Thank you for the great video -as always! oh yes - delays! Our apartment was “supposed” to be completed in Fall 2017. It finally was done in February 2020 - right before things were all shut down due to covid. Looking on the brighter side - we had more excuses to take time off from work because “we need to see our lawyer because of the delay” 😂 - and got to see just about all different stages of construction (we were there twice a year and it felt like nothing was progressing) - so we know what is behind all the walls now! Interestingly - the value went up by about 15% in 2+ years. We were told that construction industry, in general, had a hard time finding people to work - general shortage of qualified construction workers due to buidling boom in Portugal. Back in 2019 - I remember counting all the construction cranes on Flores - and I think there were 21 on that one short street! Cannot wait to see YOUR property soon!!!!

Hi Josh, very nice finished places in Porto! I'm a real estate investor, and most investors want to buy a wreck, fix it, and capitalize on the gap between sales price and what they can flip or rent it for. These places are done, very high priced, and don't make sense for an investment. You DO need to know how much they will rent for, so you have a chance at calculating ROI. Also, a consideration of holding expenses is really relevant if you were to run the numbers. These properties are really only for living or lifestyle, and not to make any money. In any case, really appreciate the tours of these Porto properties!

We get that Paula. We're also real estate investors and our approach is to buy under market value, force appreciation, and make sure it cashflows. These are things that are really difficult in Portugal. You can almost guarantee yourself to not be able to put a rehab property on the long-term market. What people could do is make money through appreciation and note pay-down, but anyone interested in this should of course run their own numbers. Thanks for the message. Yes, we have a dozen buy and hold properties in the US, but I looked up the Portugal taxes on long term rentals (somewhere around 28%), and that pretty much disqualifies most properties. Although property taxes are lower and I get the difficulty of finding good contractors. The tax on short-term (Air BnB) rentals must be even worse! Not all activities translate everywhere.

The early investors are just trying to dump at the market the excess apartments they have build. Those prices are crazy and when the bubble gets busted, they will fall to the floor. I would wait and pay a lot less in the future.

I don’t necessarily disagree but it’s also a fact that the prices have never really felt to the floor historically. What weve seen in real estate in Portugal even through crisis has been a clear slow down in sales, some initial market adjustment but then prices and market activity picking back up. Additionally with the rise of remote work and international flexibility, Porto itself as continue to see an increased demand and it’s very difficult to make a case that that will change. The prices are incredibly high for Portuguese pockets .. I was born and lived 30 years in the city , still own there (and no I’m no investor .. my mother lives on the place .. so don’t think I have that bias) tbut the question on this new reality is that, unfortunately for us Portuguese, this is tailored not to most Portuguese pockets but for investment / foreign customers . I’m not saying this is the right price and haven’t calculated the ROi but the notion that prices will significantly fall is questionable . You may be right though.. we never know. Stay well!

@skyg blue I think if we ask “what’s the best investment out there” to 100 people, we would likely get at least 20 diff answers. (And if you include real estate across the globe then likely 80 diff answers). As such I really don’t think any of us can give a conclusive answer. But.. frankly as an investor I wouldn’t think you’d make that call based on Covid , unless you are a very short term investor looking for a very quick return. If you are truely investing on mid to long term, I don’t think Covid is the determining factor.. and actually for places like Porto who benefit from the digital nomad wave and the enhanced flexibility that companies are now starting to give after the covid work remotely experience , I actually think overall, Porto will come out winning on that sense

@skyg blue in addition to the prior reply… let me add my own example. I’m Portuguese but currently live in California. With this new reality, and as I have a global role, my company has allowed me to now work from Europe (I’m moving to MAdrid in a couple weeks for personal reasons for now but will likely go back to Porto in coming years). While obviously my example doesn’t reflect the majority of people , it’s one of the many examples out there . Places like Portugal / Porto become increasingly attractive to people to work remotely, retire etc…

From a cash on cash ROI POV there are better investments out there. The appreciation a property in a city like Portugal could see is important to take into consideration, although, these prices could be at the top of the market pp sqm only time will tell after the Golden Visa program ends. As a piece of a portfolio in a Golden Visa purchase, it could be worth it for those that want the passport. One thing is certain, we wouldn't manage an Airbnb property ourselves. 😅 - Josh & Kalie

The better places to buy properties are in neighbourhoods that were once labeled as not the best of places to buy. I have learned this from personal experience. My place I purchased 15years ago for less than $200, is now at a resale value of $900, Yes, it was once a not so nice a pocket in the city. I now have everything at my door steps, several restaurants, bakeries, wine store, lots of One of a Kind shops, etc. Everything I need is available within walking distance and people are lining up to live here. The not so nice neighbourhoods are where developers are rushing to make a profit. It’s a gold mine for developers who can visualize the potential. It is wise to be the first to buy in up and coming neighbourhoods. “If you build it they would come”. Great vlog on Real Estate one of my favourites. The properties are CRAZY priced for Portugal... investment or not...one of the reason people are migrating to Portugal is because of the low cost of living when compared to other European countries. This price tag can not be sustained, this could backfire...What if the government decides to make a change/cancel the golden visa...then what?

@@ExpatsEverywhereThose price tags are what you will see in California, New York, Singapore, UK because their economy can sustain the rate( ie avaliable jobs) Portugal doesn't.....this whole golden visa thing is just getting out of hand for both the genuine sellers and buyers. Sellers are upping price to fit the GV requirement, not taking into consideration how this practice will affect the natives/locals...Or, is it that the government know what they are trying to achieve with the GV program, by encouraging foreigners to use their own capital to develop portugal then later correct the housing market by bringing down the price so that the locals can afford better housing for cheap which may then attract more foreign companies set up shop in Portugal. At the end of the day, the investors may not see much of a return. Just saying....

These properties are very over priced as far as I can see from others I’ve seen advertised. The one you said rents for $75 a night, you would have to rent 365 days a year for a long time to make back your investment. Let me ask, would they be the same price to a Portuguese person? I’ve heard there are two prices , on for foreigners and one for local. There is a realtor on KZitem who does property videos in English and when I look up the properties on Portuguese sites they are much lower than he advertises to foreigners . I think it’s a shame the Portuguese are priced out of their own cities.

On these properties, with this company, the price is negotiable but there aren't "two" prices. The level of finishing for your average "Portuguese" person isn't the same as what is being shown here. We've been in properties that are in the €150k-225k range and there are deals out there, however, they'll need some work or they have some very glaring flaw in the property. Something that we noticed is that those properties in that price range won't be in a building that's been completely redone, which could cause issues because no matter how "nice" the interior is, the building itself might have bad plumbing or insulation or something else. We're not endorsing these properties per se, Artur (who's a friend now) reached out and said I have some properties to show if you'd like to see them and we got 4 total from his listing to show to create this episode. We're also very curious about the data on the "price out of their own cities" bit because we hear that a lot in the comment section but then we talk to realtors and others in the community that seems to have a good grasp on things and they don't see it that way. There are a lot of buildings that are being reclaimed that are unused and being renovated and put on the market, that's not taking a house from a Portuguese person although one could argue it's raising prices, but to what degree? We haven't seen the data. What we know from historical data is that cities get more expensive over time. I think where we could potentially find ourselves in a tricky spot is if we start telling people where the "deals" are and then those lower priced properties are on the radar of foreigners that are competing with locals. Now that's a tricky one. - Josh

Great video guys as always. The places are beautiful in great location. But as investment I think the return on your money it’s just not there. You blow $350 to get a $75 a day just doesn’t make sense, take out maintenance, taxes, couple bad guests and you’ll wind up holding an empty bag.

Very good examples of what is going on in Porto real estate. The first building used to be a great newspaper, then it was remodeled for BANIF bank, and recently beautifully renewed as apartment building. It may be the last opportunity to have a residence in Avenida dos Aliados, and price will only increase. Rua das Flores was the street where goldsmiths and the best families used to live, until the last century. As the city spread further north, and people wanted to use automobile, it had some rough time during XX century, but now is the place to be near the river, central train station and the metro. Rua do Almada was an old business street, and houses fell into disrepair during second half of XX century. It is coming around because it is still central, and all those old buildings were there waiting to be renewed. There is not much of the old Porto to go around, so investing in quality buildings is safe and will probably only go up in value.

I can chime in with our example. We have our condo association that owners founded. We split the cost for maintenance of common area/elevator maintenance/ common area utilities and cleaning, etc - based on the square footage of all units. And number of votes also are determined by the square footage. Our flat is T2 and 2nd largest square footage in the building and we pay approx 45 euro per months. We do ‘zoom’ meeting at least once a year to decide on budget etc. Originally, our builder (our building was new/rebuilt historical building) went ahead and signed with a management company to ‘manage’ the building/association without any of us knowing - and this management company was charging approx 150+ Euro per month - without providing any budget/ accounting. So we declared this agreement null and void - and our neighbor (with the largest unit in the building) hired a lawyer and legally established our condo association.

I know the Golden Visa Rules are changing for 2022. Purchasing in cities like Porto and Lisbon will not be possible under the Golden Visa Program. Can the Golden Visa Program be utilized in say Braga or possibly Matosinhos for 2022? Thanks for all the great videos and information!

Based upon my analysis of property prices in Porto Portugal, the square meter price is equivalent to what is being charged in San Diego, California. After conversion of square feet to square meters, and US Dollars to Euros, San Diego comes in at 2,894 euros per square meter and Porto prices are 2,875 euros per square meter. Sales prices in Lisbon are even higher at 4,642 euros per square meter and are actually more expensive than the sales prices in London at 4,206 euros per square meter. Given that the salaries in Portugal are lower than both California and the UK, It's my opinion that property values are in a huge bubble. Apartments are now being priced as if they are all short term vacation rentals and not personal residences. I love Portugal, the people, the cities and the culture, but I don't see how the fundamentals support these valuations. Josh and Kalie, thank you for the great videos and insights!

As an investment property, I only care about the finishing, the quiet, the furnishing, and even the location only insofar as it effects the occupancy and the rental rates. The most important thing to me is the cash flow. As a quick rule, if the property can generate more than 1% of it's value per month, I'm interested. If not, I'm not. So an ugly property worth 20k that earns 15% per year cash flow is more attractive that a beautifully restored apartment in a great neighborhood costing 500k with 10% cash flow. The gross cash flow amount isn't enough to seal the deal, but it's what would get me interested to look at more details like net cash flow after expenses to a rental agency, taxes, fees, maintenance, etc. What is the occupancy rate pre- and post-covid? And if the property values are increasing, can the rents follow that, or will I be holding an expensive property not making the yield required for it's value? I was in Portugal last month, and honestly I think the postage-stamp-sized apartments are ridiculously overpriced. Will there be a price correction?

Porto is such an amazing city and these properties are beautifully restored. Yet...doing the math there is no way to ever make any money renting out a 350k apartment (you 'll buy for 370k+ all incl.) for a 75€/day rate during high season. Else you were talking 40€, right? Minus Airbnb commission, minus administration, minus water, electricity, gas, minus depreciation, minus maintenance, minus taxes, plus given the bubble there is an excellent chance your investment will go south. I just sold my house for a crazy price but will not dive into an overheated market. Portugal has seen real estate prices plunge before. My apologies for playing the killjoy, love your channel ;-)

Not exact numbers, but you could discuss those with the realtor. What we can tell you is that property taxes and HOA are a fraction of the cost of North America. - Josh & Kalie

There's a good mix of ages all around the city as you might expect but sure there are some neighborhoods for older residents. - Josh & Kalie
