I bought a condo in Edmonton for 99,000$. Couldnt be happier. 595$ a month all in for condo fees, electricity and property tax. Cant beat it...

Your summaries are always really good, thanks for this. It does validate what I've been seeing happen since late last year. I'm also hearing that Calgary is following suit with both purchase price and rent climbing. I saw there were a lot of new people moving into AB these days too and demographics drive so much of these numbers. One thing you might want to add in to your analysis is these demographics like population changes, employment rates, etc. Might be interesting to see that along with the pricing breakdowns

First of all, Thank you Trevor for putting these stats together. I was looking for something like this. I want to build a house from scratch through a builder. Right now I rent. Does these stats of buyers/sellers market affect the pricing for custom houses being built in Edmonton? Or does that depend on cost of materials? If, let's say the overall market becomes a buyers market in near future, would that bring down the prices of custom built homes as well?

The whole market is hot air. There's zero construction difference between a $760k house and a $320k house. Same wood, same fixtures, same questionable, rotating door, and generally underexperienced framers and contractors using numbered companies to build entire subdivisions for each other.

I just bought a townhome for 180k fully renovated with carpool etc, fee $140 and my interest rate on 4.7% :P I was looking up to 250 but I am happy enough with what i have now. Lower price, fee and lower propety tax, its like $500 less every month to other houses I compared. The only thing its outside. It doesnt look that that fresh, it need repaint for sure etc, because half of the place is wood and old paint is faded already. But inside is brand new, new floors, baseboards, full new kitchen from the bottom to the top, new bathrooms, 4 bedrooms, patio with stone BBQ etc. IT was a great deal. And there was no big negotiations, that's the price it was listed for.

Depressing. People are still wiling to pay 700k for a 400 sqft bachelor apartment in Toronto, but they are adverse to spending over 500k on 2 story house in Edmonton. Clown world.

Lol, maybe one day my updates won't be so depressing for you. Typically, the people paying 700k for a place in Toronto are not the same people groaning about high prices in Edmonton. Often, they are the ones expecting our prices to go higher in the near future.

@@DD-hj3sj You probably did not buy a new home at the top of one of the oil peaks that was meant to live in. Obviously, if I referred to my families home as a portfolio like you do, we are on two different wave lengths. Pretty much everyone I know who has bought since 2005 is under water. Sorry I do not know anyone who moved here during the Alberta is calling campaign which was designed at the same time as record low property values across Alberta - 2018/2019 was a pretty good bottom. I think you are just a delusional personal who got lucky. Id surely like to view the historicals on these addresses that are doing so well. No condos are up. Only thing really up now is townhomes and duplex's.
