Started watching you guys, and Elena N, a few years back. Thanks to your content, we made it happen. Family is from Denver, but bought a new-build place/condo 2yrs ago in the Golden Zone. Wife and I, and our 3 kids, love the area. Yes, they are building a ton (lots of noise starting at 7am, haha), but we visit 3x a year, and it's become our happy place. Can't wait to get back, late October!

Hehe I watched you yesterday in Bali and what a surprise to see that you're back in Bucerías. We live in PV. Although still a bit cheaper then Canada, the PV area prices have gone up a lot. A 20 pesos beer is now 50, prices have doubled in restaurants. And the rents went through the roof, crazy high. We used to go to PV for the weather and to save. Now forget about saving.

@@lb9007 I agree prices have gone up but in general Mexico is considerably cheaper than Canada. PV and other tourism areas will definitely be a higher cost of living. We were in Oaxaca in May and while a tourist zone, it was much cheaper than the Bay Area and less than half the price of Canada. 🇨🇦

People go to really touristy countries like Spain or beaches like Hawaii and they’re very expensive. Mexico has it all and way cheaper.😀

Unfortunately Buceries is getting ruined just like PV got ruined. In the next 5 years it will just be an extension of PV. But that’s just my opinion for what it’s worth.

The Bucerias area will overtake Puerto Vallarta in 15 to 20 years. It has to do with Mexico's inevitable continued economic growth. It is too bad that is is happening with zero planning.

@@bucerias_Joel interesting to hear you say that so openly, TBH. But that’s what happens in a land grab/boom cycle, everyone wants to make money! I agree it’s tied to Mexico’s overall growth. It’ll be interesting to see if how it develops, as China as well as USA are both heavily involved. Just in the meantime I hope that they don’t totally eff-up the infrastructure systems in what was formerly a modest fishing village 😂. Oh well, at least it’s still chill in the off season.

Sometimes, wealth is in the eye of the beholder. Many of my Mexican neighbors own their homes outright, without mortgages. To someone from the U.S. or Canada, their homes might seem modest compared to a McMansion, but they have what truly matters: a roof over their heads, food on the table, clothes on their backs, strong faith, and close family ties. They live simple yet meaningful lives, content with what they have. Interestingly, I also know several locals who own land and, on paper, are worth millions. Yet, they still choose to lead a simpler lifestyle. As for crime, where we live, it’s mostly crimes of opportunity. Like anywhere, you need to lock up your belongings or risk losing them. But honestly, that’s becoming the reality across North America as well.

@@bucerias_Joel I don't see the point of the "poor but happy" rethorical tirade.. is it to make you feel better about having much of the average Mexican? There is no reason to feel bad about it if it was honestly gained. I also reserve the right to doubt that you would love so much living in this place if you had an average to below average wealth and resources, notwithstanding clothes on you back and a strong faith :) Let s be honest, expat have a good life in places like Mexico because , for example, in the USA their economical situation would be above average or average at best, but their money counts as double in places like Mexico or Thailand. As for crime, I daresay that with all due respect for a Country I love , from a security point of view Mexico is not even on the same planet as the US, Canada, or most European Countries..though not being as bad as Brasil, for example. I am happy to hear that your city is reasonably safe, I just wondered whether being in an economical zone that is definitely above average could not end up making you a target...

@@bucerias_Joel first, how do you know I have never lived in Mexico? Second, you keep missing the point (I guess you do do it on purpose..) . OF COURSE there are Mexicans that are wealthier than you. Where did I write that you are the richest dude in Mexico, or even in Bucerias? I will try say it again, very simply and slowly so this time maybe there is hope that you might understand it: "It is not a big surprise that you are living a nice simple life when you are wealthier than the local average, and you are not under pressure from street crime or criminal organisations". In fact the main reason that so many people from the US, Canada, UK and other countries with a strong currency move to places like Mexico, Thailand, Philippines etc is not the sun and sea, it s the fact that the same money that will place them as average or even below average in their home country will immediately catapult them in the upper class as long as they set foot in one of these Countries. Which is actually a very smart move, so I do not see why you are so in denial...

Yes. There needs to be a general understanding of how ownership works in Mexico. In our case, we own our projects through a Mexican corporation. We are the shareholders, and we do not require a bank trust. Individuals who are not Mexican nationals require a fideicomiso. Having a fideicomiso does not give you any lesser rights than a Mexican who holds the property through the normal title process or an "escritura". I need to do a whole video on this one day soon. Here's how it works: As the beneficiary of the trust, you (the foreigner) hold all the rights to the property, just as if you owned it outright. This means you have the freedom to sell, lease, remodel, or pass the property on to heirs, without any restrictions. A Mexican bank acts as the trustee, holding the property title on your behalf. It's important to note that the bank has no ownership rights, cannot use the property, and solely acts as an administrator, following your instructions. The fideicomiso lasts for 50 years and is renewable indefinitely, so your rights to the property are secure for generations. More importantly, you can sell the property, transfer the trust, or name heirs who will inherit the property without restrictions, just as any Mexican citizen would. In summary, the fideicomiso ensures that you, as a foreigner, have the same rights as any Mexican property owner, with the added layer of a bank acting as an administrator to comply with the legal framework.
