Brian, what is odd to me, when 12+ years worked at Disney World, is that DVC pricing increased every year. Now in 2023, the pricing back then is considered a bargain (even secondary market)compared with 2023 retail/resale values. Even something I'm interested in (Hilton Club NYC) does not have the Disney track record. My question to you, is how has Disney done this, with properties that are often inferior to others in the marketplace?

nothing specific to DVC on that front, all timeshare RETAIL prices go up by a marginal amount every year. Resale prices however are a much different story. At least DVC on that front retains a very significant % of its value, unlike most other timeshares that depreciate a staggering amount the moment you buy them!

@@TimeshareUsersGroup Why Disney, what makes them such a better investment?
@TimeshareUsersGroup
Жыл бұрын
Disney is the complete outlier in the timeshare world that literally cannot be compared with any other system. those points are all RTU (expire after a certain number of years) and hold their value very well due to the ultra high demand for DVC resorts! It still wouldnt be considered an investment, because even DVC can be bought on the resale market for less than retail prices, it just doesnt lose all its value like most other resort systems do.

@@TimeshareUsersGroup But as a former employee, my intro pricing on both Animal Kingdom Lodge Villas & Bay Lake Tower; was MUCH less than today's secondary market pricing. People who bought Old Key West, in the 90's direct, have made $$$$+.

no doubt there are examples where pricing has increased over a long period of time, however it is very much "not the norm" nor should it be expected for most timeshare purchases, especially retail! (and especially wyndham)

Hey what is the timeframe to get out of a contract after you buy?
@TimeshareUsersGroup
7 ай бұрын
it varies depending on the state you signed the contract in and it would be listed in the contract itself. between 3 and 15 days, most are around 7 though. tugbbs.com/forums/threads/list-of-all-state-timeshare-cancellation-information-and-attorney-generals-contact-info.102785/

If I buy resale in Wyndham, do i still get access to the travel benefits. Like airfare, cruise discounts?
@TimeshareUsersGroup
Жыл бұрын
do you mean travelshare? unfortunately no, that does not transfer to a resale buyer. however the thousands and thousands you save buying resale more than makes up for any discounts you would miss out on!

I have 3 Wyndham points contracts, 1 odd year, 2 Even years. I think I should sell them and buy full year. Any thoughts. Wyndham always pressures me to get out of the odd/even year program for big $$$I

really depends on your maint fee per point when you add them all up. however in most cases if the sales office is "pressuring" you to do something, its usually in their best interest not yours!

@@TimeshareUsersGroup You are correct. It's getting harder to find these every other year. I may put my odd year up forsale and buy a full year. As well, the sales office just hates that I bought in the secondary market. Thanks for getting back to me.

You need to discuss the issue of how difficult it is to book for your vacations even if you own 300K or 400K points.

What issues are you having booking vacations? 400k points should provide you with a significant number of options within the wyndham system but you still have to set your alarm to log in when your booking window opens at the 10month out mark!

$350 for 90000 annual points inclusing closing and transfer fee . does it sounds like a good price ?
@TimeshareUsersGroup

not particularly no. not so much for the cost as that is trivial, but 90,000 wyndham points is a very small contract.

those are usually available free of charge. even 200-350k points accounts can be found on the resale market for next to nothing.

absolutely! however any financial obligation should be made with all important facts provided to the buyer. In this case, resale value is almost always hidden or otherwise misrepresented to potential new buyers at sales presentations!
