Your thoughts on the much talked about government's cap on temporary residents, students, temporary workers etc? How do you feel this will affect Ns?

"Where do we go from here ?" Surely .. Enter: homelessness sharply increasing... again. Enter: the quality of living going down further as social wage deteriorates. Enter : crime rates continuing to increase, some areas more vulnerable than others. Enter : House purchases with regard to specific School zoning will become even more important point as societal problems contribute to deterioration and violence within classroom conditions. Those with property already obviously will be thankful to have gotten in already. Polarization is increasing quickly I feel. Thank you for your channel .

Wow the truth hurts. Supply and demand economics should equal much more housing construction. Big investors should be building rental properties by the thousands. Scary to see the government having to get involved. Even the current housing stock ie: manufactured homes, old houses in need of repair etc probably shouldn’t be counted in the available numbers. People need proper safe and comfortable places to live.

All good points. “Truth hurts” is VERY accurate right now. Hard to argue the numbers in this case!

You are right on with your thoughts. Low wages, high housing costs low rental vacancies, and not enough new single or rental properties being built. That isn't being negative it is just being a realist. What you haven't mentioned and not really part of the real estate market directly is a lot of people coming here from other provinces to get their residency as it is only two years in Nova Scotia, which creates a percentage of mobile residents that are here for just a couple years and then gone for the reasons you stated but also causing a housing shortage etc. The other issues that we have are education, health care as well as infrastructure of roads and sewers etc. that are not up to the requirements of such an increase of people.

Whats needed is a means to streamline construction. Reduce the amount of labour to build one unit of housing. Without sacrificing quality, or density.

The only solution I see for Nova Scotia's (and Canada's) housing situation is a huge drive to build purely rental properties. I think there's just going to have to be a shift in thinking to most people have to rent not own.
