I would knock the house down and use the land to build myself a tiny home with a garden and garage. That would be much cheaper than trying to fix this house. I know the home is old. Or I would do as I mentioned above and restore it little by little and rent it out. There's many options.

You jack up the house from the basement or crawlspace, then put a new beam (probably steel) in next to the rotted beam (beam is central, joists sit on it crosswise, subfloor sits on joists). It’s a bit of an expensive repair. Probably $10-$20k. Everything else is cosmetic.

Sometimes banks foreclose on homes that have not paid their mortgages, or the state takes homes that have not paid their property taxes, these homes get auctioned off REALLY cheap. This is one way to get homes cheaper

I know a guy who buys those cheap houses in foreclosure or were foreclosed, and then he rents them out to people for HUD, and the government mails him a check every month, so he does not have to try and get the money from the people living there every month. He has 5 of them and they make him about $5k a month or so.

Kitchen remodels can cost between $15,000 (that's really basic) up to $40,000. Bathroom remodel, $12,000 to $20,000. They need to remodel those in this house, but the structural issues have to be done. Your pouring money away if those aren't address. Whoever picks up where he left into over $120,000 to update this. And I think that's probably low.

That's a black Oak tree, most live oaks are protected in many states, it's not allowed to be cut down unless it's shown to be be dead. Often one must get a permit to even trim the dead limbs off of an Oak that is still alive. As an Oak can live hundreds of years, the Angel Oak tree in Charleston, South Carolina, is thought to be one of the oldest living oak trees east of the Mississippi river, located on St. Johns Island, S.C., estimated age is between 400 and 500 years old, which places it's date of growth in the year 1524. Although California's Pechanga great oak, is estimated to be about 2,000 years old. If so then the tree started to grow at about the time Jesus was 24 years of age, 9 years later Jesus would be crucified, and the tree would be 9 years old. What's even more remarkable is that the Great Basin Bristlecone Pine (Pinus longaeva) in the White Mountains of California, nicknamed "Methuselahage is aged at 4,853 years, meaning the pine is older than the pyramids of Giza.

Many of these types of homes are best to be taken a part and the materials recycled. The hardwood floors are worth as much as he paid for the entire property. It probably costed $5,000 to build the home originally. Yea I'm guessing without viewing the basement yet, that most of the structural damages are being caused by wash out in the foundation, causing the home to settle/sink on less supported foundation. Bring in some jacks, temporarily brace, and add some new beams, and or floor joists it's not that difficult to repair, nor too costly, especially for a wood frame house, brick is of another matter. The aesthetics can be where the costs can go up, unless you catch some good supply sales.

My sister and brother-n- law many years ago bought an older home cheap. We gutted it rewired as well as all new plumbing. insulation, vinyl siding, windows and doors a new furnace with central air. all work done by us. Forty years later a new metal roof has been installed recently but the home still looks new.

I have a fixer upper. We changed out the 12" floor beams ourselves. It took the whole family. Every jack we could borrow. A lot of digging and bricks. Bought the home 25k. Invested 10k appraised for 100k. I'm still living here 24 years later.

Fixing those beams could be done by two guys in an afternoon. Couple bottle jacks, some 2x6's to temporarily brace, a sawzall, circular saw, a impact driver and the actual beams will get you 95% of the way there.

Lots of guys with good skills around for repairs. Very common in USA. I often use unlicensed skilled people unless it is dangerous work. For tree trimming, plumbing and electricity I turn to licensed professionals if it is a big job.

@@archaeologyfornon-archaeol1014 Exactly, some people here are so scared of this that they say ridiculous things, Those people just don't know...at first glance I'm thinking $50,000 to get the house liveable, new electric, shored up. New heat, carpet and appliances..maybe a french drain...of course there are alway hidden things you don't expect, so add $10,000 more. It would be a good/nice home in time...I'd buy it!!

Renovation would be around $75k, not sure what the ARV would be. This isn't a job for this guy, he is self employed an entrepreneur that invest in real estate. And what he is doing with this house is called wholesaling it to another investor.

I would guess about $120,000. But that be redoing all the walls etc. Not to mention sanding and redoing the hardwood floors.

There's a reason these properties are dirt cheap. I grew up in rural America and there were abandoned houses all over the place. They all had 'potential', but like I said there's a reason why nobody lives there. It's desolate, empty, etc...there's no investment to be had when there's no infrastructure to support anything.

This is how great new area's are made. It always depends on the location, nice homes and fixers. I've done several fixers in ok area's and made enough money to buy the home of my dreams. So it is doable...I live in the country and wouldn't want it any other way. 10 minutes to town, but I'm on 7 acres raising cattle and a couple horses & dogs...it's great...

What you to to replace a structural beam is to jack up the structure, brace the structure and replace the beam. Remove the temporary bracing. Not too difficult ay all. Although it is best to hire a contractor that specializes in that kind of work. Worst case scenario one could tear down the house and put a manufactured home, trailer home or build a hew house or flip the land. $10,000 is very cheao for the land.

My Father bought his home in 1950, right after he fought in WWII. It was a brand new home in Peoria Heights Illinois, they had just built it. It was a one floor 3 bedroom 1 bath ranch style house with a small enclosed back porch and an attached 1 stall garage, and he paid $10,000 for it. It was in a nice smaller city, with good schools and no crime. That house is still there today, my half brother Butch owns it and he rents it out to my brother Scott's daughter. And today it is valued at $70,000. Other houses in the same area can go for $70,000 to $150,000, but not much more, and those are houses that the owners added a room or two on to their homes.

Exactly..I bought my 3/2bath 1900 sq ft home on 7 acres for $162,000 in Northern California. It was advertised as a 2 bedroom, but when I walked in and saw the large den in back, turned that into a huge office/bedroom. The inside was move in perfect except for paint. I had to landscape & put up a deer fence. Waited a few years and build a 24X30 shop with double door front, single garage door in back. Drive thru garage. Went fishing for a couple years, worked and saved up for asphalt driveway and repairs on the deck...Now it is exactly how I like it...they would have to take me kicking and screaming to move! LOL

+30yrs in construction If the property is worth anything a builder will come in and mow that house down and put up house worth something. Poor guy spent a week mucking out a basement for nothing.

For $10,000 I would tear it down and build a new house there. Might cost a bit, but you get a nice piece of property and if you have the money you can build a new house there. Or put a nice trailer home on the property if allowed. There are actually some decent looking spacious trailer homes. Or perhaps live in a trailer home on the property to the house is built. Lots of things you could do. You would just need to check with what is allowed. Or you could fix the house like the man is suggesting.

You can put way more money into fixing it up than what you initially bought it for. But, if you want to keep it as your own, you can do it how ever you'd like & take as long as you'd like to do it. Or.... Do it up in short order to resell & make a huge profit!

I’ve never done a remodel like that but my guess is that you’d need 50 to 100 thousand to get it looking like new. Which is still good because I think this house could be worth 200 to 250 thousand depending where you live.

Electrical: Here is what ya do. You interview electricians and get estimates. Get three or more IF you can. The electrician stuff now is kind of plug and play for the parts. They don't really twist wires together anymore and they can place breakers at points in the house and not need to replace EVERY ungrounded outlet. Trust me I was shocked. They cut channels in the wall to remove the wires and replace them so you need a guy who can do drywall if the electrician can't. It's a prosses. 🤣 Most old houses pull to low power from the pole for the modern life so there is a grip of money right there getting your fuse box upgraded and inspected. It can be done though. We have home improvement stores now were you can pick up what your electrician and you decide you want. Like lights and wall plugs, fans. The electrician lays out a rewiring plan and YOU take it to a city inspector to get it approved. MAKE SURE YOUR WORKING WITH A LEGAL CONTARCATOR! They need to have some credentials. Don't let them do anything until you see that. That is really the biggest expense, electrical. Foundation: The basement needs to have jacks rase the house and replace rotten wooden joist beam and yet another city inspection. 😆 If you just redo the kitchen cabinets or put in a new shower you don't need an inspection but foundation and electrical, the roof kind of ya you do. Pulse the frame will need some work were it separated ya know like the roof too. We redid all the windows in our place and that really helps regulate the tempter. Also tint the widows to reduce heat. Trust me we are idiots and if we can do it you will be more than fine if you try too. 😄

I live in a one red light town of under 2000. Unless you’re self employed or run the grocery, hardware and auto repair or restaurant, most people are willing to drive 40-50 miles for a good job. A lot of people in cities have a commute at least that long.

Not true at all. I've sold real estate for 25 years, termite damage does NOT mean the house is falling down..Termites can be killed and wood can be replaced....

Not necessarily. If the damage is older and not too pervasive and there's no sign of any recent problems, you can repair the damage and just stay on top of things. You can also have a pest control company like Terminix or Orkin come out once a year or even every few years to inspect the property and you shouldn't have any worries.

Very cheap houses often available in rural areas, Kansas, Missouri, etc...about 83% of Americans live in urban areas. Probably never the cheap in California or anywhere close to a city. Questions buyers may have: how close to emergency services, many recent wildfires or major floods? I live in California, but many places elsewhere in California I once considered buying in 25 years ago are now areas of wildfire problems. I bought a 100 year old home, in a Southern California City 25 years ago, and have spent money on house painting, earthquake bolting, upgraded electricity, adding cabinets, etc...fencing. It never ends, but this small house (1250 sq ft) and small yard (7100 sq ft) is worth about 5 times what I paid for it, solely due its location.

I live in the Missouri Bootheel and my house was around $140k and I bought it last year. It was good condition and only needed to have the septic tank changed which was about $4,000. I live in a very nice area of the Bootheel too so that $140,000 would be on the high end here. One town over from me and my same house would be $100,000 at the most.

@@Carly_SIU that is a lot for Missouri! Young people can no longer afford a home in California, prices are ridiculous as is the property tax. California does not even have the highest property tax of all the states either. My neighbor just got his tax bill for the new house he built behind his old house, and he has to challenge it. $12,000 a year in property taxes!

Small property, 7,000 sq ft lot, 100 year old 3 bedroom in front, 2 bedroom, 3 car garage in the back, alleged value around $1,000,000...love California but young people are out of luck until the market drops which it has to. If more people leave (I keep hoping) it might improve here.
