This is very simple. The owner, whoever he/she is, likely asked for a crazy rental price back in the day and never got a tenant. This is quite common in Thailand. Then the fact they neglected the house over so many years and let it fall into disrepair like that tells me more about them. Finally, the asking price is beyond absurd. They'll be lucky to get 2.5 to 3 million for it and the fact they are asking such a ridiculously high price for such a characterless badly designed abode is the final nail in the coffin. Love your videos. I'm an Aussie expat retired and living in Chiang Rai but because I'm tiring of the terrible air quality up here during the burning season - March - April - we intend to move to Hua Hin next year. Keep up the great work and thanks for helping others get a feel for properties in Hua Hin.

Thanks for your kind comments and for watching the video! Yes the asking price is, to put it nicely, "unrealistic". We have seen so many houses that were once lovely homes just let go to ruin. It's beyond comprehension. There is a house close to us that is an embarrassing disgrace with an asking price of 6.9 million baht! A complete disaster. Of example, the pool is f***ed and the equipment in the pool filter / pump room has been scavenged for spare parts! We think the price of the house in this video is probably "not negotiable"!! We agree - 2.5 million max. We certainly understand about the air quality...especially up north. Good luck with everything.

right on. for that price you can build a brand new home with the exact specifications you want. seems like they were either quoted farang pricing or the owners overpaid in the first place and is desperately trying to recoup back his losses.

Thanks for the video. I have renovated, or seriously revamped 5 house here myself so I have a bit of experience. The house does not look too bad but as someone commented be very careful about anywhere with water leaks/stains. What concerns me most about this development is the black water stains all over. It looks like flooding. I live in a development near there and we do not have that anywhere. in the complex. Concerning

There was an empty block behind the house that could possibly flood yes. We were quoted 70000 baht to renovate this particular house. as far as we know it is still for sale.🙄

Gated communities certainly have their advantages. But there is a fee each year that needs to be paid. Prices will vary.

thank you for sharing these "house seeking " videos . Greetings from Atherton Tableland , Queensland . Sadly , i cannot comment when i'm watching the videos on the ' big screen " . I noticed that the bathrooms had power points up high so , it would be easy to install the Thai " instant hot water systems " . I find renovating to be fun (call me crazy ) but , unfortunately , here in poor old Oz , the price is prohibitive as most product is imported . Your new home looks great . The yard would be large enough for our dogs . I'll be over in Thailand ( specifically Hua Hin area ) in September / October - it would be nice to meet up . Cheers , russell .

We were told by the agent it's because the owner wanted too much for rent. Perhaps the owner didn't understand the supply / demand thing? There are rules for foreign ownership in Thailand like in any country. Foreigners can't own land in Thailand. I'm thinking these houses are so over market price because you're only seeing some small subset which the owner is willing to give a lease to a non-thai. I didn't it was so easy to buy property as a foreigner so I'm curious.

If you are not married to a Thai ,you can own the house but you have to lease the land from either a Thai company or through a Thai friend or solicitor. These leases can be for 30/60/90 years. We are quite happy to do this. In reality if you wanted to buy a house say in Australia the bank would own your house for 30 years anyway. If you are married to a Thai then they would own 51% and you would own 49% We hope to do a video on all this with our Thai solicitor soon.

@@HairyPixels the lease can be held by the developer / owner but often this is not possible because sales are freehold only. Foreigners can NOT own land in Thailand but they CAN own the house sitting on the land. You have to lease the land long term. This can be arranged by your Thai lawyer and is very common for foreigners. Usually the foreigner will pay a fee for a 30 year lease. Foreigners have a tough time getting their heads around this arrangement. Remember we are not lawyers, real estate agents or experts. Foreign ownership laws in Thailand are always in a state of flux. Medical insurance here is such an expensive nightmare. They will not insure you for any pre existing issues. For example asthma or if you have slightly high blood pressure. Our advice is to take out travel insurance for say three to six months, Once you get your retirement visa there a compulsory government health insurance that in our opinion not that expensive. The public hospital system although not flashy standards is cheap.

@@desmcleod2604 all the comments we made relate to private health insurance. If you wish you can try AXA (there are many others) and see how you go: www.axa.co.th/personal-health-insurance They simply do not insure people over 60 years regardless of their health.
