sweet spot for those who want a newer, master planned feeling community with great nightlife that's also very safe. When I lived there the one drawback of Queen Creek was that there was no major highway accessing it. It felt like it took forever to get there from even Gilbert! Do you know if there's any plans for an expressway or parkway to that area to make access quicker from Loop 202?

I just moved to Tempe from Mesa and I LOVE IT. It is really expensive but I am so glad to be around young people again. Traffic is king of chaotic around here but that's okay because the women are gorgeous 😍 I grew up in Chandler, it's a wonderful place to raise a family

I am looking to choose a plpace to live where I am not having to navigate traffic through a strip of bars or a festival etc. Example: my mother lives in Portland and all night in her guestroom you hear " Go Timbers" people yelling apparently that is a soccer team or something and they have meet ups for the games. "Go Timbers" for 24 hours and then the next game is in 3 days. Example: I live near a school and I literally have to stop for 15 school bus that are making pick ups all the way to work so I leave 45 min earlier.

Anthem is great for community. Its like its own little world & offers residents year round activities. Very strict HOA's...my step daughter lives in Anthem. My mom lives in Black Canyon City. Super small town with very little commerce. You have to drive down to Anthem for almost everything. It also has some bad qualities, but has been cleaning up its act. You might see affordable housing there but its not ideal if you work in the valley. Sedona is beautiful $$$...Flag is diverse. Has all 4 seasons & is a bit pricey.

The houses shown in the first part of the PV segment were actually in the nearby Biltmore Estates in Phoenix. But PV is indeed beautiful, with abundant natural desert landscape, and typical lot sizes of an acre or larger.

I’ve read in several places that Arizona will be very water stressed with major shortages within 10 years and run out of water completely by 2060. Google it. Also State of Arizona public K-12 education is ranked in bottom 10 states every year.

I say no light rail between Tucson and Phoenix because if anyone has been to Tucson you will see that it is a high crime place and looks the part with fences up around buildings downtown in certain parts and it looks rough. We camped there for a week so we saw it first hand. No one wants to bring more crime to Phoenix than what’s already there. Not sure how high crime is there in Phoenix but it’s a big city and that in its self brings crime.

Been here o er 40 yrs. Phx is turning into mini LA. It's not affordable anymore. Can't find a house, my rent went from 800 to 1600 in less than 9 yrs when the Apt I'm in went up only $400 in 30yrs before moving in. Phx USED to be affordable and no matter how much positive spin you put in the video doesn't change that.

That's because people from California are moving to Arizona. I left Arizona in 2019 and I'm in rural Florida, bought land for cheap and I'm building a house, best decision ever made. Also not sure if prices will stay like this for long since Arizona is having a water crisis and the Colorado river is drying up. People are already regretting buying a house in Arizona because of the water crisis, it's a matter of time before Phoenix becomes the next Detroit.

HSR (High Speed Rail) is both a political issue and a cost of gas issue. Right now, flying from Tuscon is a more feasible option. If we have some crisis where gas starts to cost 7$ / gal and upward, HSR would become more feasible than air travel, unless you could significantly decrease the time for an HSR trip. The trains would need to be over the 150 mph mark to bring that gas price balance down closer to where they are today. And then the political part comes in. Where are you going to get the 1 million/mile cost to build the HSR?

No mention of San Tan Valley, Florence, etc. ?? Homes seem a little lower in price-----------------Is there a reason why and how is the water situation in these and the ones you mentioned ?? THANK YOU and hope some of YOU comment on these questions for me also !!!

Florence isn’t considered part of Phoenix metro…. yet. Not much going on in that area but quickly growing. If you’re smart you’ll buy there now and realize a big appreciation in housing equity in 10-20 years.

If you escape from THERE and come HERE, please remember why you fled from THERE. Do yourself and the people who already live HERE a favor, don't vote HERE like you did THERE. Otherwise HERE will become just as crappy as THERE.

PERFECTLY said! I left Illinois for AZ in 2011. Part of moving here was to be around more liberty-minded folks than the big gov types who occupy Chicagoland. Wish more folks would follow suit OR remain in a state that aligns with their politics.

Biggest complaint the heat. Nice to meet you I'm on 64st and Greenway Scottsdale. I'm glade you like it here.

Don't come to Arizona. If you're thinking of moving here from somewhere else don't come here unless you LOVE *the idea of living in an oven set to broil with population levels that rival that of Cali or CO*. Some of the little western towns are cute and I absolutely love Show Low, but its as expensive here as Montana and I don't understand why. Nothing grows naturally here unless you put a lot of work into the soil and water. Bottom line, buyer beware 😬 I wish I hadnt came here. The summers kill me and saving to move to another state without a second income if daunting. If you insist on coming here **Liveable towns**: paradise valley, scottsdale, gilbert, chandler, San Tan/Queen Creek. I like Apache Junction/East Mesa cuz it's a cute little old mining town with a western feel, and Salt River is out there, but not everyone likes it cuz there's a loooooot of homeless people. Mostly older vets 😢. I think they are much safer than the wave of homeless tweaker college kids polluting tempe. *places you have to visit as a tourist*: Sedona, oak canyon, salt river, Canyon Lake, Roosevelt lake Flagstaff, Prescott and Prescott Valley. Lastly, my favorite places: Pretty much from Payson to Show Low, and from Show Low to Alpine. There is nothing in Alpine so come with all your gear and food prepared, but it is so beautiful. The whole area is called the white mountains. I absolutely love the stretch of drive from Payson heading towards Show Low, as you drive through Kohls Ranch, Christopher Creek, Ponderosa etc. Next on my list is the Pacific Northwest, or Montana. If you're from Washington State from like the Olympic area, or western Montana (billings, bozeman, big sky, butte, Missoula, kalispell) I'd LOVE to hear all about those areas

Listen to this wise lady. Don't do it. I know a lot of people who have moved here and wish they hadn't and end up leaving. I am one of those too. Hopefully we can move in a few years. Flagstaff is also pretty and not as HOT.

Washington State is not the place to move to unless you want constant rain, the main benefit here is higher pay but that comes with a high cost of living good luck on buying or renting out here. Also be prepared for an abundance of drug addicts and homelessness and crime.

The east side, northeast, or southeast of Phoenix anywhere is overrated all of these cities Tempe,Scottsdale, Chandler, Queen Creek, Paradise Valley, Mesa and Gilber is all very very expensive to live and buy. Goodyear, Tolleson, Avondale, Surprise, Buckeye, Peoria, and Litchfield Park are great communities and everything out in these areas are all new homes, shopping centers, schools, apartment's and restaurants are all new. And it's less expensive than the east side anywhere. Do your homework and look at the communities and prices.

The light rail system has absolutely ruined the nicest parts of Phoenix. People move here and think transportation should be just like the congested city they moved from. My home in Arcadia now has homeless people on the corner of 44th and Camelback begging daily. AZ is too spread out to have city transportation.

I agree. Light rail is cost prohibitive per mile. Even Disney decided it was too expensive when they expanded Disney World in Florida. It was far more cost effective an flexible to add buses. Rail only makes sense for very dense population centers that live vertically, like New York.

@@scorpiodude18 Not unless you buy land out in the middle of the desert and put a trailer on it. No yurts here, too many drafty places for A/C air to escape, plus terrible insulation against the extreme temperatures we have.
