What type of insurance does a MTR need? Landlord insurance like a LTR or more specialized insurance like for STRs? What if you plan to rent it out as an STR in between your longer 30-90 day leases if your apt doesn’t have a booking?

I use the same insurance as a LTR policy for properties that are MTR. If it is an STR/MTR hybrid, I use STR insurance.

Great information! I have a four-bedroom single-family home in Las Vegas, Nevada. I am considering doing AirBnB, but it might be hard for me to do because of the law and regulations in Las Vegas. So, a Mid-Term rental for 30 days or more is a great idea. My older sister is a traveling nurse, and she usually stays for 3 months or 6 months in one city before heading to another new location.

Yeah, here in SF bay area, CA we've also many laws against Airbnb too, so laws here force u must stay 30+ days or pay a fine, or the city makes a law on how many days per yr u can rent such a unit. Btw, before the COVID era, does MTR or travel nurses/jobs always in high demand? Is your sis always taking travel jobs? Will such jobs go away after this pandemic era? Q2: is a city that has more hospital means more MTR demand? what if most healthcare workers are LOCALLY live & only 10% are travel workers? How often do these travel workers visit each city? If a rural city also have travel workers periodically? I'm new to learning about travel workers. Thanks for your personal info on that.

Your book has been such a phenomenal resource. I'm digesting all of it in slowly - as to not miss any gems. I just had questions on how your lease contracts look like for these MTR's. I have 2 properties in California and 1 in Hawaii that have been LTR's but want to switch into MTR's model. I wasn't sure on how to structure the lease contracts. Any advice would be appreciated. I go whole unit for the ease. I would recommend doing a STR/MTR hybrid model if STR is legal in your area. Otherwise for pure MTR you would need to network with recruiters for hospitals to fill such a big home.

We have a 3 bedroom 2.5 bath townhouse on the border of downtown and west San Jose that we paid off last year. We are interested in renting it as a long term or midterm (still undecided) my question is - In this area is it better to rent to nurses/executives as a midterm or keep it a long term rental? We don’t have any plans on selling the property by the way.

While three bedroom properties can work as a medium term rental, it is larger than what I normally target. I think it depends on your goals. Since your property is already paid off, long term rental will still give you cash flow so that might be good enough. It could be rented with a property manager and be mostly hands off. If you are wanting to squeeze out as much cash flow as possible, MTRs take a little more work and make you more.

Thanks so much for this video. Great content! I am looking at a couple of duplexes, both 2/1, specifically for the MTR market - Travel Nurses. Do they typically want properties within walking distance to their worksite? Or are properties that are a short 10-15 minute drive still viable? These are out of state. So I'm trying to determine what the public transportation situation is like. I am assuming they would prefer something walkable or with easily accessible public transportation.

I suggest under 20mins. We say 5 miles from 2 hospitals is ideal. Nurses usually have their own car with them.

Everything I agree with, except for basements. I own condos close to 3 major hospitals and kendall home care for the rich in the upper valley NH-VT. Demand MTR is never-ending. Everything included ... snow plowing, and they can bring a pet.

Yes it is! Just need to make sure the complex doesn't have a min rental period like min 3 or 6 months. Most are 1 month min which is perfect!

My friends Craig Curelop calls this the comfort continuum. You basically make more money doing the uncomfortable thing. I think its hassle renting by the room so I don't do it, but I also don't need to hustle that hard at this point in my investing. It's a personal choice.

Any thoughts on the Ohio traveling nurse markets in Cleveland, Cincinnati, Columbus or Dayton, meaning best places/neighborhoods to buy at a bargain what should be a high demand MTR, if I manage it well? Loved the quad tip. Will look for those. Also, do 1 bedrooms really work for MTRs? They are cheaper, but I would think if someone is using a stipend, they would want 2 bedrooms- one for sleeping and one for the office. Do you mean for getting a loan? This is called non-warrantable, which means there are not enough owner-occupants in the building which makes it harder to get a loan, but not impossible. I bought one of these last year. They can be an opportunity to scoop something for a deal since its hard for them to find a buyer.

Yes they can choose to take the stipend and find themselves housing (usually done on furnished finder) or they can have the agency book it for them. The agency pays more.

Have you tried third party management services such as Zeus landing or avenue West? I have properties all over the country and it is hard to find a local manager to manage MTR. But there are these national companies who promise this is their core business. They'll do a great job. I've heard a lot of promises from property managers in my time and real estate and don't know who to trust

I do airbnb and Mister B and B (gay travelers). Not sure why would travel nurses be more desired. They tend to spend much more time inside the unit (cooking, etc), lot of extra questions tbh. Regular tourists i find much low key, spend all day out and here for vacation.

My biggest concern there would be safety, because traveling nurses are often women and that is their main concern. If you know the market well and can buy in safe neighborhoods near a hospital is should be fine. While I have run comps in many markets, I haven't specifically looked in Memphis so I am not sure if the rents are strong compared to prices.

I book through Airbnb and market on furnished finder. Furnished finder isn't a platform you can book on, so I use the free version of Avail to make my lease and set up rent collection.

@@davidmortensen5709 i connect with the travel medical agenices. Business to business level, we connect with contracts usually at a 2x to 3x what Long term rent is. I worked in healthcare for 17 years in the business development side. There’s a huge gap between just listing on furnished finder and actually connecting with agencies. Totally different play and this can be done in large metro cities or rural markets.
