Great info!!! Loved your saying’ who owns the water rights is the king’ It’s so true we’re living here in MT for 11 years, built a home on 25 acres and still fighting with the neighbors for our water rights, the property came with a spring water share .. we had to dig a well to be able to build & live .. but our spring water is still not available.. so it’s good to inform people about these issues… By the way after taking legal action we can get that spring water .. but it took long years & $ .. which it should be free & easy..

Your video is wonderfully educational. I learned a lot. We live in a temperate/hot part of Texas. Our sone who grew up in Houston became a permanent Montanan after college. He will never live in Texas again. I once thought o could relocate to Montana, but the reality is I could never navigate all that cold. Thank you for your information

It's a bit off the beaten path but seems to be a good value especially for someone needing a huge house. The house had to be expensive to build plus 33 acres? Is there a digit is missing in that price? Zillow says $2.95M.

Love the vids, any chance of going over the best ways to check covenants and restrictions in Montana? Seems like on one wants to be forth right until further along in the process. I’m subscribed to the counties records website, but have a hard time finding the parcel #’s or owners names. Thx!

You can check zoning on the Montana GIS site but I get the covenants from the title company for each individual property. There is no site that I know of that just lists covenants.
