How about media room? It is optional ($20k) with our builder. We didn't choose this upgrad option because we are not going to use it, will probably add one in the future for our next new house. Also, we didn't upgrade the free-standing tub ($3k with the builder), we chose the standard garden tub. For the carpet pad, we went with standard 6lb rebound pad provided by our builder, and I researched that it is pretty good pad already. Thank you for all your info.

I feel like a lot of master bathrooms are total overkill. Are you really pooping in front of each other? Are you really showering together every morning? Are you really beating each other down to get a turn at the sink? How often are people actually using these huge bath tubs that take so long to fill that the water gets cold before you even get in?

Laurie, to each their own. I like having my own space and vanity in our bathroom. I have a lot of stuff and so does my husband. And I absolutely require a separate water closet for the toilet. That said, I have never used the jetted tub in my master bathroom and we have discussed taking it out and putting in a bigger shower. Then replacing the shower with a freestanding tub. I know you don't like the large master bath, however, you should note if the other homes in your area have them. You can expect a more difficult resale and likely less of a sale price, if all of your neighbors have the big bathrooms.

I think it's key to explore your priorities. I love closets and kitchens. Others may love garages and screened in porches.

Don't get a freestanding bath unless you're already comfortable with paying someone else to clean your house for you. Nobody who isn't being paid to do it is going to bother with cleaning behind that thing! Built-in baths don't have the filth traps around them and against the wall. They're vastly more hygienic to live with.

Sorry. I’m not sure on that. It is dependent on the size of your house and what part of the country you live in. You should reach out to a local contractor in your area to give you a quote for the same amount of linear feet that your builder has offered to do on the gutters. I recommend reaching out to a local realtor to see if they have a contractor or two they would recommend.

Would you get under cabinetry lighting, canned lighting, fans/fan pre wiring, tv conduit as an upgrade? Do they increase resale value ?

Hi Sara. If you are in the $300K or above price range, I recommend the canned lighting in the main living areas and the master bedroom. I recommend fans with a lighting package in each secondary bedroom and fans in in den and master bedroom. These are not necessarily going to add value to your property but they are typically expected and therefore, the lack thereof may cause someone to think your property is not the same value as one with these items. I also recommend under cabinet lighting at that price range. The TV Conduit is more for your preference. If you plan to mount your TV and you want to hide the wires, then I would recommend getting one. If your property is less than $300K, then I would recommend at least pre-wiring for fans and installing canned lights in the kitchen and living rooms. They will not add value but they will help to resell your property later. (NOTE: THESE PRICE RANGES ARE GENERALLY GOOD FOR ANY MAJOR CITIES IN TEXAS, HOUSTON, DFW, AUSTIN, SAN ANTONIO. Definitely Brick. Stucco requires a lot of maintenance, especially in the more humid climates. If you decide to buy a stucco house, ensure they have added in all of the upgrades including the metal caps and drains. Every year you will need to make sure it is resealed.

@@ericaparker the porch/sunroom is 16 x 10.5. The house is in a cul-de-sac with the front facing west (sunset). There are 4 bedrooms, loft, flex room, dining kitchen and great room (sun room would have open sode to the great room. Ive heard both sunroom and screen backporch are very popular in this area (Virginia).

It is fine for resell. However, you shouldn’t expect to make as much on resell as someone that invested for a nicer shower. This video is more about where to spend the money with the builder and where you can save money by doing it after the fact. My husband doesn't agree to upgrade to get one, said that those portable fireplace are much cheaper and functions the same to heat up the room. What is your though on that?

You might get your investment back through appreciation but that money can likely go to other things you plan to use. If you guys don’t light it often or enjoy it much, there doesn’t seem to be much point.

There are prettier granites than some of the low grades but definitely considered nicer than laminate. Quartz and Marble are obviously better, more expensive, and therefore, are more often seen in luxury homes.

Why do all these videos rush straight to upgrades that will add value for resell? Most of us in our Middle Age aren’t building homes to resell. So, our first rationale isn’t to “add value” it’s to have a home we like to live in for the next 30 years. An example is master bath being a “great return on investment.” It’s funny cause I just told my builder yesterday that I am not upgrading the master bathroom because I’m gonna spend the least amount of time in the bathroom as possible. I’m not wasting any money on the freaking bathroom that only two of us are going to use.

If you aren’t building for resale, but creature comforts that you like, then go for whatever makes you happy! 🎉 I’m not sure what Middle Age is but I don’t intend to live in my house for the rest of my life. Any upgrades I make are with an eye on resale as I view all real estate as an investment and wealth builder for me.

Paying your builder to install cheap carpet you're already planning to rip out, and paint the walls a boring neutral you're already planning to paint over? If your builder can't do it the way you want it for a reasonable price, cut those bits out of the contract entirely and don't have your builder waste your money doing stuff that isn't what you want.

Pay for a better, thicker pad and leave the level 1 or 2 carpet. However, if you don’t like the aesthetic of the carpet options, you’ll get it for a better deal after closing with a general contractor. It’s super easy to rip it out and replace it within a day and they can get wholesale prices. My husband and I had Empire flooring come out to show us samples. We fell in love with a certain carpet and got all of its information and then sent it to our contractor. They were able to find the carpet and install it for $1000 less.

Diana, It is more about getting the upgrades now that would be hard to change in the future. Invest in those things that would be very expensive to do in the future after everything else is in place.
