Such an informative and thoughtful video…thank you! Very interesting to see how different areas have different size properties, some require flood insurance and some don’t, and some are on septic/well. There is so much info for out of towners to learn😳 Did you say the third home (Burnt Store) doesn’t have hurricane impact windows and doors? Surprised that’s not required with new construction. Aside from that eye sore in the front yard, that was a beautiful home. As a single female, I don’t want be responsible for putting up hurricane shutters for every storm😞 The 4th home was beautiful as well(I saw that online and dismissed it because I wrongly believed it to be a 2 car garage…whoops😂). The second property was too small…neighbors are too close(and why is it taking years to build that house)? Info was still very helpful and today I learned it’s pronounced Matt LaShay😝 On your color coded map, is the no color section(greyish) all non-flood zone? Also, if assessments aren’t paid on a property, do you know a ballpark range of what that cost generally is(and is that due at closing or over time in the future)? Any idea how much a RO system costs(and do builders ever install this in new homes)? Finally, since these properties are not in HOA communities, are there any rules for fencing the property(needing permission from the city, etc)? Thanks!

There is a ton to learn and that is why a real estate agent that knows all of these "unknowns" is more valuable than one would think. Grey on map is all fresh water canals, I can look up each property to determine the final payoff on the assessments for each home (they will all be different) a whole home RO system is approximately 10k. I have heard slightly higher and slightly lower. You can shop the price. No rules on fences, but if Vinyl, whatever is behind it becomes invisible to code enforcement....LOL

Depends, but gulf access land with short commute times to get out can be 100s of thousands. That would make the home potentially 30-50% higher in price depending on location.

Each market is priced differently based on demand. Maybe move to a cheaper city or state? Demand will still control pricing... always has!

@anacleta424 if you are saying difference between ask price and selling, yes..... that is what real estate is..... and there are a lot of unrealistic sellers who talked the listing agent into taking the listing at an unreasonable price just to get the listing..... then it gets adjusted to reality later.

Insurance will continue to rise , tax’s will also down there , then you got assessments for sewers etc . Prices need to get real down there . And the cape is crazy overbuilt . Traffic , traffic

@@livinginfortmyersflorida not from what I have seen . If going down in a particular area it's from a 40% increase . Beyond that to your point your paying taxs on the purchase price . No mention of sewer connection assessment and if that's paid . Home prices still need to fall there . Two family members have homes on water down there that I visit. It is crazy loaded with traffic and continued building of condos and housing. Was thinking of buying there but after visiting a few times and costs ( flood insurance only covers 250k then need supplemental, unless rely on FEMA bailing you out ) . Do like the monkey bar however .
