I am currently working with NACA in which I'm now on my SECOND MC! The first one....Chile....that's a KZitem video I will be making! Stay tuned....I now have an MC that is pretty much getting me where I need to be but SLOWLY . 🐌 This has been said many times before, Patience will be your best friend ! I wanted to say so many times "Naw I'm out!!" but while searching and trying to get loans through other programs I crept my butt right on back over to NACA ! and was like" yeah I was just kidding Im all in😂 . I will leave you with....Just PRAY ALOT! Repeat over and over Manifest your home and It will be. God's Blessings🙏🏾

You are so right. Please be organized with your papers. I am almost on step 4. I attended the workshop in March. I have a great mortgage counselor. It's been going good. But you have to be patient. I am hoping to be done in October. I have videos showing you step by step through my process. This is a great video. Great information. 👍🏼❤️

2 years of owning my home through naca mortgage. It was an unforgettably difficult process! Alot of process difficulties depends on your mortgage councilor. You must be ontop of everything and never rest. ***** This does not just fall in your lap. I need my money more than the bank needs it.. so it was worth it for me. It's real. It's not a scam. But you will work hard for it for sure!

I agree 100%. Whoever decides to go the NACA route needs to be on top of their stuff and their MC. If they're not happy with their MC, they can call NACA and request a new one.

This is a great video that provided an honest and complete overview of NACA. Well done! I am currently going through the NACA process. It is a very slow process and you need to stay on top of everything, but it is absolutely worth it. I attended the workshop in August 2021 and by March 2022 I was qualified. My credit was a mess and I had little money saved. My credit is legit GOOD now and I have a growing savings account. The rest of my journey is just the awful housing market with interest rates rising. I keep getting priced out :(. But I will stay the course and the right house will come along when the time is right.

And yes he's most definitely right about Ms. Walker she is the best in my book been doing the program since the end of 2019 but remember covid 19 slowed things down but now as of 3/6/2022 I'm finally waiting on the purchase training program and then hopefully going to the next step . good luck to the NACA member's just have patients , your paper work in tact .

I'm glad I came across this video. Do you have a lot of success stories with NACA in SoCal? Most of the videos I see on KZitem are of NACA success stories in states where the cost of living isn't as high as California.

Absolutely. If the buyers agent can build great rapport with the listing agent AND sell them on the benefits of NACA, it can help get the deal accepted. I won't lie, it's not easy because, unfortunately, the market isn't easy for buyers right now. Yet, NACA deals are still going through. It just may take some time to find the right opportunity.

SOME ppl can't put money to the side WHILE they're paying over $1000 I'm rent already, bills, kids, good etc. If they see the rent I'm already paying, no evictions and great credit... should that be something to work with?

It’s not worth the rate buydown … Naca is only the best loan to acquire the home with no money down option, get the 1% rate reduction in the beginning of the loan & no pmi … but any ($30k) added money to get a lessor payment isn’t the best use of the money on the home for maximum value

I think it depends on HOW much one would pay for the buydown and how long it would take to recoup that money. For example, if I pay $20K to lower my rate by a full point, it might save me $400/mo. It would take me almost 5 years to make that money back. Can I invest that $400/mo and end up with more than $20K in 5 years? Maybe.

@@DietricWilliams maybe , buuuut if you give that same money to the principal of the loan , not only would you reduce the amount of the loan but you could possibly get a recasting of the loan and that would drop your payment down as well . On a permanent bases; not just the typical buy down rate option which only last like 3-4 yrs .. there are alot of factors to think about

For example, on a $500K loan at 6.6% the PITI would be about $3,160. On a loan of $480K, it would be $3,034. You'd save $126/mo. It would take over 13 years just to break even. Plus on the buydown with NACA that stays in place for the life of the loan...it only changes when the buyer refinances.

@@DietricWilliams that should be the ultimate goal , refi out when that option benefits the borrower. But I agree with your analysis. We also didn’t take the condition of the home into the scenario. That money could be used to bring the home into a more update condition where then the buyer just raised the equity and value of said property.

Wait… so Bank of America pays the seller’s closing costs too? I didn’t know this. That’s a huge selling point for the buyer. But I’m assuming that doesn’t include Realtor commissions, correct?

No Income max but you will need to stay within the income limits for area in which the home is in. Also, the NACA mortgage product is not limited to first-time homebuyers. However, NACA members must still adhere to the requirement that they do not own another property when closing on a home purchased with the NACA Mortgage. So as long as you sell your current home before closing on the next you should be okay. I'll confirm with my NACA contact and let you know.

You'll have to put in earnest money (you'll typically get it back) but you can apply it to buying down your interest rate. You'll also have to pay for all your inspections. Not alot of out of pocket money though.

You'd need to get something that documents what you've been paying in rent. Does your mom provide you with any receipts or is there a way that you can show the amounts you've been paying each month? If you're going through NACA, consult with your MC.

@@kofiacheampong8453 okay, here's what I was told, "Yes they are eligible. They will need to provide a living with family letter from their parent and they will have 100% payment shock. Meaning they need to increasing their total assets every month for 6 months, the full amount of the mortgage payment they are trying to qualify for. This is the proof to NACA that they can afford the new payment." Hope that helps.

Good question. I'm not 100% sure but I believe the property has to be purchased under your name rather than an LLC. Try the NACA forums to get a an answer forums.naca.com/?forum=purchase-program. I'll also ask one of the MC's I work with.

I was informed that it's possible to request a new counselor. However, you need a strong reason to change. They'll try to make it work but you'll need to give facts that support your change and be adamant you don't want to work with the MC assigned to you.

It could but there's many factors that could cause that. If the buyer isn't ready, if the purchase is a new build, if the MC isn't responsive, if the agent doesn't know what he/she is doing, if there's a constant back and forth in negotiations, if there are issues with the title. The list could go on and on. Don't look at other people's process, just focus on how to make yours work the best way you can. As I stated in the video, my clients took 32 days...that's typical of a regular sale using a conventional loan. So the process won't be the same for everyone.

I have been trying to figure out how much can a person afford I live in northern Virginia outside of DC. It’s super expensive out here and to get a nice quality home. You have to have something 600 does it depend on how much I make a year? And I am living in a room to rent right now and all I pay is $1000 a month.

NACA will look at how much you pay plus how much you can save. The loan limits will vary by state. I know some agents out your way so please let me know whether you need assistance.

Their going to ask for 2 years tax returns (personal and/or business), 3 months of bank statements, paystubs, voter registration card (you can go online to find yours and save a screenshot of it as a jpg), photo ID, 2 years of W2's, where you lived for the last 2 years. These are probably the most pressing things they request. You should attend a seminar and they will tell you EVERYTHING you need. I believe employment needs to be 24 consecutive months in the same industry and gaps cannot be more than 30 days without a legitimate excuse, eg Covid related.

It depends on the situation. If you both earn really good income, then applying together might be more beneficial. However, if one of you has a home already in their name, then applying together might harm your chances.

Stay on your MC or request a new one it makes all the difference when you have someone who is aggressive and know what they are actually doing ONE MISTAKE can be a huge setback! Trust and Believe!

It’s not the lender that “tacks on PMI” it’s an agency guideline from Fannie and Freddy. The way you say it makes it seem like the lenders aren’t on their side. Otherwise informative video.
