Thank you ! OOOOoooof, I have a lot of thoughts on the settlement. I'll try to keep it as short as I can. To the main point; it feels like this wasn't completely thought out. The home buyers that most need a Realtor's guidance often times are first time buyers and/or elderly buyers. They tend to be the ones that have the most limited funds and aim to have the lowest downpayment and fees. If they only have enough money for their downpayment and still need a credit from the seller(s) to cover closing costs, there's no way that they'll be able to afford working with a Realtor. A first time home buyer doesn't always know what an actual deal is until we (as agents) break down the numbers and offer comparable options. They certainly don't fully understand an inspection report. Even when I go through homes with seasoned home buyers, I always make sure to point out costly repairs that could come up, people don't always catch those things. There are many nuances to a negotiation that only comes with years of experience. I could go on and on, but I'll stop there. It's something that we're all following closely. Curious to hear your thoughts as well.

@@AustinTX Honestly I never thought it was fair that a seller had to pay a buyers agent. All the agents are saying that everyone has always had the right to negotiate. How do you negotiate against a large agency that requires an agent in their office to accept no less than the local % rate? I have lived and owned homes in 4 different states and they all had “local rates”- Texas-6%, California-5%, Iowa-6% and Maryland-5%. the agent didn’t move off those numbers. Our California agent who had his own small agency worked with us and took a smaller %. The house sold in a week for close to a million in 2017. The commission was excessive especially since we both knew it would sell quickly. I will never pay a buyers agent again as a seller in a “sellers market” but I will offer a flat fee if it’s a “buyers” market. Personally I think the buyer’s agent will disappear. I found all the houses I bought online including a FSBO and then contacted an agent when the seller agreed to pay the agent. I hope to move back to Texas in the next couple of years. Look at how the EU and the UK buy and sell houses and get ahead of the other agents. like your content.

@@AustinTXWow, I had no idea about the NAR settlement, likely because I'm not in the market for a home and I just like to watch your videos because I live in the area. I hope that whatever happens, you come out on top!
