Kyle. My dad did the same. At first i tried to help, but i couldnt handle the stress and walked away. Noone blames me for that. And the peace it gave me i cannot describe.

Similar situation I walked away and was blamed by my siblings but they are no longer in my life as well which has given me freedom and peace.

How can we save now days with no luxury items except a cell phone. Paid car less than 2,500 debt and yet my rent for our family of four raised this year to $200 more in AZ. We didn’t want to buy for about three years and I just feel that weight of never getting out of the 🎪 circus of this shark renter corporation.

What Jeremy from Martinsburg went through with the stress level staying after having debt, that is so understandable & exactly what happens when you have substantial stress/trauma. Dave and Dr. Delony handled it very wisely. The trauma goes away after a while! Practice peace & gratitude, it'll get better over time.

I USED TOO NOW I DONT.... i was in debt 28k in 2018 after my divorce now 8k was supposed to be out off it by July 2023 but things happen but by February 2024 i will be done with it. So i used stress and get stressed badly now im gonna take for break a weekend away, need one, and hit the debt hard as i can after. bless everyone. u got this guys. i tried so many times to get a loan from the bank and got rejected so many times, crazy. so i can just one debt had 5 credits cards and a loan but now i have just 2 left. 4k in each. been a hell of ride but getting there. bless everyone

The lender is playing the long game. They are gambling on the borrower not remembering or going through the hassle of removing the PMI by having the property re-appraised when there is 5% more equity in the house.

wow i thought i had it bad with my mother going through dementia at 85 and letting the pipes freeze in her house. 48! that's younger than i am now. i don't think i had my life figured out until i WAS ABOUT 48! good thing i still have a liver and a brain, among other organs

It is unfortunate that Kyles’ father acted so immature and put his family, especially Kyle, in this situation so young in life, BUT Kyle has shown so much sense by contacting Dave Ramsey for information and good advice. Kyle has learned one of the best lessons in Life- NEVER BE ASHAMED TO SEEK AND ASK FOR GOOD ADVICE - AFTER ASKING GOD IN PRAYER FOR HIS GUIDANCE! ADVERSITY GROWS CHARACTER!

I didn't see this answer yet but put 15% down and then before your first payment is even do put the extra 5% towards the mortgage and you'll avoid PMI and get a better rate

When I bought my house spring of 2022, rates were 0.25% less at 15% down than 20%. Lender told me it was because it was higher risk without the PMI. I went with the better rate, then once it was sold and under the new servicer, I put down the remaining 5% and had them recast the loan and drop the PMI.

All lenders price the same. Less risk to them with the 15% down. Once you hit 75LTV or put 25% down the rate prices like putting 15% down.

To the guy with the 15 vs 20 percent down question. John was all over it but dave missed it. If you have pmi the bank has much less risk. Just put 19.5% down and then get the pmi off after a month lol

$136k for a DPT degree is crazy! You need to look hard at the debt to income ratio. Consider state schools if you can’t pay for a private school. This is coming from a PT. 😉

Sounds about right 27k last year is worth 14-17k now. Banks were financing 150% of the vaule of cars last year. This is a good example of a huge crisis coming.

There are new lending rules when barrowing to buy a house. Heard about it about 2 weeks ago on a realestate/invester podcast. It costs more to buy a house when putting 20% down (using a conventional loan) than it does when putting less down. They want all banks doing this by the end of spring. Some banks are implementing the practice now!

If Kyle’s Dad was a millionaire I bet all of his family would be fighting to care for him. The old story where an old man begged his kids to visit more than twice a year and they never could. One day they found out dad had a barrel full of gold and they started visiting every day just to find out when he died that the barrel was full of soda caps.

They didn't say the state would be better, they explained that if it is detrimental to the son's well being to take on that responsibility at 19 years old, then maybe it would be better if a third party who is uninvolved emotionally in the family take on the responsibility. And I agree with them.
