This is a very good educational video. I have been telling my friends for a while that you don't really make any profits when selling your property after 20 years.

Thank you! That's so true hey 😅 I would get excited about how property prices are always going up, but it's usually just enough to cover your costs if you were to be living there.

@@trying2adult yes in fact your making a loss if you're selling you property after 20 years. You have to take into account the wear and tear, and any home improvements etc. Another downside that I would consider it a downside, is that most kids or relatives are fighting after the dead of their parents over the property and who should get it, esp in my coloured community. I'm better off renting.

Useful info...my mom had to sell her apartment as it wasn’t the “investment” we thought it would be and opted to buy a house in the township instead n she makes more income from that than she did with the apartment, I’m also in the process of building my three rooms “savings” account just to have them a security blanket in case life happens...keep the info coming 🙂

Security is key! Even though it might not be an investment in the financial sense, nothing beats knowing that you have a blanket to fall back on if/when things go south.

One aspect you left out, is the salary increase. After 10 years, you no longer feel the bond payment because it doesn’t increase every year like renting. I do think you should make a separate video comparing renting vs owning. I this buying “might” end up being better

Great content. But I think when we talk about a home that you are living in, it's best to subtract the rent you would pay if you didn't own the house. I mean we all have to live somewhere so you are saving that rent money.

You didn't add the rental income which would offset the levies and partially the rates & taxes (for the investment case I mean) The interest rate is also probably a floating rate not a fixed rate COJ rates & taxes are ridiculous. One thing I miss about CPT :)

You need to subtract then rent from your 933 000, of he didn't buy he would have paid rent money for 20 years. Rent increases yearly. By not paying rent he actually saved himself some serious cash. Also remember you don't get the money paid for rent back by selling the property you get your money spent on the bond.
