If your credit scores are going up and you don’t intend to like, buy a home anytime soon, you might want to consider refinancing some of your debts? So getting a new LOC at a lower rate and so forth

We are hoping to buy our first home in 2025, so as of right now we wont be refinancing anything!!

Love the progress! Only thing I'd ask about is your goal to buy a house by the end of 2025? Just curious as to why you picked that time frame when you'll probably still have your student loan debt left and of course I don't know if you have a DP saved up at that point or not. Hopefully the market has changed by then of course (not sure where you live).

It is mostly to do with my daughter. In fall of 2025, my daughter starts 4K and then kindergarten in 2026. I want to be located in the town where the school district is that she (and my son eventually) will be attending. Right now we live in the city (not a great school district) because it is affordable and rent is much cheaper. The area where we want to move has a lot of homes available to buy, but not much in terms of renting (unless I would downgrade to a 1 bedroom, which would be way too small). I dont plan on having our debts paid off before buying a house. Obviously that would be ideal, but I just dont think it is possible if I want my daughter to be able to be able to go the school district we want her in. Hopefully thag makes sense!!! Also, I have a lot of stocks in my company I work for - enough for a down payment if I sell them. Gonna try to work on saving money as well before the purchase, but the stocks will probably also be sold to help make that happen. Hopefully that answers everything you are asking!!!

@outofdebtwithlex absolutely I understand completely. We bought a house in 2020 right in the middle of covid just before th market flipped. Our daughter was 18 months at the time. We probably bought earlier than we should have being that we didn't have nearly 20% for a dp, but we got a good rate and closing costs were affordable. I'm always curious about the decisions others make, thanks for sharing!

New subscriber! Tfs! On your 401k loan how long do you have to repay the loan and does the repayment get deducted out of paychecks? Im thinking about getting a 401k loan.

It get auto deducted from my paychecks!! Also, any interest gets paid into my 401K as well. Mine is 5 year repayment, but i think it can vary.

401k loans takes your invested retirement money out of the market. Make sure you consider the lost investment returns when trying to compare ‘interest rates’ or considering other options.
