Even though this video was up to date when created, the law has changed on one issued discussed. In another blow to landlords, California lawmakers approved a bill that caps security deposits equal to one month, with exceptions for those who own up to two properties with a total of four units. In those instances, the landlord can ask for two months. This bill is headed to Gov. Gavin Newsom's desk, who must sign or veto by Oct. 14. It would go into effect July 1, 2024. The war against landlords continue!

When you say "up to two properties" is that only rental properties? I mean, if a rental property owner owns a home that would not be consider a fifth unit, correct?

Thank you for this informative video. I belong to California Apartment Association. And a Small mom and pop landlord business with more than four units. Would you be able to comment on whether or not under the new security deposit law in California, AB 12, Whether or not landlords may phrase in the lease agreement that “Tenant will pay first and last month rent plus one month security deposit“? If this could be done, then first months rent would be applied on behalf of Tenant at occupancy and then last month rent, plus one month security deposit will be on the books. This way if Tenant skips out on the last month rent, then we still have that to use, plus one month security deposit for repairs and cleaning. Thank you very much for your comment on this.

Hi Dennis, what if the tenants haven't paid the trash collection bills and I've been forced to pay them because the trash company has included the unpaid fees in my property tax bill as a delinquent charge? Tenants are responsible for paying all utilities and services provided to the premises, per our lease agreement. Can I deduct these fees from the security deposit when they move out? Thank you!

Jeff why can't we as AOA members get some Attroney's on staff to help us tenant matters I know myself I would be willing to pay more for my membership fees we as landlords have so much against us with all these crazy rules that change every minute perhaps if you ask Dennis Block and other qualified attroney's they just might be willing to help us out

They have to request the inspection? I thought we had to offer it and they have the right to turn it down? City of LA RSO owner-occupied duplex. According to the assessors site, I'm AB1482 exempt.

Board of supervisors are twisting the state ordinance with 5 per cent for luxury (rich) and 3 per cent for poor owners descrimination the state ordinance is 5 per cent minimum plus 3 per cent inflation there cutting it in two to twist the state ordinance
