Old farmer told me once, “Son, if you farm poor land, you’ll scratch a poor man’s ass.” 😂 A few years back I was pheasant hunting on a farmer friend’s property in South Dakota. The lottery had gotten up to almost $1 billion. A lady asked the old farmer what he would do with it if he won it. The old farmer sat there a minute and said, “Well, I guess I’d just keep farming until it was all gone.” 😂😂

You should keep the 40 acres and build the shop/dry storage and a house in it that way you don’t take up any extra farm land that you could use.

Awesome video! Have fun tilling and planting. Remember, when planting corn it is best to put the fertilizer down through the planter. Then the fertilizer is next to the corn seed where it is needed the most. The corn would use it before the weeds do. You will get awesome results. Have fun and stay safe on the roads.

Please do share the numbers. It would be really cool to see how well the farm did in it's "first year" of your ownership and then vice versa compare it to the second year that you own it. In more recent years I've stumbled upon the thought of finances and how important that stuff really is and seeing the results of the financials would be interesting I think. Keep up the great work and keep living the dream!

Hi Grant, Writing to you from Eyre Peninsula in South Australia, Australia, great to see you trying to get into farming. Keep buying land man as here in our area, Bank Investers are paying $2,200 an acre for Farming land which in todays terms is only worth $600 an acre , as rainfall is very minimal in this area. The Chinese are buying alot of farming land here in Australia , and they dont know how to farm in this country. Good luck on your journey.

Nice video, thank you! I for one would love to hear the financials ongoing. Your entering the field poses a great time to look at farm economics in the U.S. as you find them there, in a sort of classic cross-section of modern American agriculture. I hope high grain prices aren't costing you too much in land prices. We love seeing Spence too, contributing to the good of the operation, being his natural productive self. You are on the right track. I'm an old fart who purchased 3 separate tracks between 1985 and 1981. (The great farm depression...) I still own 121 acres and get about the same rent you calculated for yours. The amazing thing is after selling two homes and a corner 35 acre parcel, I'm in the remaining acreage for under $2K per. The grandkids will get a great college education out of it. Good luck.

My grandpa would buy farms, sell the timber, and small 1-5 acre fields would go into CRP program cause it was time consuming in the spring. CRP gives you a little extra income to help pay loans.

CRP ground doesn’t go in the program for just a season such as spring. It’s usually more like 10 years then they are out of the program.

Don't worry much about the price. In 1964 my father bought 160 acres in north GA. for $16,000. Other farmers thought he was crazy to pay that much.When it sold in the late 90's it brought almost that much an acre.Good luck!

Hi Grant, thanks for going over all the numbers and sharing your experience of buying the farm, I hope it works out for you. I think a pond (maybe you could show that some time) would add a lot if you could put a home beside it. Also, you should take out the value of the tree stand to do your return analysis on the tillable land - if it is seperable from the whole lot. You could also go into the business of supplying firewood, or if the lumber could be sold to a mill that could be an additional income steam to your purchase.

I understand I’m an outlier in farming, but I’m a HUGE fan of silvopasture! That looks like the original land I started on, and still have, only bigger. But it had 900 acres of timber you couldn’t even walk through. Now I can drive my truck through most of it at 30 mph. I run my pigs back there, and some cows in the areas they won’t go rolling down a hill and die. CONGRATS! 🎊

You can also get a hold of a wood broker and tell your trees. You can potentially make around $2,000/acre depending on the trees on the lot. They will come in and inspect the area you want to fell. And you just have to decide "anything larger than 14" or 16". You then decide if they pay per load for for the whole project, or a combination of the two. It could help provide some cash now, put that generally doesn't bring you as much money. Just an another idea, but this does decrease the value of the timber property. If you fell it all and just replant, it could be your retirement, right there bud. Thanks for the content. Trees are money my friend plus its all out of house work

Would be nice to see the financial return of that land at the end of the year. Very interesting videos but it all shows that you need a lot of money input before you even start the first time seeding. But keeping going. Here in wisconsin we started planting today. Went ok. But hitting hard the next couple weeks. 5 thousand acers to do all combined. 2 thousand of our own and 3 thousand of custom.

Hey, I have an idea! Use the 3 acre patch as a test site - no till, cover crops, cycle in alfalfa/wheat/oats instead of monoculture.... And see what results you get.

Might want to get a forester to look at the timber. The tree tops(crowns) looked pretty large which could indicate some big timber.

Holy cow. In South Georgia it’s hard to imagine $6500-11,000 an acre for farm land. I don’t know how you’ll ever make payments on that.

6.5K to 11K ... In our area of prime vegetable land we are in the 25K to 30K an acre ( albeit Canadian still more than 20K Us ) ... And this is if any comes on the market . A second neighbor came up for sale after a messy divorce ( rough one ) and hit 24K/ acre barn and cattle not included, almost 8 years ago . Farming has been hit by speculative financiers from all over the world . Gates is today the biggest land owner in US ... Chinese financiers are buying farms in Canada to feed their homeland and no one is batting an eye in our gov. ... Tanner I have no clue where this madness will end or if ever it will stop . Average net return per acre for corn was -$9 per acre for cash rent land in 2019. I don't see how these guys can make it with land/equipment prices the way they are.

@@Lauterbach24 - Oh. I fully agree with you . We are not into cash crops ... WE farm fresh market vegetables . Mitch you know farming is not an homogeneous field of work ... There are more differences between a cattle rancher and a vegetable producer than a dentist and a mechanic :) Later Mitch and Farm On :)

I agree, I don’t see how they are paying for this land. I just bought my first million dollar farm this year and it came out to $3,200 an acre and that was too much IMO. It’s roughly 300 acres and I’ll have a rice/crawfish split on it using up every acre yearly. I also get a $20,000 subsidy. It amazes me how these row croppers are paying for all this ridiculously high land and over the top equipment. I guess it’s acres that allows them to do it.

It would be great to see your true ROI on this. You are definitely able to provide a different perspective on this since it isn’t your primary income. But seeing how it performs with what will essentially be an unbiased operational approach would be fascinating.

Pretty impressive purchase....no worries on trees...those can be eliminated and turn into farmland too. Nobody realizes how our forefathers cut trees and removed rocks (rock fences) for years and years ever increasing their farmland by a few acres a year. Incredible how young you are being able to purchase raw land.

Just my thought. You should keep that timber land as side revenue. Sell the wood, regrow tree and harvest again. Than you can use some of the land for your shop and barn. The land can be use for recreational use as well! Anyways good luck on the farm!

Congratulations on buying some land. I know it’s not easy. What it really comes down to is serviceability on the debt because as nice as equity and capital gain is, it doesn’t pay the interest. Hope you go well.

I would suggest finding a local forestry agent and getting bids on the timber. I don’t know what kind of wood is in there, but lumber is through the roof right now. You may be surprised what you could get for it. If it was me I would sell the timber, clear the stumps and farm it. That all depends how the land lays if that’s possible or not. Something to think about.

Good stuff. I agree that this market is shaping up to be a strong time to purchase raw land - I think housing prices may be in for a rough ride - but raw land has room to move up a lot.
