Great job paw3665! I will be starting our kitchen extension next year, I always planned to do most of the work myself, but your videos have inspired me to do the brickwork myself.

Nice brickwork! I've laid a few bricks in my time but more as a bricky's mate. Not sure I'd be good enough for a full wall. I have toyed with the idea of getting 'The Bricky' template you can buy as a guide. Professionals will scoff but I've seen some examples made with it and they were better than some of the odd job brickies can do near me. 😄 Thanks for sharing your work and hope it serves you well.

For everyone interested in how much things cost I would urge you to check out the Pocket Estimator app. The app lets you select everything from type of roof, window, kitchen, bathroom....etc and creates project cost estimates based on the dimensions you provide. The more information you give the app the more accurate the cost for materials and labour becomes. This is a great way for anyone to check they are getting a fair deal. All costs are based on the latest RIC price index for 2020.

Wasn't really sure I could do it at first but decided to try take my time and get it right! I know a lot of brick layers wouldn't want to do the tying into the house and work with the reclaimed brick I saved from some walls I took out of the kitchen

Nice work! The proper tie-in to the existing house with a mix of old and new bricks makes it look like it was always there and original to the house. Here in California, new unreinforced (no rebar) brick buildings have been prohibited ever since the 1933 Long Beach Earthquake. Must have vertical and horizontal rebar within the hollow concrete block. The brick is applied as a thin veneer.

I am working on a very similar build right now and I am interested in the I beam arrangement you used for the window opening. What sections did you use for the I beam and the L beam? What size bolts to connect them? Thanks and hope you are enjoying your new room now!!

You've done a very professional job and you should be proud! Just one question if I may; I've just finished doing my drive, and it took 6 months of evenings and weekends. How long did it take you to finish this?

Hi, well i am a joiner by trade! And have said that in other replies, but thanks for your compliment! thou i also say that i have never laid bricks and blocks until doing this, never laid a roof tile, so most of this was new to me and had to learn as i go! it took me prob bout 7months to put the brick and block work up with the roof trusses and lat & felt it to from april/may last year til bout nov/dec then i tiled it beginning of this year feb ish or when the weather picked up! so its all sealed in and no leaks! i waited a few months to make sure of that lol, im on with the inside at the moment! last year was just working w/ends, as i worked away, pretty much the same at mo, thou working close to home now! the base i did a few years back but had to stop due to the recession! basically i never borrowed just earned the money as and when to pay for it all and still doing that at mo so time really doesn't matter to me, as long as its done right! really enjoyed doing it! though it is not to far off being finished now cheers :}

Nice job! I'm thinking of doing something similar myself but have chuff all experience in this kind of stuff. Have a similar party wall situation - wondering whether to build as close to it as possible, right up to it, or leave a gap. Its right on the boundary so if I do the latter I lose internal space... How far away did you build from neighbours wall? Looks about 150mm??

Hi, my drawings showed right on the party wall, but i came in 100mm from what my drawings showed! just means i'll have an alcove at that point, i made it so it will match the over alcoves ill just fit shelves in them later! you have to be careful on party walls! i had to build piers against it to sit the steel on as i was not aloud to go 100mm into them so do find out what you can and can't do first

les0nick they are required for the subfloor ventilation of the existing floor of the front of the house which is most likely timber. Cheers 🥂

Hi Craig, the cost of my extension! I’ve done a lot of work to the inside of my house, I’ve taken up all floor boards and some joists fitted 4” king span insulation to the whole of the downstairs, fitted 18mm plywood and then fitted a solid oak herringbone floor on top! Nor doing that I had a new boiler fitted and I fitted a wood burning stove, now I’m just finishing off my new kitchen! So the cost to me has gone up! Probably stands at around 28 to 30 thousand right now and that’s doing it all myself apart from plumbing, electrical etc! The extension part I did it all myself from the footings to the roof! And when I add it up to what its cost me it comes to bout 10/12 thousand and that’s is with me working on building sites and being able to get timbers! So no labour cost! No builder involved! I guess Craig it would of been a hell of a lot more if I had to get a building firm in maybe 10k/20k more and the rest, also depends on what part of the country you live in! And I think material prices are higher than a few years back, so it can spin out very quickly Craig, good luck on what you doing 👍

the big openning at the front off the extension were the door or window is going the reveil is open were the insulation is ,how do you screw the frame in would the screws not be going into the insulation and do you not need vertical DPC down the reveil,,cheers

Yes the cavity is closed off with cavity closers, and you can drill & screw the door frame into the brickwork if there is enough room! I made the whole frame myself, used metal straps screwed to the frame, and extending into the opening then screwed to the block work! I was going to post more pictures/videos but never found the time to do so maybe I’ll have to find some time as I still get lots of people asking questions really 👍

What type of lintel setup is this? Over the main doors at the back, looks like two bolted together?

Hi, Luke, yes its 100mm angle and 100mm x 204mm bolted together with 100mm spacers to make a 300mm lintel £400 ish from a local blacksmiths! it was about £700 to buy a 3.6 heavy duty lintel! it needed to be load bearing as my plans had more steel coming from the steel holding the back of the house up to sit on top of the steel above the new patio doors, and another steel coming from that to the block work to carry a 2nd story which i decided not to build, but put the correct steels in place incase i decide to go ahead with in the future

Could you go into more detail on this? I want the same thing, the facing bricks only need to be one course above my lintel, and then I can use a bigger lintel for the inside of the cavity to support the roof timbers. I am currently working towards a 17degree roof pitch, based on having to have 3 brick courses above the lintel. With the method you have done I could drastically increase my roof pitch by only having one course of facing bricks above my new doors.

I see how you did it now, good idea, after you put the damp course over the RSJ, how did you fix the roof timbers to it? I can see you notched them out, are they then bolted to the rsj, or fixed another way?

there is a 4" x 1" pan on top of the RSJ fixed with self drilling screws the rafters are fixed to the pan! i used 4 x 1 because thats how i got the 17degree pitch but it could be different with you so you have to work it all out to suit your build

Shane Rahimian hi Shane I guess I am practically minded anyway and can understand drawings, how to set out ,etc, been doing joinery for nearly 30 years now! But brick laying! I just watched so many videos on KZitem to see how they do it! And there are many showing how to set up and the techniques to laying bricks just keep watching, but really to have the practice is the way to learning! Maybe look to see if there are courses in your area and enroll would be the way to go 👍

Did you have to build on a raft foundation? have just been informed I need a raft foundation and whilst I am now going to get someone to lay the footings, I am struggling to understand the mass of info on the DPC's

Hi, No i had to go down to firm gravel! which was 900 to a metre deep! funny really as the house is only sat on 4" of foundation! i will look for the photos of my footings and slab as soon i can and post them on here as part one! i put the footings in a few years back so have to find pics on an old pc first

I am an IT Consultant...But have been known to over renovate a lot of things. Taught myself to plaster and was trained as a kid in joinery although much forgotten now. I have a hankering to get back to it and this is my starting point

Hi, great work but the earth wool insulation should only be used in attic, internal wall or typically timber frame wall and not in external cavity wall as it’s not waterproof. If there’s water ingress it will soak moister and sink to bottom of cavity.

Hi, hmmm cost! difficult to say really? As i am doing all the work myself, i will of save thousands by the end of the build its still on going, mostly internal work now and i am working full time and paying for materials as i earn! i never went for a loan or got any quotes from builders, but so far i think i will have spent about £8k though prob 81/2 k now not checked for a while, so really you should look at online extension cost calculators! they give you an idea as to costs based on dimensions and quality of build you want, or just get 3 quotes from builders, i think mine would be a 25k to 35k build if i used a building firm as i have done a lot of structural work inside, steel holding up the back of the house ect you will also have to cost in all fixtures and fittings, kitchens can be 2k to 30k, so u can see its how long is a peace of string type question really all up to what you want in the end Dave
