This a good video with good advice, with one exception. I have lived in Alaska for 27 years. I have worked and traveled throughout the state. There are wonderful places to live in Alaska. However, the absolute worst place to live in Alaska is in the Matanuska-Susitna Borough. In the Wasilla-Big Lake area there are roving gangs of meth heads and crack heads who not only break in and clean out the content of houses, often when people are at work or gone for a few days. These gangs will rip the copper plumbing right out of the walls. When they get caught, they are usually let off with light sentences since the Alaska Court System has gotten "woke". The other downside of the Matanuska-Susitna Borough is the extremely corrupt Borough government. If you are still interested in this hell hole, talk to some residents. Many residents of the Borough will tell you about the two issues I have raised. If you don't mind rain, southeast Alaska is a great place. If you don't mind the cold and a long winter, Fairbanks is a great place. The Kenai Peninsula is way better than the Mat-Su Borough and the best place there is Homer, a wonderful place. Remember there are really two Alaska's. Alaska on the road system where you can drive places even though the distances are often far and, in the winter, the roads can be challenging and Alaska off the road system where you access to and from your village or your very remote cabin is by airplane or by boat. If you are not an Alaska Native person, you will very likely find life in a predominantly native community far different from anything you have ever encountered. The smaller the village the harder life will be there for you. Bush teachers in small villages usually last a year or two. The big off the road system communities like Barrow, Bethel, and Nome can be great. People are very friendly. However, don't move there without a job unless you are independently well off. Life in those communities is very expensive. There are quirky things there you've never thought of living in the United States like having your water delivered because there is no water system, having to level your house every few years because it is on piling on permafrost, or paying huge shipping bills for items you may need that aren't available in the community like air freighting a car to you. If you decide to move to Alaska, you'll either love it or hate it but you'll enjoy the adventure.

I know it can be done sight unseen but I am just not experienced enough. When I first walked the property I am on now, I knew just driving up the driveway that I was buying this cabin! It's that feeling you don't get to experience often! Driving to a property, I already purchased (and never seen) for the first time would be nerve racking to me! What i have found is the best properties are the one were people have lived on them for a long time not raw land. the best land was brought up a long time ago and the scrapes where what is left so if you have to rebuild an old home or tare it down you will be better of. don't let ugly buildings and trash scare you away stop look around see what you can see and what the property would look like with it gone and what it can be.

Just for giggles one day, I looked at property in TN,SC etc. I was actually amazed at what I found! Some very stellar pieces of property and the prices were very affordable. Not so much! 😆 Oh yeah? 00.02 seconds eh? Haha I see ya gave it some real thought lol the reason I'm drawn to the region is the availability of water, in so many ways, many of the properties I've seen have water popping up pretty frequently and the lush green landscapes in those mountains, also there's tons of history in them hills, and who knows what I might stumble on with my metal detector? 😉 Alaska is gorgeous, by far the most beautiful place on earth, but its just so damn expensive to get anything out there, and with the way things are going these days ,I only see it getting tougher!

Ok maybe it was more than .0002 seconds but I wont lie, some of the properties out there are massive and so darn beautiful it had me intrigued. But Alaska has no snakes or poisonous spiders so it won 🤣 And it is expensive for sure. I think it keeps you minimalistic too. You just make do and sometimes its just good enough. Makes you appreciate things you do buy. I am anxious to go searching around to! Going to buy a metal detector and who knows what small abandoned prospector camp I could run into out here. Might even find Hoffa! 😁

So who knows what ya might turn up, I would check the river & stream banks ,just be careful because rumor has it that mountain lions and grizzlies frequent those areas as well, its said that they like to have a drink every now and again,...who woulda thunk it? They must be part Irish 🍺😆☘ No March pun intended lol I figure down there in those Appalachians I'm just bound to find at least a few civil war items and maybe even some Revolutionary items? It's one of the lures to metal detecting, ya just never know..

Another great video young lady.... Thank you for all the information.... Love the wildlife.... However if I can make an opservation.... There are a lot of nuts that watch KZitem.... And even though you are a smart lady who is very capable of taking care of yourself please don't give to much of your personal information out ( like your location )... I actually just watched a KZitemr who had a person from another country send him mail to his home address and not his P. O. Box... ( He told everyone the country, county, on his channel and then by accedent he showed his road sign one day and the woman caught it... Google earthed it and got his address and then looked up the address and got his full name...) He just cancelled his channel because she started calling him... Scary.... Please be safe... I personally want you around for a long time... Love the videos that you do! And your puppy keni... Oh and your little pet squirrels! :-)

If a person is making money on KZitem, then normally create an LLC. In creating the LLC, they have to put down where the business is located. The benefit of an area where Alone is located, if you can get there and your intent is stocking, the person better be careful because Alaska is full of stories of people going missing and never found. 😉

But its the one that doesn’t comment 🤨 I never mention my name or exact location for that reason. I know people are curious just because well …… its Alaska! My cabin will be like Fort Knox soon. Cameras, sensors, machine gun turrets and even that pesky squirrel! Stalking me out here would be hilarious because they cant hide from the bears or moose! Thank you for the shout out. Another thing people need to consider are mosquitoes. Some areas don't have any, 15 minutes away, you can't be outside in the summer. I bought my first 5 acres at my cabin from the state. Their online auction is only open to state residents. I believe their "over the counter" sales is open to everyone. Also, most municipalities regularly sell land. I bought my second 5 acres from the MatSu borough. Another item to consider is weather. Winter temperatures, snow amounts, rain amounts, wind, etc. Good video! 👍

@@jason3211 Alaska is weird when it comes to mosquitoes. There are places where they are real bad and other places where there are just a few. I've seen bad places and then go 1/2 mile or a mile away and have almost none. Obviously, in the cities and on mountain tops there are going to be a lot less. Everywhere else just depends.

I bought my land "for sale by owner", its 9 acres 25 miles north of fairbanks. FYI any land you buy should be " south sloping" so you get good quality sunshine. We are off the grid and use solar mostly on sunny days and generator during the long dark days.

I know that many of my fellow Alaskans would prefer I was not giving advice on how to move to Alaska. Even I still am considered a “newbie” and I get it. Alaska is beautiful but unforgiving. The logistics to just move up here is nothing like moving in the lower 48. I think my videos may be more of a deterrent to some just because of how difficult it is. Even some die hard Alaskan wannabe’s have come here and left after the first winter. It’s more the ongoing saying here that until you have been here at least 3-6 winters you are not serious. Maybe for some people I am helping them on the journey to come up here anyway and to others I hope they just are entertained by the video 😁 So when do you plan on moving up to Alaska? 😁

My first property purchase was by way of the Over-the-counter program through the State. It was off the Parks Highway north of Healy. I did all the Google Earth and DNR stuff. I even talked to the letter carrier who covered the area. But I never set foot on it before buying it. Big mistake. Like you, when Lone Moose and I went to check it out, I couldn't even get to it because of the flooding. The property I was looking at was on Kobe Rd and Kobe Rd. Yes same name. I think it was 60 acres and previous owners had cleared about 20 acres for farming. There was no structures there so I would have had a cabin exactly like the one you bought delivered there. It was nice because of the cleared land and still had a bunch of treed acreage. I still remember how I felt when the realtor said he would not accept my offer until I came to see it. 🤨

We bought property through the over the counter as well in June Creek. We went and scouted it and even found the survey markers. Then we did a small section of muskeg clearing and decided it was good ground. Access is difficult but hopefully we can change that with some culverts and such. We start building this summer. 😍

With the way things are getting worse and worse in this world, it doesn't sound like a bad idea to live like this! Maybe not Alaska, but definitely an off the grid property in a rural or remote location and be totally self sufficient would be pretty awesome!

Always good to hear from you John! Wow my video was so good I even convinced someone who already owns two properties in Alaska to move to Alaska!! Did you hear that EVERYONE!! 🤣 I have seen some people get some real jems from buying site unseen but more that didn’t! You just have to know how to do it! I use an editing software called Shotcut. It’s free but only works on a computer. Luckily there are a TON of videos on KZitem that have taught me how to use it! Otherwise I would just be starring at the screen having no idea where to even start!

I am a retired real estate broker. 20 years in Las Vegas Nevada and five in Salt Lake City Utah. It may be different in Alaska, but we would split commissions as buyers agents and sellers agents. So you could search all the listings available in the area for a client And if your listings did not fit their needs you could show them all the listings that met their criteria. And share your knowledge of the market to get them the best deal for their needs

It works that way in Alaska as well. I think I am more the type that will do most of the work I can and then get a professional involved. When I purchased my house in Colorado, I pretty much asked the realtor to show my places I sent her. She told me I did her job but I couldn't do any of the process after I found the place! RESPECT to you for doing that job for 25 years! :-)

As an Alaskan Realtor, we can look at everything Zillow shows plus we know more details on the properties. The way the market works, we do partner with other agents too.

I've warned a couple of people about it and helped them not make a regretable mistake, which I found out after they got here. Another consideration is the heat source. Some areas have no trees so wood heat is not an option. Much to consider when moving to Alaska 😉 Blessings to you 🙏🙏

Your so correct. It's very expensive to live in Alaska.. Depending on where you are in Alaska you'll be paying double, triple or higher for fuel, home needs, milk, eggs, etc. No more homesteading. That ended in 1986 I believe. My Cousin just packed up from Texas to Alaska in the late 70's & got his spot but had to get a degree & a great paying job so he could stay. It's not a place for your average middle income family or couple such as my Wife & I. I hear Pueblo Co is the cheapest place to retire or live now days & it's beautiful. However, buying now is the wrong move because of the Fed raising interest rates, cost of living, etc.

I have been through Pueblo Colorado (my old home state before Alaska) and it is a nice place BUT it's not perfect. I believe it has the highest crime rate in Colorado but I haven't looked at that for a few years. When I drove through it to go camping and fishing, it was a nice place to stop! Yeah the homesteading act ended in the mid 80's and to be honest I am glad it did. The beauty of Alaska is there is not a lot of people here. As for expensive, absolutely. For me, Colorado was expensive already so I notice the prices being about what I had always paid (groceries) but I also have to factor in the gas it takes me to get to the grocery store! For me, where I live, there are no property taxes, building codes or HOA's so my expenses are somewhat low. It's definitely not normal Alaska living especially if you live in the big cities. But I also don't have all of the conveniences of cities so that could be why living in Alaska is not so expensive for me. 😉🧡

Well I wont fib here. Night time is when most of the predators come out. I do hear wolves and coyotes and “something” walking the tree line that I cant see but I can hear it! I have climbed on my roof at night to watch the Northern lights. I wouldn’t say scared but cautious is more like it. Kenai and I have heard noises that have made us both just stop and stare and then look at each other basically saying “Did you hear that?” I have yet to go to bed terrified though. The cabin is a sturdy defense. Thank you! :-)

I just couldn’t resist the Attenborough bit! You really should check out those other channels if you can. The channels I mentioned I watch religiously! They have all taught me something. As far as employment and the usual Indeed, Monster etc there is one called Coolworks. That covers all states too. It’s mostly seasonal work but they have many year round jobs posted as well. Also Alaska gov has a section. I have seen some really nice jobs listed there. Some are work from home. But its been awhile since I have been on there! Thank you for always commenting too Ashley! I have a couple of years to figure it out, but it's always good to be in the loop with the ever changing job market. I have had the same job for almost 30 years so that's probably why it is something I think about alot when it comes to relocating.

In that case Indeed, Simply Hired and Monster will have a huge number of listing for Alaska or any state! Same job for 30 years wow! That’s almost unheard of anymore but so cool! It’s a big deal to leave a job and to find a job. Where I am located, if I lose my job, I will only have KZitem and its not paying a lot. But there really is no place else for me to apply unless I can find another job that lets me work from home again.

Me and my son would book a EDUCATIONAL RESERVATION to visit the old times .yes we understand that we have to make are own food and fetch are own firewood and that's the fun of it . Wow this video is chocked full of great information. When we were thinking of moving to Alaska we actually took a vacation spent two weeks driving around Alaska figuring out if and were we wanted to settle down. We chose centrally located and lots of job opportunities. Alto now I wish we would have gone a little more remote.haha Thank you for the shout out it is very appreciated. I think you did it correctly though! Two weeks driving around is like the best way you could do it! Take your time and get to see a lot of great spots! It had to be a tough decision. I would also add that if the listing says "Great Moose habitat" that is a good sign that most of the property is wetlands LOL.....My area here on the Kenai peninsula has lots of great land, but also lots of wetlands ;) err....moose habitat I mean ;)

People who have never lived up there might find it hard to conceive how much land is a seasonal wetland. Even using topography it is hard to interpret how the hydrology of permafrost and muskeg works. This leads to other issues like mosquitos and no-seemums that are worse near wetlands. It affects your land usage, as well. The water quality is important because previous land usage can contaminate water. One of the bombing ranges that I worked on for 2 summers had a contaminated well because of a fuel tank that leaked. Years later, even with multiple filtration systems, we had water that if you let a glass sit for a few hours a petroleum sheen would become visible. Kool-aid mix was our friend at Blair Lake.

Kool aid mix! 🤣I haven’t had kool aid for decades! How was that petroleum grape mix? Muskeg was my biggest concern when looking at property. Even the 350 acres I was looking at was 60% muskeg! And most of Alaska is muskeg or wet. Some of the property you could just see the veins in the landscape where the runoff would run every year! I visited my property for the first time in June. No mosquitoes. But I could have missed mosquito season. This year will be the true test!

Yeah I figured I would have to circle my property at least once a day by snow machine or ATV just to make sure nobody was on my property! It was just too much property! And too close to the city!

@@AloneinRemoteAlaska I worked as the head of security for an auto auction with that much property and it was hard to manage, even with a 24/7 security team. I worked a summer on a horse farm with 200 acres and it was a work out .

I did live in the Northwest Arctic for a three years (Kotzebue area). I started this channel, and put a couple videos on it, prior to my time in the Arctic. That said, during my time in the Arctic is when I started posting videos regularly. I just felt like I needed to share some of the awesome experiences I had on a daily basis. The Arctic is magical. In Alaska I have seen multi million dollar cabins with no acreage and shacks that need to renovated with many acres for 20K. Just depends on where you want to live in Alaska! A price range to meet any ones budget! Thank you so much Doug! :-)

As for homesteading I did have a homestead back in the 70's but alas I gave it up due to my dad saying if I didn't come back to S.Dakota he would sell. I usually keep a spreadsheet that tracks names and locations and for some reason your location was blank! Yes only you 🤨 I had to watch a couple videos to find out. @@AloneinRemoteAlaska I am the gateway to the Kenai , spend a lot of time there and I like it just not where I want to settle. Tracking me! Free spirit Jim for a reason LOL. Will find my semi remote property this summer, I still want to be able to drive to it. Off grid is ok as I did an off grid cabin in Missouri, complete with air conditioning. Wish I had taken videos of it and youtubed it, I would be rich by now LOL.

You finding a place will surely happen. I’m guessing that you are looking for property with a structure on it? I started tracking recently just for this video LOL!! :-) Had to make sure I got all the channels I wanted to mention in the right place. Off-grid with air conditioning!? Like a regular air conditioner or a window unit? I think if my cabin ever got too hot I could open the door to the root cellar for a spell.

@@AloneinRemoteAlaska @Alone in Remote Alaska Window unit, its gets really hot in Mo. in the summer time. Yep want one with a cabin already on it and then maybe build another one. Working by yourself takes a long time to build something.

LMAO on the will signing .Excellent info, I have looked at so much property that looked great in the listing and find out there is a shi& hole `100 ft away, there is no scrap metal market here to get rid of junk cars. You have to pay to get rid of them. DO NOT BUY Sight Unseen.! I saw a place on Hatcher Pass that was a bargain but passed then when I got here there was a house next to it maybe 100 ft away. Even though I have been here for a little while I am still looking for the remote property. One more thing watch out for squatters, I found a place I was looking for just a mile from Mitchells in Alaska , came time to close and the squatter was still in it and it can take a long time to legally get them out. Still looking for my remote property . Great info.

Hey Jim! I didn’t think anyone would catch the will signing part! But like you said that’s your first aid/trauma kit right? 🤣Funny you mention squatters. The MAIN reason I didn’t want to buy a cabin and leave it unattended was for that reason right there! Wasn’t anyone going to be living in my cabin but me! And I’m so remote that nobody would ever even know until I flew out there to check up on it! Check out Google Earth and you wont have to waste a trip! It will show you how close your neighbors are! I cant even tell you how many properties I crossed off the list because of Google Earth! 😁

Before I moved to Alaska I was always watching Tim Pool and he posts like 10 videos a day! Glad I could take you away from the chaos for a bit at least! Hey wait a sec….. I am “kind of” successful!
