As a Newcastle fan, I personally wouldn’t condone, or place unnecessary obstacles next to turnstiles in order to deliberately antagonise the club I love, in order to make a profit from them. That’s just me 🤷🏻♂️

Cash is probably involved, he’s likely worked out a deal between them and to disassociate his name from the land so his buildings don’t suffer repercussions from angry mobs. He’s not stupid, he would have approached the club asking if they were interested first knowing their future plans, instead he’s found another way to extort more money.

Thats completely wrong, private companies are most definitely subject to gdpr and the data protection act. I am a director myself and have to register with the ico and comply with their regulations.

@@TynesideLife private reaidence is a grey area, given the context and proportionality. it depends who owns the cctv, they still have responsibilites to handle the data approriately and only what capture what would resonably be expected of a private residence, as a means of security. Blanket filiming thousands of people in my humble opinion is not proportionate.

That requires government assistance. And I don't mean the Saudi government. We have our own government and they have bigger fish to fry than trying to assist a wealthy football club who can't extend their stadium because its built next to a listed building. This has been a known issue for NUFC for decades and it does not change because the club has been bought out by a murderous terrorist supporting state.

Quite honestly, if I owned that strip of land I would be asking for £10m too. Why shouldn't he? He will likely get a million or two for it in the end, NUFC get to expand the ground and will gain that investment back in a couple of years and everyone is happy. As a footnote, if the owners of the club are so sharp how come they didnt buy it when it was for sale previously? They must have had at least two opportunities in the recent past. All in all 'Investor seeks profit on speculative purchase' is a bit of a non-story.

Yep, 10 or 12 years is usually the timescale for an implied right of access, so the club will definitely have that. Cash should have notified the new owners of such potential conflict when he sold the land (if they didn't know already of course....)

The feasability study will (when it eventually lands) show that it is not financially viable to expand SJP it's throwing money away with no real profit due to potential costings to expand say an additional 6-8000, we must realise that if PIF and NUFC fans wish to progress, compete and push for C League season in season out then one of the biggest avenue's to increase the potential revenue streams ( just to even compete) is to build a new stadium, stay at SJP until the new stadium is ready to move into, to stay at SJP even with a slight increase in capacity will not help It's wasted £, it will hinder us long term. So if people are happy with mid table mediocrity then carry on, just don't start moaning and pi$$ing when we cant compete becuase we cant afford bigger signings, any potential investors could be put off because we cannot give them a return, the writing will be on the wall, we could end up like Leeds or worse. Even if we got naming rights for the current stadium it wouldn't make much of a difference in comparison to a new stadium with naming rights over a period of the likes of Arsenal or Man City, that is a lot of money they can guarentee on season after season, Spurs when they get a deal on there place that will be worth a few £ thats for sure. It is a must if we want to be up there where we think we belong. HWTL.

the reason for the 3 foot fence is you dont need planning, it could still have a covenant on it that is a public right of way or was it sold as a private car park, the council planners will get involved at some point

I'd imagine there'd be covenants for rights of way/access. The other spaces outsode the East Stand can't be used as spaces on a matchday, so there'd be similar covenants for those spaces too (as well as making sure people can fully access the ground).

I wrote to NUFC about the east stand and suggested that they get their engineers to look at a unique solution. My proposal is to build a folding double decker that would stay in the down position except for the few hours on match days. This would allow light onto Leazes Terrace for 90% of the time, and allow for expansion of the stadium capacity. There are many examples of movable roofs etc in stadiums around the world as well as movable pitches at Tottenham and Real Madrid. I am a big Magpies fan, having supported Notts County since 1950. Anyway, good wishes and good luck from Canada.

CP the land it won't be the 1st time that Newcastle City council have COMPULSARY PURCHASED property & land for future developement. This was carried out during the developement of Housing in the walker area around and near Evistone's gardens & Walker rd. The land was then used by a private developement company, to build private housing. Although a sum is paid during the CP acquisition it will not be worth the £10 million being suggested. Robbie Kalbraier is also a director of Tyneside Group Limited (which is a major shareholder to another Newcastle land ownership company, Hidden Space Ltd, with Robbie as director). Tyneside Group Limited are in a negative equity position for their accounts up to 31/12/22 of - £1.56m after having a negative equity of - £992k the year before. His companies don't seem to be in the greatest of health financially speaking - is this a way of him trying to get a pay day and cover his losses? All companies are registered at the same address in Jesmond. This is all publicly available info.

Should check on the land registry to see if their were any restrictive covenants placed on the land when it was sold in April. Possible Muntaz still has a charge / interest in the land despite no longer been the freeholder.

I have walked through that narrow walkway to get to Leazes Park on a few occasions. I had no idea it was owned by Kash not the club. I do think he needs to sell St. James’ Terrace, but in the meanwhile he’s just taking the Mick, winding up the club, getting his 15 minutes of fame. But it is his land and he’s legally allowed to do with it as he pleases.

It's only gonna be any importance to NUFC if they develop the East Stand. As the listed building are just behind then developing the East Stand is almost impossible. Therefore NUFC have no use for this small piece of land and also (as stated in the notice on the ground) they are not responsible for it. So it's not NUFC's problem. The guy (or guys) has just paid £180,000 for 4 parking spaces. It's gonna take him a long time to recoup that for 4 parking spaces. Even in the city centre. Haha...

@@Shybairnsgetnowt1 I didn't mate, far from it. Listed building consent is something I know very little about. Provided NCC's planning application portal is up to date, no planning application has been made for any property on St James Terrace since 2014.

Is that not a risky investment/gamble to make, paying £180,000 for a few car parking spaces just in the hope Newcastle decide to expand at some point in the future. Another thing... the gap between those houses and the stadium looks too narrow to be able to do much of an extension, unless you are thinking that Newcastle would also look to purchase those homes and knock them down? If so, Newcastle will still have to buy up those houses and other land for an inflated cost to be able to expand their stadium.

Newcastle must have known about this small parcel of land for decades,...they could bought it for a few thousand pounds decades ago,...now the choice is simple,...pay up ..🙄

Yes but it was privately owned and wasn't put on the market, but privately purchased. The club might have contacted Kash and said they want to buy it, he might have refused, but either got a better offer or just decided to play silly buggers and sell it to this new owner. The club won't have found out until they either enquired about it with Kash again or got an updated land registry entry (which they can automatically get by registering for an alert with the land registry for any changes).

@Charlieb82 Every club would know who owns the land within half a mile of their stadium especially when thinking of ground improvements/facilities etc...from decades beforehand,..anytime land within that range became available they would want it to be known that they could be interested in it,..if only to be able to value the price of their own ground,...you think decades ahead when it comes to buildings,land purchases/ground extensions ....And especially with new oil rich owners now,this is an issue that should have been sorted long ago,..now I see them having to pay millions for a plot of land they could of got for £100,000 a year ago,...sometimes when you have too much money,you don't think about how much you could lose,whoever bought the land,saw an opportunity and is about to be well rewarded for it...someone in the Newcastle backroom is getting sacked/laid off because of this ...🤔

I was in the work van today and was showing a work colleague the land and the fence panels to tell him this story, as we drove past Cash (sorry is I butchered his name) was walking out the property and I had a conversation with him regarding it all. He was such a lovely guy and gave me more than enough of his time to explain the whole situation. Hope this scum bag doesnt get what he wants out of it all, its pure extortion.

That’s going to cause a lot of bother for the landowner - was it offered to the club? All looks very dubious to me, but you have certainly served him up on a platter, they are doing something under hand for sure, but you have well and truly thrown them in the mire 😮

You have the wrong Robbie, it’s Robbie Kalbraier of Tyneside group who’s got the land. He has a track record of doing stuff like this. He’s operating out of the little building at blue house roundabout at top of town moor!

It’s called smart business well as the fans say we are are the richest club in the world I’d do it Correct me if wrong I’m wrong dose the land the stadium sits on is Owned by the local council you mentioned the feasibility study for the expansion of the stadium yes I’m a Sunderland fan the lad i sit with at stadium of light he was one of head men on the last expansion there was a problem with putting the pylon in the ground was sinking hundreds of thousands of concrete was poured finally it was given the go go-ahead we were sitting at our last home game he mentioned that club were warned about future expansion keep up the good work as a mackem i watch your content it’s good hope things work out

I'm not a Newcastle fan, but if what you allege is true, it shouldn't be allowed to happen. Throw him £200k (so he makes a small profit) as a compulsory purchase and send him on his way.

Top Man Eddy a great piece. Keeping us fans in the loop. This feasibility study seems to be dragging on and on just like the Guehi transfer saga. One hurdle after another seems to be at SJP. Yet other PL clubs don't seem to have a problem

Another incentive to move to a greenfields location where a seventy five thousand state-of-the-art stadium could be built. I've not visited Newcastle, but I remember you mentioning after your pre-season USA trip and seeing the fantastic stadiums there that the facilities at SJ'S P are not to the standard required.

As if the owners of Newcastle United aren't doing the exact same fuc*ing thing. We need the club, Leazes Terrace residents, the Council and other agencies to work together to find a way of increasing revenue through capacity for the club, which also brings revenue into the city and city centre and maintains the unique experience which away supporters so love at our club...... and this sick finds a way to compromise the development. Put her best legal lads on it, Saudis and give this bloke a good kicking. Excellent report, Eddie, and another scoop for you.

I`m not sure local residents of football clubs in general (not NUFC in particular) are bothered about the clubs increasing revenue through increased stadium capacity. Many don`t give two hoots about football and resent having the peace of their weekends interrupted by football fans. I`m not one of them and would love to live adjacent my club`s ground.
