The buyer pays the bank and the loan is in the seller name. Q 1: even though the loan is in the sellers name, can you change the address the mail is forwarded too? Q2: what if the the lender changes hands how are you supposed to be notified of change and redirect the payments?

Jerry you'd earlier said "don't overwrite the cells in green, they hold a formula", but then at 6:18 you wrote in the assignment fee in a green cell. Should that "Assignment Fee" cell not be in green then?

What if the home's value is more than the existing loan? Subto method won't work in that case since the seller would want what the home is worth right? That means for a subto method to work, the home's value can't be more than the existing loan balance correct?

Subto and a seller carry back combined (called a hybrid). Subto the existing loan and seller carry the equity.

As long as the terms are attractive and it cash flows an investor will take over a negative equity loan.

Hi Jerry, for a hybrid that has both subject to+seller financing. Does this mean that you have to do 2 agreements for the same property? An agreement for the equity portion & another agreement for the loan or can you do 1 agreement that has both the subject to terms & seller financing term? Thank you

Hey Jerry! This isn't relevant to the video, but I sent out direct mail to around 100 people in my market all under the probate lead type on propwire and I got back dozens of calls of angry people who say that their relative hasn't died and they haven't inherited the property at all. How do I get accurate leads on propwire without insulting people who i have inaccurate information on?
