Extremely informative video. Thank you! I'm currently saving up for my first property and trying to really hard to buy something in London. I thought shared ownership was the only way for me to afford something but this video has made think again and do further research on what is out there.

Good vid, I think you should do a video about how to slowly move to a 100% mortgage and away from all of these schemes, example remortgage after 5 yrs once interest free period end etc.

I think Help to Buy can be good when the development is either small and or well designed. Like where I am there are 7 flats from a care home conversion. However I am not too sure about these large office conversions on the fringes of London. A good option if you plan on staying 15 years say. Kier Living for example do some quite bold designs which I think will hold value well. It is also a good option if the area is undergoing regeneration.

Thanks for your comment and your views Danny I actually Houses and small units are definitely the best option if you have to go for help to buy but it really comes down to getting good value as I Still Believe nearly all new builds are overpriced in this current climate but if you can negotiate hard on a good development then then it could be a good investment.

Great video, I have just subscribed, 2 questions to ask. What the minimum amount you have to earn to use the HTB equity loan? how is the affordability calculated

Questions 1 - 5% minimum deposit from you is needed from you. Questions 2. - Each lenders has a different way of working affordability taking into income and expenses as a very general guide no lender I know off will go beyond 4.5 times your income. They all calculate the help to buy loan repayment element differently so best you get proper advice maybe from us :-)

Another great video (liked and subscribed), thanks for all the advice. Filling out the online ‘how much can I borrow’ calculators shows I’d currently get a mortgage of £225k with my income. I intend on buying a 2 bed where I can I can rent the second room earning me an extra £7k a year, will some lenders take the rental income into account on top of my salary and lend me more?

The online calculators out there are not worth anything they simply are not detailed enough when it comes to lending criteria as for taking income from renting rooms unfortunately that's not allowed until you have done so and maybe have 1 or 2 years history and that only with very specific lenders Which are generally not mainstream lenders and could have higher rates

We do recommend solicitors from our panel for different types of transactions but that's normally only accompanied when we are giving the mortgage advice as a standalone deal but if you get in touch and tell me what your looking to do I will not only give you the details but can produce a "from their system.

Have you dealt with the lender Togethet Mortgages before? Their interest rates are extortionate.

Yes I have in fact we are a master broker for them there certainly not a lender if you're looking for good pricing however they can be useful in certain circumstances e.g property types and specialist lending requirements.

My question is whether you have heard about the new 'First Homes' scheme the government is developing for key worker first time buyers who get a minimum 30% discount on their first home. You can get a bigger discount London. They say it may launch from next year or 2022. Have you heard about it? If so can you do a video about its pros and cons. Thanks

I have to be honest I do not know too much about the scheme as of yet the problem is there is almost a new scheme launched every few months but the proof will be in the detail, how would lenders use the discount what will be the affordability rules, will it only be on new build properties I'm really not sure but as soon as I get more information I will try to publish something on it. Hi Isaish I am really not sure but as Translations decrease if you dont have s very large exsting client bank it will get tougher so I wouldn't jump into this sector yet as I believe its going to get very turbulent next few years.

That's a very personal question and very much based on your circumstances and your future plans. The question is can you do something better with the cash right now because interest rates are at an all-time low so can you you make better returns out of that money elsewhere.

To be fair the FCA has been working quite hard with lenders and brokers to better regulate this sector and we have seen massive change for the last few years but agree there used to be some really shady stuff going on in this market.

I presume you're talking about a help to buy ISA. That actually not specifically connected to a mortgage but a savings vehicle a help to buy mortgage is the government backed scheme for new build properties

What if i went for a shared ownership scheme but had cash from previous property and savings to buy 50% outright? That really just leaves me with the rent, admin and insurance fees which wouldn't be much. I then have the option to buy out more of the share at a later time right? The property im looking at is 155,000 for 50 % deposit. Id appreciate a response Edit: mortgage isnt option for me. The sales person did try and convince me about a mortgage though lol

Just a matter of doing your numbers obviously if you can afford to buy a property without a mortgage and taking on debt that seems to be the way to go however mortgages are very cheap so the question to ask is can you put that cash to better use.
