My home has a gas lantern on the porch, gas heating, gas stove and gas water heater and my bill has never been over $70 a month even in the coldest months when the heater was running

If you live in dangerous area, fire, tornado and flood. Build a circular tower home out of steel and concrete. House will last, takes less material for same floor space. Curved walls feel more natural. So many benefits.

How about instead of making the house as expensive as possible you make it livable and affordable off of 2 peoples wages

How right you are. I'm astounded at how nasty anything with an 8' ceiling is. And yes, charming details are paramount! Transoms will save a fortune on your hydro bill too.

My hydro bill? BTW, they are called transom lights, not just transoms. The transom is the location, such as the ceiling.

When I was growing up our transoms could be opened for air circulation. Every room had one. No one used AC in those days.@@joshf-o6696

I am trying to get to a stage in my life in which i can build homes. I just need to find a good lot and from there try to get good financing, i just don't know many good lenders.

I would like taller ceilings, but I am so glad we got our house before someone converted it to an open floor plan. I do not want my kitchen in my living room/dining room. In fact, I lament the fact that there are no doors to shut off my kitchen completely. Clearly whoever came up with the the open floor plan never had kids. Also, I hate LEDs.

Try high color quality (85 CRI or above) warm light (2700 or 3000K) LEDs. You won't see a difference from incandescent bulbs, but you'll save 90% on your electricity bill.

I didn't like the open kitchen living room in the first house I had that was like that. I guess it grew on me. I'm ok with it but I have no problem with a kitchen off to itself.

Most of my clients with small children prefer the open floor plan because they can see them while they are preparing meals. Everything isn't for everyone, though, and that's okay! Life would be really boring if we all had the exact same home.

Exactly. Open floor plan is dumb unless your house is enormous. You can't cook without cooking vapour, smoke etc, permeating all your curtains, furniture, carpet, etc. It's barbaric.

Covered front porch is taxed like living space in some communities. Open beam front porches look cool and save money.

Skip the gas. Go electric heating, induction cooking, very good insulation and efficiency, and you'll have a house ready for the future.

@@TheRealWayneTurner- old style electric heat used a lot of energy (and so it was expensive). Modern electric heat systems uses heat pumps, which are super efficient. And as a bonus they also provide AC for the summer. Heat pumps are extremely efficient so they are the cheapest way to heat a home. And the federal IRA bill that passed a few years ago provides subsidies for buying heatpumps this decade, making them an even better deal.

@@TheRealWayneTurner- Google gas explosions in neighborhoods. A whole neighborhood was wiped out in MA a couple years ago by a gas pipe infrastructure maintenance mistake that blew up all the houses that had gas piped into them. People died. Get high color quality (CRI>85) warm (2700K) LEDs for nice (and cheap to use) lighting. Get an induction cook top, and a high efficiency heat pump with a well insulated and sealed house for cheap operation and to maximize comfort.
