I'm from Australia. The problem is we are a multicultural country so it's hard to know who an Australian is, unless only allow indigenous Australians to own land. Even then it's controversial to decide who an indigenous person is.

I just built a nice house, large carport, etc in NE Isaan. I know the risk. Been married for over 10 years. I too built the house for my wife as we both get older. I lost 3 houses and ALL my money in Aussie. The legal bill alone was 120 k USD. The whole thing bankrupted me. NEVER going back to Aussie. EVER.

The law is 50/50 in Thailand on divorce and assets and that goes for the parental courts too. I'm much better here than I would have be in the UK/Oz. I have 50% legal custody which almost never happens in the west. And if I had the slightest wiff of drugs on her, I would have got 100%.

My own recommendation, and what I work toward myself is, 'Never invest more than you're willing to walk away from'. Say my wife of 12 years did boot me out. She's already given me an amazing 12 years so far. I want her to have somewhere secure to live out her days, whether I'm there or not. I get two government pensions (work, age) so I'll be fine no matter what. I could add a bunch of psychobabble, but I'll try to condense it down to not becoming overly attached to "stuff". "Stuff" can be replaced. At least for me, "stuff" isn't what gives value to my life.

I signed a 30-year land lease with my "ex-wife," my daughter's mother. I have 7 years left on it. In doing so, my name (witten in Thai) is on the back of the chanote. Years back, I told my "ex" that it was some kind of security for me, in case someone in her family felt that they could use the property as collateral. After this 30 year lease is complete, I'll do something like this again. The contract we signed together is excellent as well.

I do not believe that there were more happy marriages before divorce became socially acceptable, that people tried harder, got through their rough times, and were better off. I believe that more people suffered. As "Divorce isn't such a tragedy. A tragedy's staying in an unhappy marriage, teaching your children the wrong things about love. Nobody ever died of divorce."

Totally agree with you. I have lived in Muslim countries where divorce is less acceptable. The number of women that are stuck in soul crushing "marriages" is atrocious. We shouldn't look back on the past with rose tinted glasses.

There are 100,000,000 satoshis to 1 Bitcoin. Stacking sats is basically slang for buying or receiving small denominations of Bitcoin. There is also the constant debate whether the denominations should be called "bits" or "sats" but sats have the majority of support. You are spot on with all your points! I would stick the property in a trust giving your wife and children equal shares so that in the future they have no issues. Also here in the UK, I go out to work for 10 hours (including travel time) so sleeping with the Mrs is not so much a problem, but if one of the kids is away, I sleep in their room. I need my space like you, I sleep at 1am and up by 6.30am and having the distance does not mean I love her any less. Everyone is different and having what works causes less stress for all.

This system can be easily be beaten regarding housing in Thailand or in other Countries. My home is a 40ft container ship I fitted out like a boat house That is transportable around the world so if the relationship breaks up I simply move the containership that's fitted out better than any bungalow I've owned with every thing I need in life then lifted on a lorry or a ship to be moved any where in the world. Containership housing is certainly the future of building a cheap priced home that's mobile.

Most people only learn how to spend money, not how to save it or invest it. For example, instead of buying a car back in, say 2010 for 10000 dollars, you bought Apple stock, today that small investment would be worth more than a million dollars. If you learn how to make better choices with your money and your heart, life is not that bad. If you value the wrong things and buy into societal norms you can find yourself broke and miserable. I like that Ryan marches to the beat of his own drum but isn't totally dismissive of those who take a different path.

I ran into the same situation when I lived in Pattaya but not from a gold digger, but her family (dad) up in Burriam was. The second time I went with her to visit her family, her dad told me he would give me the plot of land next to his house so I could build my own. Yea, right! He owned 36 rai of rice land and directly across the dirt road from his house he had a little fenced off area that he had a few chickens, a hog, some plants on and a small plastic lined sump on. He told me he'd like for me to send him $300 a month so in the off season he didn't have to push his Walls ice cream wagon around because it was too hot and he could just stay home and tend to his little mini farm across the street. This was in 2002. The Thailand shiny wore off for me after about 5 years, but I had to stay and teach English for an income until my pension kicked in for another almost 5. When it hit, so did I and moved out of Thailand. I've never looked back either!

Hua Hin and other places allow land lease of 30 years, your name will be on the back of the chanote and that's the safest you can get. The lease will renew if you sell, or if you sell to a Thai National, he/she can get the Chanote and end the lease. Trust is good, paper is better.

You say that people don't hear very often about successful marriages? They dont because there is no such a thing in Thailand (with a Thai and foreign national). It is easy to count failed marriages (because that event is final), but how does one count successful marriages? A successful marriage is successful only until it does not fail. It could be successful today but failed tomorrow. On the other hand, a failed marriage today is always a failed marriage. You have kids so your situation is a bit diff. The main point is not to put all your eggs in one basket .. so that even if your kids and wife dump you tomorrow, you still have something to fall on. (I know that sounds horrible, but risk management has to consider worst case scenarios).

You can tolerate your significant others others Idiocracies sooo much better if you've got a good night's sleep. My Thai wife and 10 year-old daughter often ride together on a motorbike near our home in rural Thailand, where the road accident statistics are absolutely horrific. Under Thai law, if my wife and daughter pass together, then I have zero rights over the house I have built and paid for. For this reason only, I will seek legal advice to protect myself to the maximum possible. I believe all people should do the same.

I think the biggest difference is that you have kids with your thai wife, most of those guys do not have kids with their lady so there is no bond other than the relationship. Makes a huge difference in my opinion.

Married for 43.5 yrs for the past 24 years sleep in separate Bedrooms. She sleeps like the Dead I toss and turn which would leave her coverless. Once one of the kids moved out I moved into his bedroom. That gave her and me more room and better sleep.

Hey Joe, this is a good idea, only there is one reason that Thais don't do it so i am told. Its that the kids sometimes sell the land from under their parents if there is a fall out, disagreement, or they want to buy something. In this day and age there are many fall outs and reasons to buy things as im sure you can imagine :)

Nothing wrong with your wife sleeping with the kids, my wife does it here in Thailand. The pros are, I get to sleep in my own space. Only cons are, she’s not there for morning glory, but let’s be right, when you’ve got 2 kids there’s a time for it. 😂 Kids are hard work but so is being married. That’s how life is sometimes.

Divorce rate statistics are based on counting marriages rather than people. Imagine a group of eight people, seven of whom have been married once and never divorced (and none are married to each other). Sleeping separately is the bomb. I’m a light sleeper and used to snore a lot when I was obese. I lost a lot of weight and have kept it off for 2 1/2 years….the Mrs is the one who snores now so I sleep in peace. 😂

Agree. Married 21 years. Very important to have your own “ interests”. We are much happier when we have time to ourselves- my time usually with the kids to give her a break in the garden- her favorite time. I watch couples who can’t take a bm without the other one waiting- very dysfunctional in my eyes. I can not live in Thailand- meaning after a month or 2 difficult not to get more irritated with “ the way things are done here”. Just me. I enjoy my visits- not retired yet. I love seasons as well- 4 where I live. When retired 2 months a year Thailand is plan. I have acreage in the mountains of California and enjoy my time there- mtb, hiking, Sup, motocross- doing those things with my kids. My youngest going on 13- so less time with my kids- but still enjoy my activities and importantly my job. I appreciate home after my month in Thailand 😆. Leaving this week- kids and wife staying another month in the village- we have done this every 1-2 years.

I can off-ramp in the UK as I have an address there. Thailand just approved ETF here too. If I needed to off ramp in Thailand I just use P2P but for BTC I never off ramp 😊🙏

Very good points. I won’t say ‘advice’ because of your caveat that you are just a dude in a hat. Our kids are grown and live in the US. Our Thai house will go to a nephew whom we love and admire and who will be entirely surprised when the time comes.

This is a touchy subject and I would think no matter the opinion it will have many detractors. I’ve been watching videos from several content providers about this subject. Not necessarily the problems of being vulnerable but would I enjoy the life that these countries could provide. If you are finding your present life financially stressful and are considering finding relief by moving to a place where you think that stress can be relieved then where does marriage to a local come into it? If it is a priority then there are more problems you are dealing with than finances. If you want a friend then be a friend. If you want an honest relationship then don’t go into it feeling you control it with finances. Rent for a few years. Make friends. Show yourself worthy of relationships. Learn how to get by learning enough of the language to at least be understood. Don’t show off by flashing money. Remember, you are probably there because you really aren’t that well off anyway. If some lady at some point sees you are real and you are friends before anything else then the problems others talk about won’t happen to you. If you go looking to buy a slave who you feel should be so grateful to you because you think you lifted her out of poverty then you absolutely deserve what you get.

If no kids together, the smart way to buy a home in Thailand is to get your wife or gf to take out a mortgage on it & have an agreement made up that you'll pay agreed monthly payments towards it...say/around what you'd be paying if renting the same. As long as you're together in the house, this is the agreement, if you split up, the agreement ends but of course the house is hers. It can work very well & both parties are invested.

I have to respectfully disagree on a number of points but most adamantly about the shame and "stupid" parts regarding our younger selves. Could we have been better? Always. Did we do the best we knew at the time? We tried, we failed sometimes, but we tried. I attempt to look back in compassion at what my younger self did. He just didn't know better, he wasn't stupid, he was ignorant, those are vastly different thigs. That viewpoint helps me figure out solutions to life without having a constant stream of negativity. Asking myself "Is there anything I'm missing" vs "Am I being stupid" has a serious narrative shift imo.

The lady I met and and have steadily been talking with (she DOES speak English) for the last year and who i plan to be with when I reTHAIre there this fall, is, i believe, very sincere. She has a 4 year old little girl. I know she wants to have a sense of security for her and the child wants to know she'll have a home when I'm gone. I know to be careful, not spend my money, and stay within my budget. She is an Isaan girl, southern Surin Province. Family is there. I want my toes in the sand, so we'll see where it all goes. The question is "Why build when you have no rights?" Doesn't matter whether a woman will take is or not. Even if you have a time machine and go into the future and see she's loyal the question is still "Why?". There are ways to give yourself some protection. Simps never take those steps. If you have so much money you can hand out houses then cool. But most people with money didn't get that money by being dumb. Totally agree kids is the difference. I plan to move to SE Asia and have kids. But I'm going to get as many legal protections as possible. For example, money used to build can be saved and passed to kids or to their mom if you die. Then she can build her house. The question here is "Why build a house for your kids today?"

Lived in the States since I was little until mid-50s. Coming back here is like going to a foreign country. It took a lot of adjustment, let me tell you... For you things get a lot more complicated with children. You seem like a decent man who loves his children.

Everyone gets screwed, in some form, during life. S**t, as they say, just happens. The answer? Only build what you can walk away from, and only invest what you can afford to lose. I forgot who first gave me this advice, but following it certainly does limit your risk & reduces your stress levels. Prices in Thailand does make this much easier than in the US. Ryan, you have a life which many are going to envy. Haters are inevitable. I do love how you manage to subtly make a plug for both Surfshark & mushrooms in every vlog.... lol. :)

If you marry a Thai she will get at least 50% of the house if you get divorced. If you own it! This is normal court ruling. Some here buy in their wife's name so that's bye bye straight away in that case. Note: I said at least because you will have to get her out and agree to sell. If you have kids you'll probably lose the house. Answer, unless you want to potentially loss all you investment don't get married. I wouldn't get married in the UK either. And a Thai company ownership is the usual route for foreigners to own land but that won't be safe from a divorce either. I've lived in Thailand 21 years.

all true except with my rules you can have your cake and eat it cheap house that costs less than 10% of net worth give her and the kids 100% of the house in case of divorce keep your assets in high quality property under your full control

No one owns anything , and once you have children this applys even more so , hypothetically if I moved to another country, met some one and had kids with them & bought property , I would immediately resign myself to the realiity , that my life now belongs to my responsibilitys , and if it didn't work out in my relationship , I would be at piece knowing I've covered the children's future , the only thing I would try and do , is protect the asset , buy putting ownership in the children's names if possible .🤔

There is an argument that it's western men who are, in fact, gold diggers. Plenty move to Thailand, find a girl to marry who has some land so they can build a lovely house on the cheap. It plays both ways and I think it's a bit ironic sometimes for western men to see Thai women as gold diggers, when maybe it's the opposite.

The statement by one of your subscribers, that a home once occupied by someone now deceased or, once occupied by a previous spouse, renders it unsellable or uninhabitable in the future, is ridiculous. There is a well established resale real estate market in Thailand. You just bought another farmhouse on a piece of land - did you not? Did you check for deaths and ghosts before you dropped 250k baht? Is there a ghost registry.

Tell me if I'm wrong, but you're correct that foreigners can't own land...... But Americans can. I was there looking at homes with my Thai wife and the real estate lady said that because I'm an American, I can own land. I think we're the only country that can, might be via LLC but she said I could own the land.

I think Americans, particularly Vietnam-era vets were allowed to own/purchase one 'Are' of land. Unless I'm mistaken, they are the only exception.

Will never happen - its good that Thai law favours Thai people over foreigners. Unlike Australia NZ Canada the US etc where local people have been priced out of the market due to more wealthy foreigners with lots of "hot" money being used to park in safe haven countries like ours by buying property, much of it being left vacant while we deal with a rental & housing crisis

Silver and gold are also good and are about to go much higher, I prefer silver though as its upside potential is huge in comparison. Bitcoin is good until we get hit with the "cyber attack", which is probably not too far away

bro you dont know what you're talking about. to break bitcoin you would have to break SHA256, which would render the entire internet and world economy destroyed. if there is any concern that could happen bitcoin devs will update to use a more secure hashing algo. maybe spend at least a few hours researching something before you try to sound smart online. bitcoin is the most secure network in the world. thats not hyperbole. do literally any amount of research.

I couldn't agree more with your storage solution for excess wealth. Have been down the bitcoin rabbit hole for a few years myself and have a similar strategy to your own for storing my modest wealth. I know it will allow early retirement for me and to spend half the year in Thailand and half back home in Ireland. I'm in my early 50s now and chomping at the bit to see what this bull run produces. I would not encourage anyone to adopt this bitcoin strategy. What I would encourage is to buy a little and learn to take self custody and to secure it as best you can. Then STUDY bitcoin!
