Our son move to cane bay a year ago. I think he said it the Pines addition. They love it We’re thinking about moving from Texas but the prices and taxes are too high

Google up YMCA and you won't find Cane Bay's listed as the biggest on the "entire east coast." Nice, but lay off the excess hoopla. We live her and know what's what. Nice area that doesn't need the bull.

Hey Steven - Thanks for watching the Channel. I also live in Cane Bay and have for almost 7 years. I was at the grand opening of the Y. I believe it was said there and was on their website at one time it was the largest in the South East. Their website is down so wasn’t able to look it up but that’s the information I was told. Hello there, great videos! I wonder if you guy can explain to me what is going on. We are interested in the Four Seasons at Cane Bay but we noticed that prices have gotten a little bit ahead of themselves lately at least in the 3000 sq/ft segment especially if on the water and with a loft. We made an offer on a house last June and it was refused (~4% below asking but willing to go a bit more) and that house has been on the market the entire summer, suddenly a couple of weeks ago it had multiple offers and my agent told me that she thinks it went for quite over asking. Another house at Four Seasons (3400 sq/ft) went on the market last week, 6 years old, no significant upgrades, no water lot and basically no back yard and they are asking $815K!! This is a house that sold for 400K in 2017!! Our own agent lives in that development and she is baffled. For smaller homes (up to 22-2500 sq/ft) good deals can be had but larger homes, at least at Four Seasons are experiencing a bit of a bubble. They are nice but approaching a MIL for a model home seems a bit too rich. I'm starting to look at a couple of other development in Cane Bay, no 55+ but still with nice amenities (pool, clubhouse, boat launch, etc....) and prices seems quite more reasonable (even 20-30% less) for comparable homes in quality and location. Less restriction too (you can install your swimming pool where at Four Season you cannot). Why this discrepancy?? I suspect the larger homes at Four Seasons are being targeted by folks close to retirement that probably plan to work from home, etc... and these people are flush with cash with their bond portfolio, MMFs or CDs (at the current rates, they receive juicy interest) and pay mostly in cash so they are not affected by high mortgage cost....this is driving some sort of mini-bubble on that particular segment of the market. What is your guy take?? Some of these other development homes seems tempting...should I wait for a correction which may never come at Four Seasons or forget about it? Thank You!!
