Evolving Market Dynamics - Fredericksburg Community Planning and Building Department
The City's Small Area Plan process included the development of a citywide market analysis . The analysis was originally produced in 2018 and was updated on an area specific basis as subsequent plans were developed. One of the major commercial trends identified was the on-going re-positioning of automobile-oriented commerce in the City.
The City’s automobile oriented commercial centers vary in age with some being developed between the ‘50’s and ‘90’s (Route 3 Corridor Aerial) and some currently under construction now. They are all evolving, though in different ways. The repositioning is best illustrated by the evolution of some businesses over the last few years in the City:
Burlington Coat Factory was a major tenant in the Greenbrier Shopping Center originally developed in the 1970’s. Burlington Coat Factory relocated from the Greenbrier Shopping Center to a portion of Central Park developed in 2004. There are several factors influencing the evolution of the auto-retail market place including, especially, the continued growth in on-line retail activity. The nearly 50-year-old Greenbrier Center - along with some similar aging auto-centers in the City - are likely to redevelop into a new mix of uses in the coming years.
