It's definitely expensive, but my student loans and mortgage are the bulk of it! If you rented and didn't have student loans, it would be much more reasonable! Or if you just didn't live in the Tel Aviv area hahah

There are many new builds and there is a program that is very popular where developers go to old buildings and make an offer to knock down the building and rebuild a bigger nicer new building with more amenities and in exchange the existing owners get a new updated apartment that is larger with more amenities, while the developer ends up with an extra few floors of apartments he gets to sell. It’s called evacuation construction and the developer pays other incentives like their rent for the period of time they are displaced, etc. Our building is currently in talks with a developer right now actually. It’s also a way to increase the value of your apartment without putting in any extra money on your own. Also, cities here are always upgrading infrastructure (adding new train lines, new roads, etc). But yes, it is far from perfect and many buildings are old. But you have to remember, this country was built by refugees who had limited resources in the first few decades. I bet you in another 30 years, it will be unrecognizable and it will have a major “face lift”

I’m not an accountant so you should ask a local accountant, but I know that Israel taxes income based on residency so if you reside in Israel for half the year or more you will have to pay income taxes to Israel. But that rules for rental income, dividends, capital gains, sales tax, etc are all different so you should speak to an accountant

I forgot about water but it’s not very costly. I think we spend like $20-30 USD on water per month at most. Heat is electric because there are no gas heaters in homes, just AC units or space heaters, etc. Arnona is municipal taxes, which I discuss. Vad Bayit is similar to HOA or shared fees for everyone in the building for building costs.

I know this is an off topic situation that I’m in, but I need your help badly Mrs Strauss, so I have money saved up to move to Israel, my girlfriend is Jewish, my mom is very very judgmental about everything, going from watching news clips out of context, fake propaganda, race baiting etc I’m a black American dating a Jewish woman and the racism in which we go through worldwide is of course incompetent, however when you live in a household and someone in your family judges the love of your life because of misinformation, saying Israel is dangerous, racist etc when Israel is top 5 Safest countries in the world, and far less racism in Israel, not to mention there’s racism everywhere in all countries so that’s a garbage statement, my question is is there any advice ? Did you go through similar things dating and marrying a Jewish man if so, how did you handle the situation? Thank you

I am a Jewish woman, married to a Jewish man so I didn't go through exactly the same thing. However, I grew up in Washington Heights in NYC (between Harlem and the Bronx) so I actually grew up in predominantly inner-city neighborhoods that were largely Black and Hispanic. I think your mother would be pleasantly surprised if she were to visit Israel on a trip. Most Israelis (including Jews and non-Jews alike) do not even appear white. In Israel, most of the population actually looks pretty middle eastern and we also have many Ethiopian / black communities (many of whom are actually Jewish). Just like you say, there is certainly racism in all parts of the world, but I actually think here in Israel there is less racism than what I saw in New York City. Also, if your mother expects other people to be open minded about other races, she should lead by example and she should try to be open minded a bit more about the Jewish race. If I were you, I would put together some statistics about the large blend of races in Israel and about how Jewish people historically supported black rights and civil rights - do a bit of research, there is a lot of supportive facts out there to debunk her misunderstanding. You can also research safety in israel - for example, crime rates in America are much higher than israel and the odds of being jumped, raped, or killed from random crime in America is much higher than the odds of being in a terror attack in Israel. Meanwhile crime rates in Israel are generally lower than they are in America. I could not walk the streets at night in NYC with the same level of comfort that I walk the streets at night in Israel. Also, mass shootings (like school shootings) are probably more common and more lethal in America than the chance of an attack in Israel. Sit down with her and politely present your research to her, site your sources, maybe make a powerpoint or some type of presentation to show her that you aren't just quoting social media garbage, but you are actually digging into the subject, which is more than she can say she has done. And then tell her that you would love to take her on a vacation to Israel so that she can form her own opinion and decide for herself. Ultimately though, you don't need your mother's approval to support the things that matter to you and to live the life you want. Israel is far from perfect, and there will be challenges to moving to a new country with a new language and a different culture - but that is to be expected from any move you make to live across the world. There is a lot of beauty in Israel and diversity is actually part of that beauty. Yes, a non-jewish person might feel like they are a "minority" here, but bare in mind that this is how Jews feel in every single other part of the world outside of Israel and this is the one place we get on earth to not feel like a minority. But either way, everyone from every background has a place in Israel. We have 2 million arabs that live peacefully with full rights as israeli citizens, we have large communities of christians, we have armenians, we have Druze, we have black people and white people and middle eastern people and asian people. There is a place for everyone. At the end of the day - do what is best for you. Maybe it will take a few years for your mom to see the truth, but you should live your life and just do your best to maintain a positive relationship with her while choosing the path that is right for you. Don't let her dictate your life. Anyways, if you are ever in Israel, dm me on instagram and I'll send you some recommendations for places to go!
