A few questions: 1) How's electrical power on the island? Do you have regular flow or are you expected to have the occasional weather-related interuptions/ 2) What are your limitations for building on the property? Can you have a shed/shipping crate for storage, would you consider building a greenhouse for a garden? 3) Given all the woodrot we can see in the videos how strict is the council about authenticity for restoration? Can you use any modern materials or techniques? Thank you for posting, this is very educational for me.

1) We get frequent 'glitches' in the power. The LED floodlights we have for lighting flicker between 1-10 times a day, with the UPS for the weather station receiver also blooping away, so pretty good sign we had a power interruption. We're told we can lose power for days at a time, but have yet to experience that ourselves. 2) It's a listed property, we need listed property for anything non-temporary on site. Greenhouse probably wouldn't be permitted, and i'm not sure how well it would survive the winds (unless built like Kris Harbour's!) 3) I'm not sure, I know we can use all the machinery we want for building windows/doors, but as far as the original equipment the general consensus for historical properties (which the council may or may not subscribe to) is to not intervene unless necessary. So leave the rotten wood unless you have to change it out.

As a further note, the council planners are well aware of how bad things are in the mill, and are keen to see it fixed up, so as long as we put in listed property consent applications for everything, and historic environment scotland don't have any objections we should be able to do anything sensible. We have a pretty wide ranging LPC in at the moment to rip up all the floors boards, repair all the beams, move machinery (with a note that it may damage some of the wooden machinery which is unsound, which would require repair later). Will be interesting to see what HES say about it in a few weeks.

@@thewatermillscotland related to question 1; are you considering installing a vertical-axis wind generator? I imagine with all the wind you're getting it'd be a reliable source of power. Related to 2; if it were possible I'd have thought of using a Walipini-style greenhouse where wind is a bit less of a hazard. en.wikipedia.org/wiki/Walipini related to council: I am eagerly awaiting the news, I'd be curious to see what methods you come up with. I ask because in my part of Canada the groups that are in charge of heritage sites can be very persnickety about mimicking original designs(within reason.) @@danctil We don't really have much land, and anything in the curtilage of a listed property needs listed building consent... so it's unlikely we'd be able to do so on our land. That greenhouse looks interesting, but we have bedrock just 30-40cm down, so wouldn't provide much advantage without a LOT of rock excavation

I have to say those are some beautiful stone walls! Outstanding job done! Ty for the update! Love watching your videos. Can't wait until you get to the outside of the building. Do you think you will be able to replace the water wheel on the outside? You may be able to use it to generate electricity or power for your building. Would love to see more aerial shots of where the water from the stream goes into the flume.

We'll try to repair the waterwheel to the point it can turn and look like a waterwheel, but thats pretty much at the bottom of the todo list. There's no way we could get it turning, we don't have water rights and we don't own any of the land the mill lade or even wheel pit is on. I won't be able to do any footage of the wheel runoff, as it goes right next to a neighbours house so we'd be filming their yard, which would break GDPR. We try to keep the aerial views to just our property or fields, and keep actual houses to a distance or corner of the frame where details can't really be made out.

@@thewatermillscotland Thank you. It looks as if water runoff goes under the road & onto the neighbors property, then follows the wall down to the sea. I understand you don't have water rights. I also understand you don't want to break GDPR. I also understand you may not be able to get the wheel in working order, that is understandable & also on a low priority right now. But anyways, thank you for the update. I think you both & your friends have made tremendous progress so far. I think you called it a mill lade, we call it here in the states, a mill run. You explained a lot!

I have just discovered your channel and I am very, very interested in your project, as I went to look at your mill shortly after it was first offered for sale in November 2018. As a water & windmill enthusiast I am also keen to know your plans for renovation and conversion. Will any of the milling machinery be retained and if so will it be put into working condition, if you get permission to run water to power the waterwheel? Whatever you do I am just so pleased that you are saving the building and wish you all the very best. I will follow your progress with great interest and perhaps volunteer to give you some assistance next time we vist the island in our motorhome. Good Luck!!

Probably most of the beams on the bottom floor, we can fix them but we'd only have about 1.5m of original wood remaining so that wood might be better repurposed into the machinery room where everything is *heavily* rotted, most of timbers that size just don't exist any more, just some crumbled remnants left. The top floor is substantially better, every beam needs a new piece joined in to go into the wall, but we only need about 100-200mm of each end outside the wall replaced.

Perhaps I didn’t understand the part in the video about the drainage issue in the lawn, but instead of a system like that have you considered a aerobic treatment within a septic tank? You wouldn’t need to pump it out, but I am not sure this could handle all your water needs

Any septic treatment system will have outflow, and all of them need to have settled solids pumped out every 1-3 years depending on size/use. The system we are looking at has the cleanest outflow on the UK market, as 98% clean water coming from it, but that water needs to go somewhere.

Seems to be a common thing with the neighbours to be running a windmill for local power, will you be doing the same? Although it doesn't look like you have anywhere far enough away from the building that's your land that it could be situated.

The area around a listed building is protected as well, so even if we could get land next to the mill (we tried buying the land our wheel pit is on, but they put it on the market for WAY more than we can afford) we'd still have to get listed building permission for it which is unlikely, even if the turbine is small enough to not need planning permission.

@@MianCowell Yup, our land ends at the wall of the mill, so our wheel is trespassing on the land next to the mill. We'd love to own that land, but they are selling it for 30x the valuation we paid to have done. With what they are asking, it's far outside what we could afford and outside what it's worth to us. If it doesn't sell in the next year or two maybe we can make an offer then.

Bedrock is only 350mm down from the floor level of the building, and we still need somewhere for shower/bath/kitchen/washing water to go, so we haven't considered using them as it wouldn't really solve any issues.

Not sure, whatever I got off amazon or screwfix heh. The 25mm hose ones are definitely not, those are unbranded from amazon .
