I moved to Texas from California/Bay Area 7 years ago. I have not regretted it! My mother and I purchased a live-able old fixer-upper in old Celina. Little did we know the goldmine it was. We purchased it for 130,000, and in 2020 it is now appraised at 240,000. We are directly a part of the new development as our lot is connected to the creek they will be revitalizing. There are quite a few older homes for sale near the downtown area. If I could, I would swoop on them. Value is in the land! Here are my pros and cons specifically to my location. PROS- I can walk downtown. My neighbors are very nice and it's diverse. Blacks, Whites, Hispanics. No riff-raff and quietness. Being from the Bay Area and accustomed to gunshots in the distance is just as regular as birds chirping, it's a blessing to go to sleep with just the sound of the train horn. CONS- The train horn. It actually doesn't bother me now, but at first, it did. It's pretty often and LOUD. Animals and bugs! They don't really bother me, but relatives despise them. Geico Lizards, aardvarks, turtles, crawdads, very rare sightings of coyotes, wild pigs, and snakes. However, as with new development, animals will move on. Every day it seems I have a new bug carcass on my porch. lol. My last con is the Celina events and downtown area there is not a whole lot of diversity. I trust that will change as it grows and does not take away the good.

Great video once again. Please can you do a video on new master planned communities coming to Celina like Mosaic Livinh and Parks at Wilson Creek. Do you think any of these communities will be as good as Windsong Ranch ans Mustang lakes?

We moved from Anna to Celina and have ZERO regrets. Love our neighbors, love the city plans, close enough to things to do, and much more. Thank you for your videos as we watched the neighborhood tours before making our decision.

Historically, properties on either side of Preston Road (State highway 289) have kept or increased their value. You cannot go wrong investing in real estate there.

I hope that you don't mind of my this comment ( Otherwise, you can just delete this comment ): Current Celina is like 15 or 20 years ago Frisco. The strong advantage of today's Frisco is the diversity of races. When I lived in Frisco 17 years ago, I had an "extreme" white neighbor who constantly ask me to move back to Vietnan ( I am not Vietnanese ) and he ( and his close friends ) all moved to Celina finally. There is once in 2009 when I had eye surgery and can only use one eye to see things, he pretend as HOA person to force me to clean my lawn ( Actually, it is pretty clean ). That time, I was so worry about that I may become blind. Later on, I found out that he and a group people set the pIot. Later on, I reported to Frisco police and police is on their side. I will say, to oriental people or other races, Frisco is the best choice to you today. However, I will say, after 15 or 20 years, Celina may become today's Frisco.

Born on the Northeast corner of the square in Dr. Graham's Office, I was raised in Celina and played on 2 undefeated football teams. My concern is farmland. Concrete on Concrete is taking from our food sources. I worry about what we will be eat?

That’s an impressive accomplishment! I get your concern about farmland being replaced by concrete, but I wouldn’t worry too much. Technology brings new solutions, and as Texans, we’re resilient. I’m confident we’ll always find a way to adapt and thrive.

I don't want to be a jerk just bc you're doing your job, but my GOD if any more coastal immigrants from Cali or NYC move here, this place is gonna be ruined. Honestly it already is. All of these ppl move to Texas to live out their (republican) dreams of a country life...and they're all just steadily erasing it. All of it. Any town that's in proximity to the metroplex just isn't Texas anymore. It's still nice, and living on the absolute edge of the sprawl helps if you actually want to enjoy some parts of country life, but yeah. The culture is just disappearing into loads of "luxury" homes and expansive new housing divisions that are as bland as they are lifeless. Which you can find in any city in America.

You nailed it!! I grew up in Celina and can't stand it being ruined by concrete and million dollar homes. What will we be eating in 20 years? Farmland disappearing by human greed.

@@LIVINGINDALLAS - I'm from Texas, born and raised in West Texas! It doesn't matter where I'm at in Texas, I'm at home! I move to Plano in 2000 from Austin! I watched Austin grow as well, Round Rock, Cedar Park, Leander, Georgetown, Kyle, Buda, Lake Travis, Westlake Hills, South and North Austin. I watched ALL of these small towns become cities! Frisco, there was nothing out there but farm land, far as you can see! Celina and Prosper, were the same way! But NOW, they are cities and growing rapidly daily. I watched Allen, Plano, Murphy, Wiley, Sachse, Frisco, McKinney, Anna, Melissa, Prosper and now Celina explode with growth! Which is a good thing for the Economy! Traffic on the other hand is ridiculous around 7:00 AM and 3:45 PM on HWY 75. It's all good, until you see one of these nuts have a fit with Road Rage! If they can't handle the traffic, they should go back to where they came from, that's my take on it! Never seen any Road Rage until these people from other States moved here. You know who they are, without me having to mention them!

If your house is not actually within the city limits, you have to have some way to get city services like water and sewer. That's where municipal utility districts (MUDs) come in. I live near Celina and my MUD is called Smiley Road. I see a line for that on my annual property tax statement. I do not see any tax for the city of Celina. Celina will likely annex my neighborhood in a few years and that will change. In the mean time, I also cannot vote in Celina elections but I am subject to Celina city ordinances, although I've heard you can fight that in court and win. Caveat emptor.

When I moved to Frisco in 2000, people were calling it the new Plano. At that time, it was not better than Plano but it got there. I live in Celina now and I'm sure the same thing will happen.
