It is a great time to buy in Argentina if the following are true: 1) you won't need access to the funds used to buy the property for at least 5 years 2) you can access the blue rate in bulk(crypto) 3) when the currency and stock market crash you won't freak out and sell at the bottom As far as owning a rental I would only do it if I planned on renting on airbnb and getting paid in dollars outside of Argentina. I would also consider putting the property in a trust or a business since it is often really difficult to access lenders as a citizen/resident but much easier as a business. It is almost always a great time to borrow currency with a 110% inflation assuming you can actually buy real assets with it. Interest rates might be 90% but with 110% inflation it is profitable just borrow, buy, wait and repay. There is a common saying that is actually true and applies, or will apply, to Argentina "there were more millionaires made during the US great depression than during any other time in US history". I'm pretty sure they mean per capita but whatever.

This dude foresaw everything. literally in 5 months of Milei's administration ( with the repeal of a really useless renting law , the fiscal surpluss , the lowering of the central bank rates and the accumulation of reserves ) prices of real state started skyrocketing together with the reappearance of mortgages and bank loans that dissappeared the past 4 years due to the incredibly high inflation with no expectation of going down together with the stagnation

How do you NOT become a Tax resident of Argentina if you by a property?

@@crypticnomad How do you do that?
@crypticnomad
Жыл бұрын
@@pinetworkminer8377 the process is different for each country and some are easier than others. On the business end of things what people from the US would call a LLC is fairly difficult and cumbersome to setup but there are other easier options that I'm not aware of their being direct US equivalents of. An example is basically a simplified company where the shares are simply whatever the initial investment was which could be cash, real estate, or even shares in some local company(I could be wrong on that last point). They also have an equivalent to most forms of trust as the US has. The two basic time tested patterns that work almost anywhere are a "holding company", which is simply a company that holds something like real estate, shares, or whatever, or some kind of trust which could be some kind of family trust, living trust or any number of different kinds, and finally the best option, imho, for both asset protection and privacy is a combination of the two where a holding company owns the property and the shares of the holding company are held by a trust. In the end it is best to always get an attorney to do these things. It is kind like any other super specific thing a person could focus on as a job. I understand how a house is built but I'm not qualified to build one. I'd pay someone who does that all the time and focus on what I'm good at.

To avoid becoming a tax resident of Argentina if you buy a property there, consider the following steps: Limit Your Physical Presence: Make sure you do not stay in Argentina for more than 183 days in a calendar year. Argentina uses the 183-day rule to determine tax residency, meaning if you spend more than half the year in the country, you could be considered a tax resident. Maintain Primary Residence Elsewhere: Ensure your primary residence remains in another country. Keep records of your primary home, family ties, and economic interests in your home country to demonstrate that Argentina is not your main base. Avoid Significant Economic Connections: Limit your economic connections to Argentina, such as business operations, employment, or other significant economic interests. Having substantial economic ties to Argentina could lead to being classified as a tax resident. Proper Documentation: Keep thorough documentation of your travel dates, primary residence, and economic ties. This evidence can be useful if you need to prove your tax residency status. Use of a U.S. LLC: A U.S. Limited Liability Company (LLC) can own property in Argentina. Here are some steps and considerations for an LLC to acquire and hold property in Argentina: Registration of the LLC in Argentina: The LLC must register in Argentina as a foreign entity. This involves obtaining an Argentine tax identification and complying with certain local legal and administrative requirements. Required Documentation: The LLC will need to provide various documents, including its articles of incorporation, bylaws, and a board resolution authorizing the purchase of property in Argentina. These documents must be translated into Spanish and, in some cases, apostilled. Tax Identification Number: The LLC must obtain a CUIT (Código Único de Identificación Tributaria) from the Administración Federal de Ingresos Públicos (AFIP), the Argentine tax authority. Compliance with Tax and Regulatory Laws: The LLC must comply with all tax and regulatory laws in Argentina, including paying local taxes associated with the property, such as property tax and other taxes related to the transfer of real estate. Property Maintenance: The LLC will be responsible for all costs and responsibilities associated with the property, including maintenance, taxes, and any other legal obligations related to the property. Other Options to Consider: Use of an Offshore Entity: Purchase the property through an offshore entity located in a country with favorable tax laws. This way, the property will not be directly linked to your personal name, which can help avoid tax residency in Argentina. Co-ownership with a Local: Consider having a co-owner who is a local resident. This approach can dilute your direct connection to the property and reduce the chances of being considered a tax resident. Property through an Investment Fund: Invest in an investment fund that owns properties in Argentina, instead of buying the property directly. This allows you to benefit from the investment without having a direct connection to a specific property. Digital Nomad Residency: Establish yourself as a digital nomad with a base in several countries. Maintain an active travel schedule and temporary residency in multiple locations to demonstrate that you do not have a fixed residence in Argentina. Long-term Lease Arrangement: Buy the property and lease it long-term to a local company or individuals. By not using the property personally, you reduce your direct connection to it. Use of a Trust: Place the property in a trust where you are the beneficiary. The trust can be managed by an entity or person in another country, which can help avoid tax residency. Property Rotation: Buy and sell properties regularly. If you do not hold onto a property for long, it can make it difficult for tax authorities to establish a solid and continuous connection with Argentina. Investment in Commercial Properties: Instead of residential properties, invest in commercial properties like offices or retail spaces. These investments can be managed by companies and may not establish a clear residence connection. Simulation of Residence in Another Country: Maintain a residence in another country with which Argentina has a tax treaty that can help avoid dual residency. Use this residence as your official base for all legal and tax activities. Division of Properties: Acquire several smaller properties in different locations instead of one large property. This can dilute your direct connection to a single property in Argentina. If this information was helpful and you want to delve deeper into any of these topics, you can write to me via LinkedIn message at www.linkedin.com/in/emilianotorres/. I am Argentine and enjoy helping people make smart business decisions. Best regards!

My wife is Argentinian and has lived here her whole live. We went to see an Escribano and they said it's very difficult to bring in dollars, that almost all the time you have to find a business with a American bank account to act as the Escrow company. Maybe all this is much easier for someone with millions of dollars however, for the average person trying to buy a normal house they have made it very difficult.

I even had people trying to tell me I have to send my money to myself via western union, then take the received ARS pesos to a exchange house and buy my dollars back on the other side. That was costly and dangerous. Another realtor told me that they know of a tourist agency that would would allow me to pass my dollars through them however, after speaking with the Escribano none of this seemed safe or normal. So... we bought nothing.
